Property Ratings at River Terrace Gardens
A private equity firm bought the complex a few years ago. There are no thermostats in any of the units, so the ownership turns on the heat no earlier than the state-mandated October 1st. The heat usually turns off between 2-4am. Also, good luck getting things fixed in a timely manner as the maintenance staff has been whittled down to nothing more than a skeleton crew. I only live here because of the town's 4% cap on rental increases. The other complexes in the area are much nicer, and probably don't have absent management. You may have to contact Bergen County to get something fixed.
Our main issue here is the heating. The radiator noise is out of control at all hours of the night. Safe to say you will not get a solid good night sleep. Seems to happen at 2,3,5 AM. Makes it almost impossible to work from home and have to take any phone calls its Enough to drive you crazy. We will not renew once our lease is up. Since they're many other apartment units in the area parking is a huge hassle unless you have a garage space rented.
I live here now and their claims are over the top. There's insufficient heat, property manager is very slow and inefficient, maintenance requests take forever to be resolved, very difficult to find parking, the equipment is primitive, not a gated community and there are ways to bypass security and enter the buildings. If i had known before, I wouldn't have moved here. There's many other places around offering better apartments for similar or lower rents.
Now outside is 9, feels like -10 but heat is off in the apartment. Heat is very big problem in this complex. During the winter heat is off most of time. This is the bigest problem in these apartments. If this is ok,you do’nt need heat in NJ winter rent it.
Walls are paper thin, you can hear every movement from other apartment like when they flush their toilet, sneeze, walk, open or shut doors. Footsteps are as if they are in your apartment. You can hear everything that goes on. You can hear conversations, tv, music, arguments, coughing, etc. You may as well be living with the other apartments.
I lived there 2 winter and we lived with squirrels in our attic. I contacted maintenance many many times, they always come and check but nothing gets fixed. All they say is "you are not the only one".
There is no security in the development. There is no assigned parking, the parking lots are always full at night so if you don't have a garage then be prepared to walk.
If you like to wake up few times during the good night sleep this is the one. After the Apt. manager installed auto temperature heating system the heating turns off and on a lot. every time heating turns on radiator banging sound will drive you crazy. There are not enough street parking space. I mean no street paring space at all after 7 pm. You must avoid this Apt.
I lived here for 7 years and love it.The community is very safe, shopping is located near by and the apartment complex is close to many major highways. the grounds are well kept all year round by maintenance especially in regards to the snow. Overall, it's a great place to live! I would highly recommend this place...
