Property Ratings at Riverbend at Port Imperial
The public garage to the south of this apartment building turns into a nightly meeting spot for racing cars. The noise is unbearable, with loud engines revving and cars speeding around until late at night. It’s become a huge source of noise pollution, affecting the surrounding area and making it difficult to sleep or enjoy any peace. The garage seems unmonitored at night, which poses a safety concern as well. If you’re looking for a quiet and safe spot, I recommend looking elsewhere until this problem is resolved.

No hot water for almost 2 weeks. Received a credit for less than 3 days. Multiple misrepresentations. No AC in the hallways. Terrible maintenance and staff. Old run down overpriced building. Just terrible overall. Do not rent here you’ll regret it.
Moved in last year, paid quite some for moving. My plan was to stay here at least few years. Unfortunately management never told me that they plan to hike the rent for astronomical 30% this year. If I knew this I would have never signed the lease. Even if I would somehow agreed to this hike, from a management as this I can expect next year another 30%. That is beyond greed and the sad part is that this building and their apartment has NOTHING whatsoever to do with LUXURY. It is an average building with horrible amenities. Gym which is one room with 5 - 6 outdated machines, bathtubs painted so many times that after 2 month it started to peel, extra small kitchen in ‘2 bedroom’ apartment….nothing luxurious except the new price….even old one was not cheap. For that money you have many better places to shop se from. And one more thing…. So called view of the city they are so up charging for will be soon old news…..new building is rising in front of this building 25 Ave at Port Imperial and the only view you will have is someone’s living room or even worse….garage. I am angry as hell, 30% hike on the rent is beyond acceptable…..and the worse thing is……I can’t trust them anymore….who says next renewal will not be 40% or even 50%……NJ does not have rent control and it is only in favor to corporations.
Management and staff are amazing they make you feel at home. Activity’s are always planned and make us feel safe with security always taking care of everyone.
I decided I would leave a review, because the level of service that I am getting here definitely deserve some thumbs up. To be fair with the other reviews, yes the property is about 20 years old, so yes the appliances are a little old. But whenever I had an issue with any of them, the service team helped me usually within 24 hours of my request. They replaced my blinds, once in the bedroom, and later in the living room. They fixed my dishwasher, they repaired my toilet flush, they replaced my bathtub faucet, and they replaced my A/C unit in the bedroom which was noisy. All of that in the matter of 1-2 days each time. The team is amazing, and the rent is fair for the area.
This is by worst place I have experienced in my entire life. I have a contract clause second hand smoking and the management doesn't enforce this. In fact they enable neighbors to smoke marijuana because their argument is not excessive. My neighbor smokes constantly and my apartment is unlivable. My mom has asthma and lately has been hard. Elevators, hallways smell marijuana constantly with no measures. Another thing is no noise. Although another clause in the contract the noise from neighbors, dog barking at 7am on the balcony is the norm. Lastly the heating system sucks. You will pay around 300$/month for a 700 sq ft apartment for minimum heat. The appliances are so so old.
Biggest mistake we ever made. The place is falling apart and NO AC! We had 4 window units, $1260 later after 3 months. Thankfully we were able to amend our lease and get out. It’s a mess, don’t do it!
The worst apartment ever. The floor has a water leakage problem every time it rains. And I reported this kind of problem multiple times to the maintenance team in a year. And the building maintenance did the same kind of maintenance every time and the problem is not fixed at all. Just imagine this kind of machine will be there for a week every time it rains.

Not recommended. The a/c and heating are very expensive, be prepared for 400 bucks monthly heat/ac bill. We had a kitchen sink leak. The management didn’t come to address the issue until about a month later (After we put in like 5 requests and gave up on they coming to fix it, and we had to use a container to collect the leak water). Feels like the management just simply don’t care and we decided to move out after our 8 months stay here.
Do not rent here believe me waste of money! Everything is lopsided and the walls are like paper. The utilities are super expensive too b/c the heating and cooling systems are out-dated. Be prepared to drop over $400 per month on heat and A/C. And no I'm not exaggerating.
No one ever picks up the phone. I tried calling. I wanted to make an appointment so I can get a tour and get a closer look. Never got through. I finally drove there. I wasn't sure where I could park. I wasn't sure of where the office was. I finally found the place but needed to be buzzed in. It was so dark I wasn't sure if anyone was even there. I could see a desk but no one was there. Once I was in, it was so dark, it reminded me of a lounge/bar. I asked the girl there if I could get a tour. I almost felt like no one wanted to help me. She didn't look sure of what she was doing. She walked to the back and I could hear her say to someone "What do you want to do?". And the other person said ok. I had to come back in an hour. The women who was going give me the tour was there only in body. She looked like she didn't want to be there. Never smiled. I felt like I had to entertain her just to get a smile out of her. In the end I wasn't sure what I was paying for? What was I getting for all that money? The amenity fee is close to $700.00 a month. But it doesn't cover for the amenity. I was told it was for administration. If you want to use the community room for a party, you have to pay about $300. or $400. for the room. I never heard of that and other places don't charge you extra. If your going to use the theater, you can only bring one person with you. So if my sister and her husband came to visit, they both couldn't come in? If you play basketball, the court is always full. There were so many restrictions I was wondering why bother. You pay for parking. But your parking space could be anywhere on the grounds and nowhere near your front door. So it's like parking in the streets. Because this place is so big that its like a small town...and still building. I couldn't see myself walking on a snowy, windy, rainy, or stormy day to my building. And your on the water. Which makes it worst. Cable and wifi is included in the rent she says. And was quick to say you can't cancel that. You have to have it. I thought what if I already had a great plan? And was I to pay extra? I already knew before leaving I wasn't going to want to be here. I don't care if I had all the money in the world, I wouldn't want to live here.
