Property Ratings at River Trail Apartments
The good: Sales staff are very helpful, grounds are well maintained, and the apartment is nice. The bad: Management is completely incompetent and downright rude. They can't make decisions without going back to corporate in Colorado. Follow through is nonexistent. Rather than stating what the price per unit really is they add fees for valet garbage, parking, common utilities, etc... amounting to another couple hundred dollars per month. If I had a do over, I would not have moved here.

For starters the two main entry gates not operating for the entirety of our one year lease. They claimed they were fixing them but would rather paint staircases or give parking tickets instead. Lots of dog poop all over the grass. And if you parked in reverse they would put a warning sticker on your window and you’ll have to buy goo-gone to clean it off. This complex was too overpriced for the “gated community” or the lack of parking spaces if you don’t pay for one. You’ll also be paying a lot for valet trash even if you’re right next to the trash bins and you can’t remove it from your utilities. Not to mention there are cats around the complex who will tear through your trash when it sits outside your door to get picked up. Despite all this the complex was just fine for a first time renter but you’ll be paying a lot of random fees along with your rent and utility charges. Some unit fire alarms go off at least once a week and take a long time to turn off. The good side of these apartments was the central location, large space throughout the units, fairly quiet neighbors, and responsive management. But you may be better off somewhere else.

River trail apartments has been a big disappointment for our family since we moved. They tricked us by giving us an ADA apartment unit without informing us. They gave us a unit with no cabinets at the bottom of the kitchen sink and bathroom sink, with microwave on top of the counter, with high toilet seat, etc. This was different from the video that they showed us since they won’t let us see the actual unit because according to them it wasn’t ready. This things could potentially cause harm to our baby who is only 9 mos old and our 6 yr old son. I don’t understand why they gave us an apartment that is meant for disabled when none of us are disabled. We reported several times to their management but they only offered us to move to a different unit with a higher rent, deposit and transfer fee which for us is unfair. We were excited to move in river trail since they offer nice apartment units, we even extended 7 days from our previous apartment just to secure the unit, only to be disappointed. Now, we have been left hanging for almost 3 wks. We couldn’t even unpack our things because we don’t know what to do next. Lesson learned not to trust anyone, make sure to check the apartment unit before even starting with your application.

I love to be woken up by ants crawling on me. I love that management is like scrooge mcduck and says theres no helping anyone if it costs any money. I also love being told to wait 2 weeks before we even attempt fixing your minor issues. I also enjoy writing reviews for landfills like this garbage complex.

Cars are constantly being broken into, tires being slashed at least once a month, and the parking is HORRENDOUS. My husband has had to park at Safeway and walk home at night and he's disabled. When I brought this to the attention of the front office, nothing was done. Mat, the manager, smiled in our face and lied and did nothing. We have been here three months and have had ants twice. The apartments are newly renovated and they look awesome, however, they mustve been renovated quickly because everything in our apartment is falling apart. If I could save my money and move elsewhere, I would.
When we first moved there it wasn’t that bad. We met one of the ladies in the office at the time who was amazing and always made sure we were okay. After a while we found out that management changed with the ownership and with that, the woman that basically was our glue to being there with all the other chaos around us had left. 6 months later we see why she left. New management is horrible. They hardly ever answer their phones, even if you call outside the office with people inside The phones aren’t being picked up. The property was nice but there is way too much construction going on at the same time. We ended up leaving due to constant construction for over 6-7 months out side our apartment and the other spaces being renovated at bad hours around us. As a family with two small kids they did not get sleep. One of my kids have special needs and the constant loud sounds effected him where we couldn’t be home at normal hours. It’s now been over a month since we left. We are currently waiting for our refund check. When we call we get different answers from different people. It’s like no one there knows anything. My husband goes in and still no one knew anything. We try to call. No one picks up. We leave our info and get told they will call later, and no one calls. I’ve had a few people that have moved here and definitely directed them away from that place. It’s unprofessional. Our neighbors where the only saving grace to this place because they all could relate, also all waiting for their lease to be up and move out. PLEASE send us our refund check. Out of all the apartment we have lived at we have NEVER had a refund handled this unprofessionally.
I have lived in apartments for just about most of my life. 7 years on my own. I would say I was an expert in apartment living for sure. I have lived in atleast 11 different communities. I have lived in both types of communities, ones that are privately owned and ones that are owned by a company. Currently I have lived at Addison Greens for almost 4 years. It is managed by APM. Pros: -apartments are very nice. Especially compared to most affordable apartment communities near me, and there is about 50 that I looked at before selecting this one. no joke. Each unit has high ceilings, great closet space and a really nice kitchen. I live in a 2bed, 2bath open concept layout. Bathrooms are enormous. Giant soaking tub is a plus. W&D in unit, in the kitchen which is fine. Appliances are basic, a little loud but very reliable. fixtures in the homes are in-expensive but still nice. very clean. Close to freeways, shopping like the farmers market, 24 hour gym, great restaurants within walking distance, can pay rent on automatic withdrawal, great staff, especially maintenance team. Grounds are always well manicured. Cons- -not very much parking. There is enough covered spots for every apartment here, but if you are a two car family, the second car will either need to rent a storage ($50-$100 monthly depending on specials) or park in a uncovered spot. Which, if you arrive home after 7:00 PM, there is very few left. -in-expensive carpets in the home. I have a small dog and terrible allergies so I steam clean my carpets often. Because I clean them so often, the carpet is falling apart so I can only imagine that bill will be high. (first time I will pay anything upon moving out) -staff isn't strict enough on doggie-doo clean up. First two years great, most recent year, more and more of it can be found. -getting into Highway 167 is horrible. If you leave after 7:00am, be prepared to take 20/35 minutes to get through the Algona/Pacific daily traffic jam. There are ways around, W valley highway or through Sumner but sometimes those are are even backed up. -rent has been raised every year I have lived here, feels like they do not want long-term residents. overall, even though moving out will probably cost a ton, which I am sure there is no way to avoid it, the community is nice and it is a great place to live. I recommended it for 1/2 years for sure. The choice is yours, but you are now fully informed. I'll call it home for atleast another year.
