I applied for a 6-mo lease to a supposidly "immediately available" apartment back in mid April, it took them several weeks to even approve my application and allow me to view a "model", because the supposidly available apartment was not ready for viewing. It then took them 3.5 more weeks to get the supposidly available apartment ready for me to look at. By then they had informed me that I could not have a 6mo lease because that option was only for lease renewal, and that first time renters could only have an 11mo lease. However their electronic application process allowed me to apply for 6mo, and nowhere was this specified. B/C I am hoping to buy a home as soon as mine sells out of state I do not want an 11mo lease. They are now telling me that I can't get my application fee back, when it was specified that it was refundable...

At first, we picked this place because at first glance, it looks pretty nice. There are trees everywhere, the grounds seem nice. But within a week or so of moving in, we noticed the trees are actually dying, and so often, branches are falling out. And we're talking about big branches, not twigs. A couple times, trees have split in half and fallen into the street over the gate and were left for a couple days. The sprinklers are broken so there is often flooding just from that, but when it rains, it's much worse. We were told, because we specifically asked about it, that our water bill wouldn't go higher than max $90, that it was unheard of, but I honestly never saw it below $100 and usually was at least $120. I do wonder if the sprinklers are on the tenants' dime. I've also seen maintenance people use the faucets on the buildings for their power washing, which I think also contributes. Kids also often just leave the faucets running, further causing flooding. All of the flooding, in addition to being so close to the river, brought A LOT of sewer roaches outside. I would find them dead or near dead in the shower and next to the dishwasher within the first couple weeks, before we had even really moved in or even bought food. As a result, we never used the dishwasher because we didn't want to attract them with the water, but we also thought it entirely possible that it wouldn't even work anyway. We also stopped opening the windows because we saw roaches coming in through them, and the sliding glass door. Once, a roach ran in through the front door and it took us a half hour to catch it and get rid of it. It go in our couch, so we got rid of the couch just in case (it was really old and needed to be replaced anyway). Mind you, we were on the 2nd floor. Walking to the apartment, in the dark (because a lot of the lights do not work and have never worked), you have to dodge the roaches. The neighbors directly mirrored behind us, so therefor sharing the entire length of our back walls with us, were always screaming in the middle of the night. I reported it to management, nothing changed. They had a child, my guess max 6 years old, that would scream and cry and kick my walls, often screaming Stop. There was a man and a woman's voice, as well, that would be screaming. Often, this would all start around 9pm. I struggled to sleep, and wish I'd called the police.

We just completed a big project in weight reduction and clearance within the community in January 2020. We have an third party professional tree arborist that evaluates our trees every 6-8 months, and no trees are dying. However, with the constant hard winds and heavy rain, that can make the strongest trees weak and branches break off. We have a landscape company who comes and hauls away any of those branches that may break as well. Water, Trash, and Sewer is not a flat rate, but normally ranges from $90-120 a month. If you are in a building with washers and dryers, then it will be around $115-$125 a month. There is one hot water heater for the entire building so the payment due is a collection of the water used in the building. If you are experiencing pest control issues, please let us know. Since there is the renovation project on the river, we have experienced the water bugs that come up from the sewer seeking water. We granulate the entire property once a year and that keeps them at bay, and keeps them from coming inside. If you put in a work order, I can have Pest Control ( who comes every Tuesday) I will add you to their list to treat if you desire. What lights are you speaking about that do not work? If there is lights out, please let us know and we will get it replaced ASAP. We will get a light audit done, and we will replace any lights that are out. In closing, can you please contact the office to let me know what the neighbor issue? If your neighbors are yelling and screaming, this is not okay and is a violation of the Lease Agreement. If this is a constant issue, I would like to opportunity to handle it accordingly. We have a courtesy patrol company that we are in partnership with and they patrol the community daily. Please call the dispatch number so I have documentation of the reported issue and can handle things on my end. If it is a life or death situation, definitely call the police. However, no one should be disturbing your sleep and peaceful environment. Absolutely awful. So much dog crap everywhere you’ll get blamed for other people’s dog crap. Place IS garbage land. Laundry room is gross and places are expensive with no updates. AWFUL AWFUL AWFUL!

It was great in the beginning, oh my gosh! Quiet, fresh new apt. It was great!! But man, have things just gotten worse over time. Not the apt itself! But the property and the type of people they rent to. They aren't very smart about how to do things or they fix one thing but then it breaks again - mainly the Gate and Call Box. We have X's all over our outdoor wood panels and some patio walls are even falling apart! Like its not exactly safe, and they are taking SO LONG to fix it? It has to be going on about 3 months. They woke everyone up at 8am one week to fix ONE apt wall- WALL, not patio. So idk why its taking so long but its an on going project. They give you no warning when work is going to be done (i assume they tell the resident tho). Landscaping is not great, sprinklers are broken for weeks on end. You can submit a work order online which helps. Management doesn't really talk to you unless 1)they need your rent 2)have to enter your apt for inspection, and if it is either of these it will just be a note left on your door. If you call them, 3/5 times you will get the answering machine. I will say that the apt is decent for what you are paying. It is just difficult when the rent keeps going up and SWG is not included so you have to pay that ON TOP of the price tag. All in all, we are a young couple (no kids or pets) in a 1x1 on the 2nd floor and it worked out well for us -going on 2 years in the apt. We are not, however, going to renew our lease. If you have a family or if you are older, I don't feel like this is would be the place for you (at least if I were in either of those positions I wouldn't want to stay here).
Patios from the ones upstairs are falling there’s pieces coming down and gate is always braking down so any bum can literally come in. Lots of noisy people and drama always happening not letting people sleep especially when having a newborn they always wake up with their noise. No storage was given even though it was on the contract so can’t wait to move out worst conditions to raise my baby. Cracks by the door and windows are bent so air goes in no matter what.
Loud, dirty, not run properly. Over $100 flat fee a month for water. No on site security like they claim. Waste of money living here! Problem after problem!
I have enjoyed living in my apartment complex for over 12 years.... I am so happy that I have raised three great kids that are all going to college and to great universities.....The staff at my apartments have been great resources for me which is why I have not moved in so long....
The apartments have plenty of large shade trees which provide a cool environment. The apartments are gated and have a huge area to walk inside the apartment complex. They do allow pets including some larger dog breeds. You are only a block away from Discovery Park and local bike and walking trails so this is very convenient. Also you are within walking distance of several strip malls which include grocery stores, banks and a good variety of restaurant and drugs stores as well as specialty shops. The bus stop is only a block away and you can be in downtown Sacramento in about 20 minutes. Rent is reasonable.
River terrace is a nice place to live. I think 1100 is too much to pay if you don't have a washer or dryer in unit. It's great to be in walking/ biking distance to downtown and store. It's not a bad area inside the complex. It's hood adjacent. You are basically paying to live by the river. Don't get me wrong. My apartment is nice. We feel safe and everyone is nice but the rent is too high for what you get.
