Property Ratings at River Park Apartments
Pros: Any time I've had an issue with my unit, maintenance has been prompt and punctual with remedying the few problems I've had. The maintenance staff is super friendly and willing to chat. The rent is bundled with a competitive internet package that is a better deal than paying for it yourself, and Max streaming service. I've managed to get great speeds for remote work that have no latency issues. The neighborhood is quiet, well-upkept and safe; I feel completely comfortable going for a stroll in the later hours of the day alone. They frequently cut grass, trim bushes, and replant flowers among other grounds keeping, which makes the place feel clean and homey. They even decorate the mail centers and leasing office during the winter holidays! Cons: There are some issues with pests and small bugs, including roaches in the cooler months, but nothing that cannot be fixed by calling pest control (Plus, that's just a Florida thing. Most people I know living in this area deal with similar issues in different complexes.) The appliances are a bit dated, and can sometimes be prone to issues. Washer and dryer rent keeps increasing without replacing the current units with better to-date machines that could be more energy-efficient, cutting costs for tenants. Parking gets a bit tight on late weekends, and there are frequently vehicles obstructing the road just outside the property that can be cumbersome. There is only a single garbage compactor on the property, and garbage tends to pile up on the days where it is emptied, or on busy weekends.
I have been here for a few years .The purpose of this review is to educate Future Residents/New Applicants.I always provide reviews and updates if anything changes. First, lots of insects and little reptiles in your apartment- Roaches - Spiders-Lizards from outside. You have to keep contacting the office for them to send someone to take care of the infected area with lots of insects from the outside. Parking is getting worse because the visitors are taking the Tenants parking during the week and on weekends and it is hard finding parking after 8pm. At night and on weekends there are more cars parked without a Decal ( visitors cars) in the complex apartment than cars with a Decal ( Tenants ). For that reason Tenants have a hard time finding a parking space or they have to park far away from their building. Knocking and entering: Maintenance should be called before entering. Recently I had a maintenance person open the door without knocking. Thanks to the security chain on the inside of my apartment door. He actually was entering the wrong apartment because I did not call them. He said sorry but it's best next time to call and confirm to see if you have the correct apartment. Another recent experience I had was a contractor who was hired by them to do some work in all the apartments, he decided to open the apartment after one knock while I was in the meeting with my team. Thank God I had the chain ON and I had to tell him that is not a good time for him to do the work in my apartment because I'm in the meeting. Extremely High Rent increase For 2022 for the Lease renewal. They will not negotiate the rate. Their reason for increasing the rent so much is " The news shows that -the demand for housing is super high and there’s not enough inventory (housing) to supply". " So their decision to increase the rate of rent is based on the news.With that said, this is an eye opening, and made me think - Long-term, buying is cheaper than renting. This year ( 2022) they increased the rent x4 times more than the previous years. Unfortunately for tenants, there are no rent control laws in Florida. That means that your landlord can raise your rent by as much as they want. There was no improvement in the apartments for 5 years but yet the increase is going up every year. I will provide updates and add more stars, if anything changes.
Stay far away from this place. This has got to be the worst place I have ever lived. First off if you move here, expect to get robbed or at least your car broken into. I was robbed at gunpoint by the pool back in October 2015. They had a ton of security cameras at the pool, but since they are garbage quality, they couldn't even get a good look at the suspects even though they were right next to the cameras. They took our keys and one of the office staff actually try to argue with me about my mailbox being re-keyed because she didn't think they would try every mailbox to find out which one is ours. All she had to do was send a request to the post office. Finally she gave in. Our car (not even a year later) was broken into and hundreds of dollars of stuff was stolen from my car. At our first apartment in this complex, everything was not really put together all that well. Our carpet felt like it was put down with scotch tape, and we never mistreated the carpet or did anything rough to it. The shower had no maintenance or was ever replaced in 25 YEARS. First the soap handle just fell off in the middle of a shower then the tiles started slowly caving into the wall, revealing a ton of mold on the other side that was starting to make me ill. At this point, our apartment was infested with flies, and I mean a ton of flies. Even cockroaches would appear pretty often in this apartment, even breeds of roaches you can only find in pet stores. After months of dealing with the bugs they wouldn't do anything about it besides to send a bug man to spray the outsides of the building. We finally got one to come into our apartment, and all he said was to pour bleach down the sink and left. That didn't solve anything. The complex refused to do anything until we complained about the moldy showers. They moved us into another apartment, a bigger one that was great at first, but we had no idea about the people who live above us. They party non stop, vacuum and blasts loud music till 3 am, so sleep is pretty impossible at this place. Other neighbors around us complain about them quite often as well, but the staff really could care less even though the noise complaints stack up. The idiots above me even flooded my apartment and we had to call emergency maintenance at 2 am. Apparently, this is their second time doing this. Plus, they are starting to show signs that the are dealing drugs.
I've lived at riverpark for 3 years now. I've loved it since the day I moved in. The front office staff is kinda and know you by name. The apartments are spacious and ideal for roommates that want equal living space. I live in a 2/2 with my cousin and we've never fought over equal living space or having enough room. Both rooms have a walk in closet and bathrooms inside the room. The area are clean and the neighborhood is safe. There is always parking and no real issues.
PROS: Safe, Nice pools, decent gym, management was always kind, lots of parking, trash compacter, police security and my favorite is that you have access to a beautiful 7 mile long running trail. CONS: Maintenance was not responsive and very reluctant to fix what you needed but for the price I guess I couldn't expect too much. No valet trash.
These apartments are wonderful ! The grounds are extremely well kept, the club house with the gym and laundry facilities are easily accessible, clean, and useful! They also have lovely pools and different sports courts with free access. Maintenance people are timely and helpful ! This is an overall great place to live !
Apartments are good for the price. Big living room and walk in closets. Maintenance fixes problems promptly. Only issues have been dealing with office staff.
My current apartment overlooks Blanchard Park Trail! It is very spacious and has lots of windows, which really lightens the place up. On the other hand, the previous tenant of this apartment had multiple animals, of which had fleas. The complex replaced the carpet before I moved in but, unfortunately, did not remove the fleas. River Park Management is very friendly, and fixed the problem almost immediately. In addition to the friendly management, this complex has awesome amenities, such as free canoe rentals, two pools, two jacuzzis, and two tennis courts. The buildings are dated, but still well kept. That being said, a good pressure washing is still definitely needed. A few major things, such as light fixtures and the air conditioning, have been tended to by maintenance multiple times and are still not working properly. All in all, there definitely are a few things to complain about, but there are many more things to be happy about when it comes to River Park!
This apartment complex in some ways is perfect for college students as it is very close to UCF. It is also right off University Blvd so it is close to a whole strip of restaurants and hangouts. The problem is it is waaaay over priced. My roommate and I pay well over a grand a month to live in an apartment that does not have lights, ceiling fans in the bedroom, washer/dryer or a microwave oven. I mean how crazy is that?! No lights?! That is such a basic thing to not provide they might as well have not included carpet and wallpaper as well. In addition, the lack of ceiling fans in the bedroom drives me crazy. I mean this is Florida and it's summer time! Sleeping in a room with no ceiling fan can sometimes feel like the AC is set to "fire and brimstone". If you decide to live here I suggest you don't have lights or fans installed. In the contract it is stated that if perminant fixtures are installed that you must leave them behind when you move out for the next renter's use. Just do as I did, buy a cheap floor fan and a lamp with bright lightbulbs, otherwise your just giving your property away.
