I have lived here 2 years. My bedroom started getting a wet floor every time it rains about 3 months ago. Two and a half weeks ago, the ac quit working on a friday. The following Tuesday I went to the office and learned the work order was marked completed. Now today, a week later I am told I need a new compressor and it will be the end of next week, after 2 1/2 weeks already. What I'm sure they left un-said was they blew thru their maintenance budget and just don't have the money to fix air conditioners for the tenants. I could have an ac compressor tied down in the trunk of my car this afternoon. I would look elsewhere.

My brother and I applied for this apartment a couple weeks ago and my mother and I toured it as well. We overheard the people in the leasing office bragging about how many applications they had and one even mentioned that they lived in a luxury apartment complex. This didn’t bother me until when my brother and I tried to apply and it was a 140 dollar application fee for each of us. We payed the money and I had some other questions and concerns but when I tried emailing them we were ghosted.

I've had an application in since April. I paid the $140. I still have not got an apartment. They keep telling me it's this date. Than change the date again and again. I went to talk to property manager, got assistant instead. Was suppose to look into this situation. Haven't heard a thing. If they don't want me to rent. Give me my money back! They get a 'F' for communication.

I lived here for 15 years until recently when a random fire broke out and took everything from me. They said it was an electrical issue but they aren't taking responsibility. They should be sued. This is NOT the first major fire they've had here that's displaced dozens of people at once. Another complaint would be that their customer service is horrible. It took them almost 4 years to fix a leak I was having in my toilet and 2 of my sinks after I had called them dozens of times. On multiple occasions their A.C. will break usually around the start of summer and it'll take them literally ALL summer to get someone out there to fix it. They do surprise inspections and will threaten you with eviction if your place is even slightly messy even though I work 6 days a week, 14 hour days. I paid my rent on time every single month. They still treated me poorly. They have a bad mice problem. You have to put traps at every corner of your place just to keep the mice to a minimum. Most of the neighbors are noisy, rude, and ghetto. Here in recent years there have been a lot of shootings around the complex as well. They have dumpster divers digging through the trash every single night so it doesn't seem safe to throw away any personal information. They claim that they aren't liable for any damages or break ins that occur and they also won't allow you to take matters into your own hands. If you notify them about repairs needing to be done quickly before there is property damage, they will refuse to fix it in a timely manner and then charge you for any damages done anyway. Bottom line is i would not recommend living here anymore. Its unsafe for many reasons. They staff is very unkind and unhelpful.

If I could give this place negative stars I would. First off, when I was given a tour of the apartment it had so many carpet stains they told me that I just needed to put it on the paper so I wouldn’t be charged at the end of the lease and then was advised to cover the spots with furniture to make it unnoticeable. Secondly, since I have moved in I have had fruit flies non stop. They are impossible to get rid of. I even keep my my trash can on the balcony and it doesn’t help. Since I have been here nine months there have been 3 shootings, I was robbed at gunpoint and my iPhone and car were stolen. When I went to ask management for video footage they said it wasn’t actually a working system. And to make things better their “security guard” was parked at the front of the complex. And last but not least they have the WORST mice problem I have ever seen. I’m catching 2-4 every 2 days. They ate a hole in my wall and when I told them about it, they said because of covid it would be a couple weeks to fix it, 3 months later it’s still there. They did send out people for a routine spray and they gave me 3 mouse traps. Those were used and long gone. I have been catching mice non stop for almost 5 months. I am tired and I’m done. I tried to get out of my lease and they told me it would be about 1700$ to get out of my lease. I don’t even have 1700$ worth of rent left to finish my lease. So unfortunately I am staying here. My neighbor moved out after only 3 months because she couldn’t take anymore. You have them Put in work orders to fix things and they either lose them, don’t give them to maintenance or don’t file them in the first place. I would never rent here again and I don’t want anyone else to have to go through this. So glad I got out. DO NOT EVER RENT HERE!
We lived here a few years back. Outside of the cockroaches on the bedroom walls, I woke up to the smoke alarm going off at 2am with the smell of burning cords because the water heater and AC unit were dripping into each other causing a shortage. The shrugged it off- it happened again, still did nothing. The oven could not be set past 350 without the smoke alarm going off. I think total in the five months we lived there our vehicles were broken into 4 times. I didn’t expect much from these apartments, but I genuinely don’t recommend this place to anyone. This staff is trash.
The office stuff lady who name starts with J with light brown eyes she is AMAZING, but I just moved in on 9/4/20 when I say god awful its AWFUL when I actually got a chance to look at the apartment good without me feeling like I'm being rushed I personally feel like the people whoever they are didn't do nothing but spot paint.GRAT LOCATION DOE.
I moved over here in August i haven't got one good sleep. I work section shift when i get in around 11:30 pm the lady above me is so loud i don't go to sleep until 3am then she get started again at 6am until i leave for work. They should put working people together and the ones that don't work with eachother. My heat was going out every week. I cant take hot baths just showers. I hate it here

Spraying won’t solve the issue! Killed two roaches on my coffee table before dinner and as I was eating I seen 4 on the walls, 1 on the ceiling and I seen one run across my tv stand. I moved my tv and there was about 15 that ran out from behind it. I got a photo of most but don’t know how to add it. I’m not the only person with this problem and it needs to be SERIOUSLY taken into consideration. It’s infested horribly
They Are Not Good Apartments They Never Come To Fix Anything They Raggedy I Do Not Like These Apartments
My husband and I have lived here almost a year, our neighbors are a bit loud sometimes but some people just don't have great manners, all in all that's our biggest complaint, weekends are the worst for noise but we're keep to ourselves so it's ok, I would recommend this place, great for first time renters!
Girls in office are rude and will not work with you. Apartments have roaches and all kinds of other bugs
I would like to thank all the staff at Riverwalk Apartments for all the hard work that they do and the way that go out of the way to help other people you know this is a nice place to live if you're disabled or if you got kids it is a super place to live the staff goes out of their way to help you any they can they're always doing special things for the residence I thank the good Lord that we found this place and he send this this away they have been so so great like when we lived on the second floor in the back where they saying to her needs can we need the first floor apartment closer to the front and so then they got one they let us move into it thanks it's a good example on what kind of management this place has which is very super you don't think so there's no place like home where that's the way they make you feel here I would like to thank all the staff at the Riverwalk Apartments for all they do
Since my husband and I have lived here we really haven't had no problems besides with the neighbors but that's anywhere you go when you live in an apartment. I love Jessica! She's AMAZING! The Shores are BETTER then the BLUE ones. Just saying. -Hint hint-
STAY AWAY from this place! The on-site management is two very young and very immature girls. They are sickly sweet to lure you in, then the experience goes down from there. If I could rate this place at 0 or -10, it would certainly not even approach a '1'. The crime here is a common thing. Drugs, alcohol, domestic violence, vandalism, violence against children...and those are just for starters. These are certainly overpriced for what they REALLY are. Take my word for it, stay away and don't even think about renting one of these awful apartments. I rented mine from two states away, and believe me, the internet pix and such are misleading. False representation is a better term. Heck, even the police department cops in North Wichita have heard how crime ridden this complex is. AND, the same company just bought "The Shores" next door. Another 'STAY CLEAR' complex. I TRIED TO WARN YA!
I live in the best apartment because of the staff they have working for them ms Jessica and ms Montana they really love what they do I'm disabled and both ladies really go out of their way to help me feel at home they get right on any maintenance issue right away they provide us with a home cooked meal every other weekend and if I can't make it there they'll deliver it to me so I don't miss out I'll live here until I die or they sell them because they make the apartment seem like I'm living with mom and dads house thank you ladies for your homey feeling
