Property Ratings at Riverbend Apartments
I wouldn’t recommend to anyone to live here, maintenance request are slow and take 2-3 weeks to fix a window screen. They have also have made 4 copies of my keys they go from working to not working (not sure if they loose them or not). When I originally moved in they called me the day of move in to say that the apartment wasn’t ready to move in yet. They also switched to a new system called active building which doesn’t allow you to conveniently pay rent but instead makes you go to a third party site where you have to create a whole new account to pay rent then gives you obnoxious advertisements and isn’t phone interface friendly. When you try to pay your rent it’s a $35.00 card processing fee. Trying to talk to someone is a pain have to follow 6 different prompts just to get a VM. Then when you go talk to someone in person it’s never a direct answer just alot of excuses. If this place management team actually learned to do its job properly they wouldn’t probably have a 3.3 star rating which has consistently dropped every month since last year.
Genuinely don't move here, I know people see reviews and will rationalize "oh it can't actually be that bad" it is. My roommate and I spent the summer months with no A/C, our apartment was literally in the high 80s some weeks. We had ants and other bugs that WE had to buy spray for because the leasing office kept either pushing out the scheduled day or they would say they're going to show up and then just didn't (technically the vendors fault but don't work with bad vendors maybe??) Parking is awful and was constantly under construction so the maintenance crew would leave pallets in the already limited spaces. Getting anyone to answer the phone is like pulling teeth AND they don't return voicemails so if you work during their office hours theres basically no help for you. And finally they submitted to the credit bureau that we owed a balance but when we called in they had no accounts of it. I had to send in documents to dispute this and it almost cost us getting an a new apartment. This place is to expensive to have this many cons, don't rent here there are much better options.

This place is awful. I wish I could leave a negative star. I wouldn’t recommend this place to anyone. I was a resident from 2021-March 2022 1. AC was broken in July- Aug for 25 days with no updates as to when they would fix it. 2. ANTS/BUGS When we first moved in for the first month there were so many bugs and specifically ants in the apartment and maintenance/ pest control did nothing for a whole month, gave us excuses as to why they could not come out and spray anything down. 2. Falsely placed an outstanding balance to an INCORRECT amount on our credit to the Rent Bureau which gave a soft check on credit

DO NOT LIVE HERE. Do not trust anything they say, do not fall for the new amenities, and definitely don’t trust any good reviews. The management here is the absolute worst(especially Leslie, Kayla, and Kelly), and there is no maintenance at all. The garages are run down, car ports are falling apart, and the apartments are even worse. There is trash everywhere, some apartments have their windows broken and screen doors torn. Many apartments have no A/C, broken washer/dryers, stained carpets, and the worst trash “service” imaginable. Within 12 hours of moving in, the shelf in our closet fell out of the drywall because it was installed incorrectly, and it has been 3 months and not one person will come out to help. We put in multiple maintenance requests, only for them to mark them as Done without fixing anything. We spoke to Kelly and Leslie on the phone and in person, who both said they would “take a note and let someone know” and then no one ever followed up. I’ve lived in some cheap apartments in Indiana and elsewhere, but none have ever been this bad. I wouldn’t let my worst enemy live here. I hope the city demolishes this place and turns it into a park so people can actually enjoy the location.
I did not even last a full year I moved in January 2022 I left November 2022 I couldn’t get anything in my small apartment fixed. I was paying way too much for my small every small two bedroom it’s definitely not worth it. My neighbors had bugs they started to come in my apartment. I called several times to have them come out an spray they never came.I called and emailed them about my daughter’s bathtub being clogged for months they never came. I told them about my nasty neighbors and how they would just leave trash in the hallway for days before they would take it out. I was beyond over it so I left! SAVE YOURSELF DON’T MOVE OVER THERE!!!!
Within six months, I had a pest problem that only went away after MULTIPLE treatments...outdoors (aka on the patios and garages) are HUGE spider infestations. Community areas (entryways, hallways, laundry rooms...) are FILTHY with stains -- on the "new" carpeting -- paint splatter, and more; external doors are not all operable...some won't open and some are stuck shut! The yards and parking lots are constantly full of trash. Most "guest" parking lots have been full of construction & renovation vehicles for two full years. One pool is permanently closed due to neglect. My AC has been out for three months straight. Billed as a "luxury" apartment complex despite all of these flaws...while they continue to raise rent.

As someone who has lived here for 2 years now and I have seen ZERO improvements to the property that were marketed to me when I toured. My poor neighbors and never get landscaping to the point where I burrowed a weed eater and mowed down the jungle of weeds and grass that surround entrances of my door and my elderly neighbors. None of the amenities that are advertise are in working order. They are constantly unavailable when you want to use them. For the amount of money I am spending on rent... I expect more. Do better, RiverTrash- I mean RiverBend Apartments. For the amount of leasing agent you have- I would cut that down and invest in a good Maintenance Manager and a get someone who can LISTEN to residents concerns and address them publicly and transparently. If you cannot BUY Good reviews, then you know something is seriously wrong.

After Living here for about a year I can say with confidence it's not worth it. When I first moved here there where a lot of issues with the apartment. Scratches on the walls, hole in every window screen, faulty fridges, ac constantly not work, constant issues with ants, etc. A lot of they issues where never resolved. Not only that, but during the summer I spent almost two months without ac. No matter how many time I called and put in request it was never fixed (Everyday it was above 86 degrees in my apartment and hot enough to make it hard to breathe). This was a serious risk to my health. Overall the service is severally lacking and I would rather break my lease than be here. Its to expensive to live here and have all these issues.

This review sums up living at Riverbend Apartments / Pepper Pike. 7/5/20-7/15/20 AC out - Furnace unit replaced 8/24/21-9/11/21 AC out - Condenser replaced 7/2/22 - AC not running cold, 7/5/22 work order placed. Thermostat set to 75. Temperature in apartment at 9:00 AM, 78 degrees (who knows what it's currently reading at while we're at work). Message left for property manager, still waiting to hear back. I hope to return home to our cats (they pay monthly rent too) being in good condition despite the heat. I'm on blood pressure medication that specifically states "avoid getting too hot", this is difficult to achieve when the AC goes out EVERY year. On 5/16/22 we had a work order completed to replace our furnace filter. At that time we were informed there wasn't a previous filter installed to replace. Gee ... I wonder if this has anything to do with why our AC currently isn't working for the 3rd year straight? Can't safely open more than one window in my unit without the risk of being stung by wasps due to ill fitting and outdated windows. And a lack of follow through from exterminator work orders. The office rarely answers the phone, the voicemail box is constantly full. Every year the rent is raised by + $100.00. The grounds look like trash. The contractors don't clean up messes left behind from their "renovations". Neighbors and friends receiving 3 months notice of non renewal of leases for more "renovations" (none of which are new window fittings / AC units). Security lighting is always out. Faulty wiring in units that lead to sparks, blown breakers and apartment fires. Garages are barely standing. This is something we outwardly pay extra for, or have baked into our high rent. Please take the reviews you read seriously when considering moving into these over priced, outdated and under-functioning units. I could go on, but I think you get the picture ...

While I like my apartment, the maintenance services are extremely poor. My AC does not work properly, so I submitted a request at the end of April. I heard nothing from the office or maintenance team. Every time I call asking when it will be fixed, they tell me that it will be fixed within the next week. It is now June 4 and nobody has looked at my AC. If something needs fixed in your apartment, be prepared to wait at least a month before it ever even gets looked at.

The apartments are nice. The neighbors are nice. Crime is on the rise, and management does not seem to care. In the last two years there have been two homicides, shots fired, multiple units broken into, and a car jacking. No cameras, gates at the front remain open, doors to the buildings remain unlocked - yet they advised they will be locking them. When crimes happen, management does not notify residents. Take your money somewhere else. One can find nice places in Hamilton Co. for the same price. It is unsafe here.

I moved here out of necessity but I will admit I was looking forward to it since they just renovated the unit right before I moved in. All the new appliances and such made it feel really nice. However as a few months have gone by I've really seen how run down and trashy this apartment complex is. The inside looks great because it was renovated but outside looks like literally a dump, with giant dumpsters and containers due to constant construction. I give the construction a pass because they are renovating as people move out, however there is always trash on the ground outside and the bushes grow out to block the door way. My main reason for leaving this bad review is my experience with people smoking inside the apartment, and the staff's lack of action. Someone is clearly breaking the lease by smoking inside. Sometimes cigarettes, sometimes pot. It leaks into my apartment through the vents and is unbearable. Management has sent the same email warning every time I complain but nothing has worked. Combined with that is the broken AC situation where it breaks right as it gets insanely hot, and apparently dozens have been broken in this property and they are backed up by weeks. My AC has been out for nearly 3 weeks still, with no ETA on when they will get to mine. I am done with this place, definitely not renewing my lease. It's a shame because the staff are all super nice but I wish they'd put more effort into improving current resident experiences and upholding their own lease rules and restrictions.

Staff in office is never concerned about getting an issue taken care of; whether it be crime like animal neglect, issues within the apartment or anything else you can imagine. If you’re lured in by the brand new features, fixtures and renovations shown in the picture, keep looking elsewhere. Everything that “looks nice” is painted over. My 2 bedroom 2 bath unit has 4 different types of light fixtures, a tub that’s been painted over and is peeling, a broken dishwasher, a separated ceiling, and a fireplace that had a wasp nest in in (within the unit) at move in. Do you want to be concerned for your own safety? Here at Riverbend, they will give you the false hope of gates that are never closed, cameras that likely do not work and a new crime every day. Keep looking, but don’t sign here.

The complex is Renovated but not safe and things are still breaking down Maintenance is trying but not enough help. There are nicer places to live around that appreciate their residents.

Pepper Pike, the current management company, does not seem to care about residents safety nor wellbeing. They violated the move out procedures of my lease. Started demolition 6 days before my lease ended. Broke their word. They ignore residents maintenance requests and the neighborhood isn’t safe. Multiple homicides this year alone. Why advertise as gated community but never have a working gate?

There is one good thing about this place, and its that it is convenient. If you want to feel safe, feel good about parking your car outside, or just generally be happy about where you live, go somewhere else. Two people got shot behind my unit and nothing was done to make it any safer around here. A friend parked their car here when they stayed overnight and someone cut out the catalytic converter. Nothing was done except we were told to file a police report. But through all this they thought it would be a good idea to replace to front door to the building, a door that isn't ever locked. I'd break my lease if it wouldn't cost me thousands of dollars. Can't wait until I can move out.

This place is abysmal. New owners do not care. Garbage is everywhere from the remodels being done. Rent increases for “community improvements” even tho it’s just a repaint. Maintenance requests will not get filled unless the deem it “necessary”. A murder took place on Garonne terrace a couple weeks ago and there has been no increase in security. Please find any other alternative than this place. Only positive is location.

The units in these apartments are way too small for what they charge. The area is a convenient spot to be in but the people they let in is not worth it. Lately there has been one murder and an unsolved homicide. The area is just getting worse. Barely any parking spots at night because of so many people parking that don’t even live here. I would suggest look someplace safer and worth the space, not here

Management is lazy here!!! They don’t want to answer the phone! The apartment above us was flooded with water lines that were in a trash can that overflowed. Our ceiling was leaking brown water for 3-4 days. Everything was soaked and was stinking. They didn’t give us compensation, a free month rent, or new unit. There is anyways something wrong with the apartment. One day the water is off, the day next day half of my unit electricity is not working. Next day the ac goes out! They are lazy and only care about getting your money!!! Look somewhere else. High price too!!

I lived here May of 2020 to October 2020. My air conditioner went out multiple times and the maintenance team is not responsive and slow to fix problem. Plus, when they fix it they leave a mess in your apartment. I moved out and I was billed a month later for a CUB bill that I was unable to pay because they CLOSE your account the second your lease is up. Not sure why they close your account if it still has a balance, but it is a major inconvenience. Staff is not accommodating and unorganized. Look elsewhere, especially for the price.
