Property Ratings at Riverbend
How do I start? Well, they don’t check ac or heater before you move in. Learned this the hard way after moving in in middle of winter and sitting my 45-50 degree apartment for the next 3 weeks as they made every excuse they could to not come. Few months later, my ac doesn’t work and I have to end up calling corporate after they ignored it for over a week and got told from the maintenance guy Jeremy “I’m not fixing it today because I don’t want too”. Then 5-6 weeks later, my ac breaks again. Jeremy shows up the following day after ignoring my calls for 12 hours and pokes around a little for about an hour ish and never comes back again. Long story short, didn’t fix it that day either and Jeremy screamer and argued with me telling me I’m a brat, my dogs can suck it up and drink some water, he does not have to fix my stuff if he doesn’t want too(what? Ur maintenance?), and ends the call with “I’ll talk to my supervisor, probably won’t call you back, and definitely won’t fix it today”. All I asked was that, after all of this, they let me leave fee free- that’s it. They decide they won’t do this because they feel their maintenance guy didn’t do anything wrong. SO THEY JUST LET THE STAFF TREAT YOU LIKE GARBAGE. Can’t leave now unless I want to spend over $950 to leave
DO NOT RENT HERE!!! If I could leave today I would. We had an issue with MOLD, an unsafe balcony(can’t even stand on it), hornets & wasps getting into our apartment because the windows weren’t sealed properly, and A/C issues that we called about more than once(finally fixed today no thanks to the “property manager” Kayla). That’s just to name a few of the several issues we’ve encountered since 11/2018. Moving on to Kayla, the property manager. Anyone that has recently left a review referring to her mistreatment of residents are NOT lying. The incident that happened to my family today was unacceptable. My husband called her about the A/C unit and she had an attitude. He proceeds to go into the front office to discuss her attitude & the A/C issue(we have kids and the apt was 85 degrees upstairs & 79 downstairs). They exchanged words, he asked her for Corporate’s number, and she proceeds to call the police on my husband for “trespassing”. The frustration that we have is due to work orders not being addressed or completed correctly(they put a bandaid on the problem instead of actually fixing it). Fast forward to 3:30pm, I come to the office to get Corporate’s number because my husband tells me the number she gave him didn’t work. I didn’t even address her when I came into the office. She immediately gets defensive when i ask the leasing agent for the number & asked who called the police on my husband. Kayla stated “i did & I’ll call the police on you too because you’re coming in here being hateful. The number worked when I gave it to him” I told her “I’m not even speaking to you, but since you’re threatening me with calling the police I want your supervisor’s number.” She gives me the number and I leave the office. However, I go back into the office around 4:30pm because I wanted to know when our lease was up & to also sign the “notice to vacate” form before the office closes. Her attitude is totally different from before so I’m thinking we can talk like adults. After completing the paperwork, I informed her that she was wrong for threatening me with calling the police when I didn’t do anything to her(wasn’t rude, didn’t threaten her, didn’t curse her out). I asked her for an apology which she refused and tried to deflect the issue back onto my husband & I. I’ll be discussing this & any future issues with Mary Kay from now on. Kayla is unprofessional, rude, & clearly shouldn’t be a property manager if she can’t communicate effectively.
I I moved in beginning of July so yea I like this place it's just a place to stay until we can find a house but I like it here so far friendly people so far and it's cool but we are here for only a year so at lease we have a roof over are head that's all it matter to me
I rented this apartment for short lease of 3 month. Since our new apartment is not totally settled down, I asked the office for a quote if I could not move out on time. It is about $750 a month, which is too expensive for me, and I told her that we need to discuss it. I never come back because I have already make sure I will move out on time. However, they suddenly appear on our moving day, asking for delaying fee now. I don't think that I am responsible for asking for a quote. This makes me so angry. They never ask me if I am still moving or not. Now they tell me that I am responsible for not letting them know that we are moving on time. No, we are not.... You NEVER asked for an answer ! All I want to say, is that, it is easy to move in. However, when you move out, please take care, this office is doing whatever they can to take more money from you. Good luck.
Perfect location to University also close to stores. We have lived here about 5 years. The apartment is very nice and so are our niebours. We have always had a good relationship with the management and maintaince.
Our first 6 months here was wonderful! Shauna was the most amazing manager I have ever known. Then we had new management come in and that has been a whole new story. The most rude condescending person I have ever met in my life!! My husband and I can NOT wait to get out of here. If everything goes as planned we will be breaking our lease and getting out of here by the first of the year. I would warn anyone considering moving here to think twice about it. You will get treated very poorly and accused of doing things in the apartment that you didn't do. We transferred apartments during this management change and the new manager took some of our deposit because we didn't wipe of the window sills...... We left the apartment cleaner then when we moved in and she took almost half of the deposit for having to 'CLEAN THE APARTMENT" I even shampooed the apartment before we left. It's absolutely miserable here. Can't wait to be out of here!
When I moved in years ago, I loved this place-beautiful scenery, quiet, safe, close to campus...but a few months ago the management changed. <cue ominous music>. Since then, it feels like the place has fallen apart in what seems like an impossibly short amount of time. For a time, the grass was knee-high and now they have implemented weird rules (like not being able to walk your dogs *inside* the complex??? Apparently you can only walk with them in the parking lot?!). The "most fun" change so far has been the new manager. She is rude and condescending at worst and annoyed with you at best. At first I took it personally till I found out she's like that with all the tenants. Shauna was warm and inviting and the new one is like her Opposite Day twin. I'm not sure if they quit or got fired but the old maintenance staff was friendly and I didn't feel uneasy having them in my apartment. The new ones that arrived shortly after the new manager officially took over make me feel uncomfortable (though in fairness-I haven't had much contact with them yet, they just give me the heeby-jeebies). Since the Management Takeover there have been numerous car break-ins in the parking lot too. Coincidence? I think not. On the positive side, I've noticed that as tenants are moving out, they are replacing the countertops and carpeting. Also you get to pick the color of your accent wall when you move in. And in some, they have overhead lights and ceiling fans in the bedrooms! So, as I will be moving somewhere that is worth making my home, I hope the new tenant after me has a better experience than I have had at the end of my lease.
I've lived in this community for years and have had no complaints. Shawna always took care of anything in a professional manner and the maintenance staff was reliable and kind. Now the manager who has replaced Shawna has made everything unbearable. She is rude at worst and annoyed at best when you speak with her. I'm not sure what happened but the old, good maintenance staff was replaced once Shawna left and the new ones (while I haven't had any interaction with them yet) give me the creeps. This used to be the best affordable apartment to live by yourself in with a dog (and the only complex that felt safe in this area), but now it's just another shady apartment complex in the middle of a shady part of town. It's too bad because the scenery here is gorgeous. Side note: The walls are pretty thin- I could hear the baby in the next apartment crying all night and anytime someone drilled a hole in their wall, it sounded like it was coming right through to my apartment. On the positive side, it seems like they are replacing the appliances and carpets and adding ceiling lights/fans in some apartments as soon as people move out. As I will be moving out as soon as possible, I hope the next resident enjoys all these new amenities.
These are the best apartments I have ever lived in. The office staff is amazing as well as the maintenance, they are always prompt and treat you with respect. Quietest apartments I have EVER lived in and they are fare and I actually got my deposit back!!!! How often does that happen at an apartment complex when you have pets?! Amazing, would more than recommend to move in here if you're looking for a quiet place that is always good to you!
