Worst Place Ever ! Wish I could rate it no stars. Terrible place all around, management, maintenance .. EVERYTHING. They’re rude and not helpful, we had a ton of problems from the start. Save yourselves and avoid this place at all costs !

The leasing office doesn’t respond to emails and the maintenance workers NEVER come! I put in a maintenance request to get my blinds fixed in June of 2021 and didn’t hear a response back until nearly October 2021, despite putting in multiple requests throughout the months. The staff themselves are very nice, but lack professionalism and communication skills. The amount of problems I’ve had living here are too many to count on one hand, I’m so excited to leave. These apartments are way overpriced for giving residents the bare minimum.

River Place has no active security in place. If something happens you will be brushed off and treated like you’re a burden to their free time. None of the security cameras are utilized even though they are aimed directly at the locations crimes take place and clearly record everything. Cars are broken into and robbed on a weekly basis. Securities response, “you shouldn’t park there”. Packages are stolen daily. Securities response is to hang a sign that says cameras are monitoring. Security will NOT check cameras and investigate crimes. They have taken down resident letters hung on walls above where packages are stolen. If you are looking for somewhere in Detroit to live where security makes you feel supported and takes active measures, look elsewhere.
I’ve been living here for a little over a year now and honestly can’t complain about one thing. Management has been very friendly and professional. My neighbors have been extremely helpful and outgoing. The property itself is beautiful and very clean.

This place should not be marketed as a "luxury apartment" at all. The building and neighborhood is very charming, but the apartments have many issues. I lived in two different brownstone units over a 2 year period, and both were riddled with maintenance issues. These concerns were always met with reluctance and slow reaction time from management and maintenance teams. We ended up relocating out of our first unit into a different unit due to a seemingly never ending string of leaks in the ceiling. Every time they fixed one leak, another one would sprout, it was like they did not know what they were doing when fixing them. Also, in our first unit we noted a broken window hinge in our move-in checklist and notified the managers about it, and after over a year, the window was still not repaired. Both units were insanely HOT, year round, to the point of having to have windows open in the middle of the winter just to not be burning hot. The air conditioning was also pretty sub-par, it would run on high nonstop, but the unit was always 74 degrees or higher. After awhile, we complained and complained to the managers about our unit, and they finally offered to let us move into a new unit, promising that "this type of thing does not happen in all of our units, we assure you." The second unit seemed okay, until about 4 months in, when we began experiencing more uncontrollable leaks. We had enough when there was a full 1 month period of some sort of maintenance personnel in our unit each and every day. We had drywall guys, painters, plumbers, carpet guys all in and out of our unit and we were tired of living in a construction zone. When we asked for a rent reduction, the management refused, and said there was nothing wrong with our unit, and that we were already receiving a price below market value. We finally had enough of it and pushed really hard to get them to let us out of our lease early. If the building was properly maintained and did not have such bad infrastructure issues with plumbing and HVAC, we would probably still live here.
The "free air and heat" is a joke the apartment will be a constant 80 in the summer and winter... if you're cool with that, awesome! Also the parking structure is so unorganized, they rent out almost the entire structure to quicken loans and you will have to park on the 6th floor, not to mention the elevators are constantly down in the garage yet you aren't "allowed to walk to ramp" the insanely rude security guards will literally chase you! Spend your money elsewhere
Great location and the grounds are kept up very nicely by the grounds crew. Security people are also very nice. Where this place fails is the leasing and management staff. Replace them and you are back at a four star location. FYI Review below with the 5-star rating is written by the management staff.
This Lovely Place puts you right in the middle of some of the best places in Downtown Detroit right at the beautiful River Walk and Diamond Jack steps away from Chene Park; Deqinder Cut; Andrews on the corner; and They Say; Steve's Soul Food restaurant's. At River Place these Apartment's Brownstone's and lofts are so spacious just having an attached gym,very convenient and the lightning is remarkable very secure just to be so close those places is very convenient perfect place for me.
I have an amazing view of the Detroit River and the city skyline from my 6th floor apartment just a mile away from the General Motors Renaissance Center. We live on top of a monitored parking structure which makes parking very convenient. The apartment itself could be updated with hardwood floors and granite counter tops but all in all it is a great price for the location and the view.
I took my time to research apartments and I am so happy with my decision to live here. The River Walk is my backyard (awesome)! My apartment is so spacious with floor to ceiling windows it has a loft like feel especially with the exposed beams in the ceilings. I would have preferred hard wood floors but the carpet is nice and plush. This is probably the quietest apartment I have ever lived in as far as hearing neighbor noise. The kitchen is small but has lots of cabinets. My apartment did not come with a microwave. I am close to downtown and all the major freeways. There is a laundry room on every floor with ample washers and dryers (and they all work). Being single the secured entrance is an great safety feature. This place is wonderful, I call it home!
