River Ranch

I recently moved into River Ranch. The office staff were all so friendly and helpful. They made the process so easy. I have wonderfully quiet neighbors. I was hesitant about moving into an apartment community for this reason, but I’ve been pleasantly surprised by the level of peace and comfort here. I would definitely recommend.

River Ranch Apartments is an exceptional place to call home. From the moment I stepped foot onto the property, I was met with unparalleled warmth and professionalism from the staff. Great place. Staff are wonderful and very helpful. Work orders are fixed very quickly, next day if not same day normally. Rooms are very spacious. The internet can be spotty at times, and the Pavlov tech support is typically clueless at best, but other than that, great place. Great for college students and adults alike.

Well for starters we were able to catch a deal that lowered our rent a good amount but other that the apartments are really nice and the maintenance is always there within a day or two. No waiting weeks to a month just to have something fixed. Office staff are really nice and help out whenever they can. Overall my stay here so far has been great!

River Ranch Apartment is calm, cool with serene environment that happens to be the best in San Anjelo TX. The Apts are well arranged for easy location. It's packed with every amenities that one need for a better living. I see River Ranch Apartment as a home from home. Love it.

I have lived at River Ranch twice now and can definitely say it’s one of the best apartments in town. You get way more than what you pay for here! The amenities are awesome, they take care of their property, maintenece is so so helpful, and the staff is excellent. A great place to live!

I love River Ranch! As an ASU student, River Ranch is the best place to be. It is a short drive away from campus. They are great apartments at an affordable price. My roommates and I have loved living here and are planning to renew.

Ariel made move in really easy. I love how dog friendly this property is.

This is a great place to live. I have lived here for about 2 years now and they have only improved since being here. They have people come out and keep up with the grounds work often so it always looks nice. It is also close to ASU, Walmart, and for me work. I really love the little hangout area, where my friends and I can play pool or poker. Also during the summertime a nice saltwater pool is AMAZING and refreshing. I am sad that I am moving to Houston, but the stay here at RR has been amazing. ??

I've lived there a,long time . The old apt manager was great, Deb This guy Presley is never there, none of the staff has any answers so they have to ask the manager. You pay for the security gate that never works. I was out of heat a few days and got little space heaters that jacked up my electric bill,not one word from the manager. I would rather live in my car than to live there again. Will tell everyone I know. .Need to bring back Deb.

Im on my first month on this apartment. And i live on the first floor. My neighbors upstairs are worse than wild safari animals. Theirs steps are heavy. They do laundry at night. Kids running and yelling after 10 pm. Leasing office was informed and i was given three options: find a replacement to assume my lease, pay for the entire year or 11 months remaining, or pay two months plus 1500 hundred dollars. All of this because my neighbors are uncivilized humans with no regard to neighbors, who does not know anything about respect to other people’s lives. Im very upset as im writing this. So pardon for my language.

My roommates and I all had bad experiences here. I was looking for an apartment that cared more about their tenants instead of money and I was greatly disappointed. There are better options for students in San Angelo. Don't just settle. Look around and read reviews.

These are the worst managed apartments I have ever lived in. On the outside the apartments look great and the amenities look wonderful, but once you move in, you realize that any issue you have will never be taken care of by management. Any messes or breaks will never be fixed. For example, someone broke an egg on the stairs leading to the top floor apartments at my building and management never cleaned it. It smelled terrible for weeks and you can still see the stain from the egg. Management and Maintenance has come freely into my apartment on several different occasion without my knowledge or consent. A definite invasion of property. I hate these apartments, my neighbors hate these apartments. I have met very few people that are happy with management at these apartments. Most people move out after one lease term. The turn over for residents is huge! Move in at your own discretion.

As a student from Angelo State University, I like the location of the apartments from the university. It is only a couple miles away from ASU, and is put in a beautiful area. I am also in the military and have found these apartments to be within my price range and just right for my income. However, I do believe there should be a discount for military members. These apartments are quiet for the most part throughout the year. They sometimes get very loud during the summer months, when the pool is open due to the young adults partying and drinking. There needs to be lighting put in the middle of the complex by the basketball court. A dog park would also be nice. A lot of owners enjoy playing with their dogs outside frequently. You can hear people's conversations through the wall and I keep my headphones in when it gets too loud. Other than that, the upkeep of the apartments has always been good, and work orders are done in a swift manner. I have been here over a year and renewed my lease to stay for another year! The best commodities are the laundry unit, gym, pool, tanning beds and game room. I also enjoy that it is a gated community. Overall, the staff is great and the owner is a sweetheart.

The staff member to look for when needing help here at river ranch is Bailey, she knows what she is talking about when it comes to the complex and she really cares about her residents. A few problems that i personally have with the place is that my room was not cleaned up properly when I moved in and the drain in my bathtub was clogged. You can hear your neighbors upstairs way too well and people just don't seem to care. There is only one dumpster on site, but luckily for me i live close to it, but it's an inconvenience to others, the gates did not work for over half the time I lived there and i just wish they could have worked harder on getting them to work so that we could all feel safer.

I signed a lease with this complex when it was owned by the Grove, but ownership changed the second month I was there. The facilities are pretty nice and having an in-unit washer / dryer is fantastic, but it's not worth the headache. Maintenance is very friendly as people, but whomever is calling the shots above them is doing a poor job. It once took three days to fix our air conditioning (in the summer!) and the dryer was broken for three week. Since everyone has their own machines, there was no laundry facility and my roommate had to do our laundry on base. Management did not compensate us for this, despite a functioning dryer being included in the rent. The office is worse. Some people from the Grove are left over, but River Ranch has driven a lot of them out and replaced them. They don't communicate well with the residents and found a way to charge us for every little thing when we moved out. I've heard other horror stories from school friends who still live there (including scorpions consistently getting in!) River Ranch management is dishonest and generally untrustworthy. They won't make an effort to help you and find excuses to charge you for anything and everything.

Both of my daughters unfortunately lived there temporarily while attending ASU, as there are not a whole lot of other options. Have had ALL kinds of problems from AWFUL roommates being assigned, to maintenance people coming in whenever they want to without any notice or even knocking, internet never working, being charged for utilities EVERY month when utilities are supposed to be included, BIG problems with management only charging one roommate out of three for all damages to apartment, not crediting deposits, etc.

This apartment management is horrible, hard to reach and selective on who they charge for move outs.

I lived at the grove which turned into River Ranch. The apartment is a great price and comes fully furnished and is the ideal place for a student. In my experience it was more of a problem to live there. I should of just paid more at a different apartment then dealing with management. For example when I first moved in they gave me the wrong key for my mail box. Then told me that I had to go in the office to get the correct key to check my mail. Management is hard to get in contact with. Also when I was able to get in contact with they were not helpful and very rude. I could not move out fast enough.

Really great place to be, very good and easy to talk to staff that are helpful. Great prices and affordable rates, allow pets and are very accommodating and overall a great place to live. Close to the ASU campus for college students and many amenities to enjoy!

I moved into this apartment complex before the new management took over and it was called the Grove. It was a bad complex then and it's a bad complex now. They will charge you a ridiculous fee for everything. One employee told me while in the office this past week that they aren't moving anyone in for two weeks because they "had ALOT of people move out (the emphasis on the sentence was alot)" and I know this to be true. With a lack of customer service, dirty facilities and stairwells, and overage charges for everything, it's no wonder they can't keep residents! I found a scorpion in my living room and after visiting the office twice, I was essentially told to find someone to spray my apartment for bugs on my own penny. My first year at the apartment I was allowed to waive any late fees on my rent until my financial aid went through and then I paid my rent in full. Last week I was told they no longer do this and I owed them $400 due in three days without any warning or emails regarding the change in policy. There is trash and cigarette buds littering the entire stairwell to my apartment. I've asked to have them cleaned before but of course "it will get done in the coming weeks" supposedly. The whole place is disgusting. Everyone in the office is recently hired and has no answers and no interest in helping you. They reply with a comment they read from a training book probably a week ago and you will always leave more frustrated than when you walked in that day. If you want an apartment complex that has absolutely no customer service, lack of flexible office hours, dirty facilities, extra charges for breathing too much air, a really bad gym, and no sympathy for any of its residents in their requests or needs, please move into River Ranch. You will be miserable. They will not care. You will move out as soon as possible. It happens to everyone. I'm currently in the moving out as soon as possible stage. Wish me luck. They will probably charge me a fee for moving boxes from my apartment to my car or taking too many steps when coming down the stairs, or something ridiculous. It's the one thing they are good at.

When these apartments were owned by different management and called the grove they were the ideal place for college living, since the apartment came furnished and had all of the necessary appliances including a laundry room. As well as each rooms rent had nothing to do with the others. Now it's owned by new management, they renamed it river ranch. They have changed so much about the place, personally I think it's going to be less of a place for college students and become more of a perminate place since they don't really want to rent out each room separately anymore and have the whole unit as one price, you can also now have the apt unfurnished for around $200 less. They have also started to have a more stricked pet policy when it comes to how people "let their animals out" overall I've been happy with my stay here at the newly named river ranch and I think that the steps they are taking are going in a forward way. The management team here is really nice and super personable, they also work well with any issues that you may have.

This apartment complex is a great value for the money. Utilities are included, including internet and cable. There are washers and dryers in each apartment. The kitchen is decked out with all appliances. The extra amenities such as pool, volleyball court and fire pit are very nice and well kept. The only complaint I have is the amount of trash on the lawn and not all dog owners pick up after their dogs. The management will work with you and work on problems in a timely manner. The location can't be beat, close to the college and all major streets. Overall, with the amount of rent that I pay, the GROVE is a good apartment complex worth checking out.

The Grove Apt. Is a great place in San Angelo. There are a lot of young people living there so there is always some sort of activity going on. The pool area is awesome. There is also a sand volleyball court, fire pit, Basketball court, etc. like I said, lots of things to stay busy. There are even tanning beds. The rooms are spacious with walk in closets and a washer / dryer in each apartment. Great apartment for a little price!

Nice facilities, fiendly staff, and fair pricing. Internet is included, but doesn't work. Some areas are not cleaned well.
