Property Ratings at River Ranch
When I lived here the downstairs tenants were awful. Always blasting loud music, screaming, dogs barking, weird smells, and they caused the unit to become infested with roaches. I lived here for two years and had roaches the whole time no matter how many times they came and "treated" for them
I just want to say that we are really happy we picked River Ranch. Our neighbors are very nice and friendly, it’s very kid friendly, which my kids love scootering outside with the other kids. We love that we can walk our dogs and there Is a dog park, small but it does the job. The pools are nice as well! We have walked around the community around 9-10pm and it’s so quiet.
Beware of this company (River Ranch and/or Decron Properties) especially when you move out. Their tactic is to "clear your account" with them upon surrendering the keys, including carpet cleaning, etc., among others, only to find out that they would still be charging you for carpet cleaning, etc., long after you have left. The sad part is that, they won't send you any bill to your new address. They will simply send it directly to their contracted collection agency (IQ Data) so that the burden to collect is passed over, and that they won't have to do the explaining to you as to why they still have charges to your account when in fact they already "cleared your account" when you left. Unfortunately, when that collection agency has the go-signal to collect such receivable, it simultaneously reports your 'non-payment' to credit rating agencies, thus, ruining your credit reputation before you are even made aware of it. In my case, I saw my credit score drop by as much as 35 points, thus, prompting me to contact the credit bureaus and inquire who made the derogatory report.
The entire complex is infested, and they have refused to treat it. After a severe allergic reaction to the bed bugs, the manager there Nichole attempted to blame the bites on fleas, but after having an exterminator out it's been confirmed as bed bugs. They are STILL refusing to treat the entire building, and just want to break the lease... probably to get someone else to move in and get stuck in their uninhabitable property. Decron has been involved and has handled the situation poorly, basically they just don't care. This is the same nasty place it was when it was Creekside.... whoever reads this from the property, FIX YOUR BED BUG PROBLEM
It was affordable at the time I needed it most, since they have raised my rent and the utilities are the amount as if I was renting a house.
This complex is nice on the surface, has the granite counter tops and vinyl hardwood floors, but the neighborhood is horrible. Tons of druggies. The office staff is incompetant. Rent is super high considering this is the worst part of Simi.
My experience here so far has been positive. They are remodeling, so the grounds are kept up very nice. The pool and gym are awesome - all new - with modern furnishings. The wood-like floors are beautiful and easy to keep clean. The management here have timely responded to any concerns, while been more than professional - they were polite, helpful and friendly too. When my windows are closed, I can't hear outside noise. Neighbors are nice. I have no complaints.
This property consists of multiple complexes that have one bedroom one bath, two bedrooms two baths, and three bedrooms two baths. Good sized bedrooms, living room is small as well as the kitchen and a dinning area. All units have a patio or a balcony. Assigned parking spaces, some are covered and some are not. There are a few visitors parking spaces for guests, but those are rarely available. Property owner needs to create more visitors parking in my opinion. I mostly like the 24 hours gym. There is a beautiful indoor recreation room, with a pool table, large flat screen, fridge, microwave, and coffee maker. Individual men/women restroom attached. Adjacent to the recreation room, there's a video game room, with the Wii, ps4, and Xbox consoles with control sets. Two outdoors swimming pools with covered Jacuzzis and glass gas fireplaces. Pools funitures are very contemporary and there are four open showers to wash off the chlorine water when you get out of the pool. Outside the recreation room, there are four gas grills and eating area. There's a small dogs park, as this is a pets friendly property. The property is good for small young families as they have a sand area with slide, swings,monkey bar, and jungle gym. The property have two gated entries and a gated exit only only on the side. The property does have security guards from 7 pm to 5 am, 7 days a week. The price is on the high side, between $1500 - $1900.
