Property Ratings at Rivera on Broadway Apartments
The only good thing about this place is the location. Otherwise, my safety and security was a main concern. Homeless would roam the hallways, would be at maverick park while walking my dog, and I did not feel safe as an only single female living there so I would not go out at night by myself. Management emailed us one time that we should know about how high criminal activity is downtown. A door on the second floor was unlocked when I moved in and never fixed to lock even though I called multiple times about it (I’ve lived there more than 15 months). I witnessed a theft on a patio and even though they have courtesy officer, thefts still happen. My catalytic converter was stolen and I know multiple people whose cars were broken into/ parts stolen. Even though there are package lockers, packages would still be left in the mail room open for anyone to take. The office doesn’t take in/handle packages. I had my toilet overflow with public sewage and i had to scrub on my hands and knees to clean my bathroom and hallway floor since their staff did a bad job helping me. If you want anything done you have to continuously call them for updates. Another thing was I was supposed to be transferred to another unit with a pool view but then I was told that they accidentally leased it to another person and that when I applied “it wasn’t supposed to be on the market”. The whole time they made me believe I was moving in, even the manager told me I could move in and then the last minute they said I could not after all and gave me that excuse. They offered another unit but it was by Broadway where they’re doing construction and I couldn’t take it since I work from home. I know three other people that have had similar things happen to them, that their unit wasn’t ready at move in or had to be transferred to another unit. The pool only allows 2 guests. The Facebook group is filled with complaints about the property so I would not recommend moving here. Oh but maintenance was quick to requests
This apartment looks pretty but they do nothing to provide a safe place to live. Multiple vehicles have been stolen. Multiple apartments broken into and management says "it happens sometimes". If you care about your safety and wellbeing, I would live somewhere else. Management does not respond to repair request on time so if some reason your apartment is broken into it will be left unfixed for several days if not months. My bf and I live here and I would not recommend this place to my worst enemy. Vile management who just spit back in your face and do not offer any support! I regret ever spending any money here

I can't say enough bad things about this apartment. Maintenance is awful fo the entire property. New management took over and rather than fixing the many problems they installed new tile in the front... building 2 smells constantly Don't make a maintenance request because those don't get fulfilled.

The living situation is way too bad. Homeless guys roaming around the apartment hallway because the security gate is always broken and management does not care. the pool and amenities are closed most of the time. gym equipment is always missing. frequent theft.
I never review places but on this one I felt like I had too. Please if possible avoid this place my lease is almost up and I am happy to finally be getting out of here. First off the staff here are friendly and will listen to you but nothing will ever come out of it. As if they listen and toss your complaint into the trash as soon as you walk out. My apartment is right next to the parking garage and there is a door that never works properly. This door will almost always not let u into the building and people have to tug on the door over and over until ur lucky enough for it to open or for me the person who lives next to this door that can hear it throughout my entire apartment to go and open it for u. This door also once you finally do get it open slams very very hard and extremely loud again since I live right next to this door I can hear it. It’s not fun to be woken up at 3 am hearing this door almost daily. I have been complaining to the staff about this for over a year and a half. They listen and act apologetic but it still remains unfixed. Aside from that everything breaks in this complex. I never let my wife take the dogs out by herself at night because all doors never work properly so sometimes ur left locked out of the building and being in a heavily homeless populated area it’s not the safest thing to be locked out of the building.since these doors also don’t work properly people specifically people that don’t live here such as people that are homeless find their way inside and steal things.there was a man last week apparently running around naked inside the building carrying a knife (staff did not alert anyone of this). The parking garage gate is breaking every week and cars are always broken into(mine included) and morticycles and cars stolen. Even though everything is always broken (I wish I was exaggerating) they are quick to send out notices for example i just received a notice of apartment violation for having lights on my balcony. They are also quick to send threatening letters about trash pick up and if u have ur trash can out before pickup you will be fined. The halls and floors are almost always very very dirty with the exception of the areas they show for prospective renters. Please avoid this place staff may seem nice and the areas they show you look nice but it’s all a show the minute u move in all that nice stuff goes away and all your left with is a headache.

Awful place to live. Bikes, motorcycles and cars are regularly stolen out of the "gated" garage and the company that owns it offers absolutely no support. They won't even return phone calls for small things, let alone the big problems. Everything is cheaply made and walls are paper thin. The office people get absolutely nothing accomplished and have little to say besides avoiding the issues. Overpriced for what it is and not worth the headache or money AT ALL.

My review mysteriously disappeared...weird! Good thing I saved it: "Luxury Apartment Homes" featuring filthy common areas, constantly broken security devices, frequent theft issues, and horrific management. Highly recommend ANY property other than this one...it's a hot mess. The maintenance staff works their tails off--but they're incredibly overtasked and understaffed. No one cleans public areas on the weekends--when they're used the most? And the cockroaches...holy moly. Security doors rarely work properly, so residents prop them open with rocks out of frustration. Found black mold in our guest bath (was painted over?). (Currently pursuing legal action to break lease rather than subject my family to these health and safety issues.)

First, let me say the staff is amazing. After I returned from the tour with Myrna, I sat to fill out the application and was greeted by the manager Olajuwon as well. With it being such an upscale community, I wasn’t expecting such a warm welcome. I just relocated from New York for business, and the southern hospitality has definitely been real. When I moved in, my apartment was perfect. There was nothing for me to even add to my move in form about the condition of then apartment that was given to me. I also learned that they allow you to reserve bikes to ride around town. Which is AWESOME because there is so much in this area. I love my new home, and will refer others as well.
I've been counting down the days until I could move out since I moved here. I live in an apartment overlooking the pool- during the summer it was not unusual for me to come home and find grown men hanging out on my balcony, having climbed up the water feature to get there. I find chicken wings, cigarettes, and trash regularly on my balcony. I've had a drunk stranger barge into my apartment and try to break into the neighboring apartment. There's also a man who frequently hangs out in the dumpster and has followed me and my boyfriend several times late at night. I've even come home to find a woman on my balcony taking pictures and when I asked her to leave my balcony, her response was "I'm on the phone." And no help from the front desk. I've been touring other apartments for months and I always see other people from Rivera- we're practically evacuating. My sink floods every 3 months due to cheap construction and they blamed for the first 6 months until they finally admitted it was happening to several others. And they are charging me several more days on my lease because "we only do move outs on Mondays."
Great location. Awesome amenities. Super-friendly staff. Beautiful apartment features. When looking for a place, I knew I wanted to move downtown and live in a modern apartment with updated appliances. That's almost impossible in our city, so I compromised by giving up space. I decided to move into a studio in the Rivera and it is turning out to be a wonderful decision. The amenities and the community spaces in this apartment are out of this world. I could list them, but it wouldn't do this place justice. You have to put Rivera on your must-see list. The staff members are very friendly, energetic, and knowledgeable about the property. When visiting the Rivera, I took a tour with Rodrigo. Not only did he fully answer my questions, he took the time to get to know a little about me, and tailored my tour accordingly. Since the property is still pretty new, Rodrigo was also able to show me the exact studio I would be renting. Can you really put a price on being the first person to live in your apartment?? Since moving in, the staff has been very responsive to my questions and requests. The only (small) con to living at the Rivera (at this moment) is the construction. The apartments are well-insulated so I don't hear any noise, but walking through the hallways can get a little messy. In the past two weeks, LOTS of progress has been made and I'm sure they are wrapping construction up soon. Excellent place to live! You will not be disappointed.
I just moved in a few weeks ago and I have never been treated as well as the staff here! Everyone is so helpful and inviting and my move in experience was fast and easy!
