Property Ratings at River Ridge
I lived in this community for two years. There were issues with bugs, mold, pet waste, and every dealing I had with the property managers was a nightmare! They messed up my billing multiple times and then tried to charge me late fees because they could not get things together on their end. I just moved out, and they are trying to charge me to replace parts of appliances that were most certainly NOT damaged. There is nothing “luxury” about these apartments or this community!
When I began to move out at the beginning of April 2020, I reached out to the office asking if there was any checklist or documentation they could provide that laid out what I needed to do to ensure return of my full security deposit (including carpet cleaning, painting, etc.). The office replied saying they didn't have any documentation to provide, and that I didn't need to have the carpet professionally cleaned, but to "clean it and leave it just the way you moved in!" Red flag number one: I was the first tenant to live in this apartment, so leaving it the way I moved in was practically impossible. After moving my things out, my mom and I spent an entire weekend deep cleaning the apartment - windows, baseboards, appliances, cabinets, all floor surfaces, bathroom surfaces. You name it, we cleaned it. The office wasn't doing move-out walkthroughs because of the pandemic, so I turned in my keys and that was that. I didn't receive any correspondence regarding my security deposit for over a month, and when I finally got anything about it, it was a letter letting me know that not only would I not be getting any of my $350 back, but they had charged me an additional $180 in "damages" to the unit. Charges included (but not limited to): - $90.95 x 2 for carpet cleaning (incorrectly charged twice) - $25.56 for "filthy drip pans" - $279.90 for "fridge skin damage" You'll recall earlier how I said the office said I didn't need to worry about getting the carpets professionally cleaned, so imagine my surprise when I am charged twice for professional carpet cleaning. They later admitted that the second charge was a mistake, but not the first charge. The drip pans on the stove were stained because of the hard water in Loveland and is expected normal wear and tear. Lastly, I was charged $280 to replace an ENTIRE FREEZER DOOR for a one-inch surface scratch resulting from me moving a small magnet ever-so-slightly on the freezer to hang up a Christmas card. I argued all of these things to the office as normal wear and tear, but they would not do the right thing. I felt incredibly taken advantage of, and ended up taking River Ridge and Metro Communities to small claims court over the issue. They didn't even have the decency to show up to court, but I won my case against them. They owe me 2x my security deposit and legal fees (roughly $1400 total). It is now April 2021, seven months later, and they still haven't given me my money.
Apartment had serious MOLD issues and River Ridge did nothing about it! If YOU live at River Ridge and have mold, call the Hamilton County Heath Department and make a complaint WHILE you live there so they can inspect your apartment! Unfortunately, I found out this information too late! I had talked to NUMEROUS tenants on the main level and on the bottom levels that have MOLD throughout their apartments (kitchen, closets, windows, inside cabinets) I even had mold growing on my dishes! We also found MOLD on the walls of my closet and on my shoes and bags in the closet when were were packing up to move out! Humidity was so high (70+) percent! ...Informed management in person and by phone and they did nothing! I also sent photos... I received an email from management about a month or so before we moved acting concerned ...BUT i had already bought a dehumidifier (over $200) so my belongings were not ruined! In addition, River Ridge charges fees that are NOT disclosed in the lease agreement, (water fees and month to month fees) our Lease stated no month to month fee, and they tried to jack our rent up almost $200 after our lease was up and we were month to month (during the pandemic lockdown)! They accepted our on time rent payments for the full amount disclosed in our lease, but still carried over fees that they could not explain! Good luck getting your security deposit back..., no matter if you are the perfect tenant, pay on time, and leave your place spotless. In addition, the ceilings EXTREMELY thin and people upstairs our place were VERY LOUD at all hours of the day and NIGHT ! PLUS I was tired of stepping dog poo and at times dealing with shin high grass. The lay out of the apartment was great, and it was brand new when we moved in. However, the overall experience was HORRIBLE! So thankful we are out of that place!
