The coastal city of South Portland brims with character as it rests along the calm waters of the Fore River. Located between two major highways and situated about 10 minutes from Portland, residents are afforded an abundance of travel options within a relatively short drive. Interstate 295 lies a couple miles west of the town’s center, catering to the industrial area’s work commuters. Interstate 95 is near a local golf club and the Maine Mall, and State Route 77 draws interest from those seeking education at the community college, fun at the beach, or a ride on a pontoon at the marina.
This cozy little town provides a strong and active community presence. Residents take pleasure in the excellent public safety services and its many amenities, such as the vast park system. Parents appreciate the supportive and exceptional school systems, and children enjoy the neighborhood-run activities and holiday events.

Property Ratings at Riverbrook Apartments
I started renting here in December 2021 and have no complaints. I read the other review on here and almost did not apply. I’m glad I didn’t listen to that review because I have not experienced anything they mentioned. I live on the top floor so I can’t say anything about upstairs neighbors, but I have NEVER heard anything from the people next to me. Also, you live in an apartment so if you were to hear people, that’s pretty normal. Also, it says in the lease that if you have pets you have to have your carpet professionally cleaned upon move out, so I know to expect that. Either hire someone to do it or they will take it out of your security deposit. Obviously this other chick is just entitled and doesn’t understand apartment living. You do not own the space babe, your renting it, respect it. Read the lease and ask questions. This place has been a great home to me. The office staff and maintenance are always nice and prompt with their replies. If you are looking to rent here, I recommend ignoring the other review.
When I was looking for my first apartment I was interested in this because of the location and it felt safe to me. I soon realized that this place was anything but perfect. A few things to watch out for: -They won’t clean the drain from the person who lived there before you. So if you enjoy your first shower in a new place where you’re standing in a puddle this is the place for you. -The wall is VERY thinly painted. That will cause two things: - your neighbors will be loud and you’ll be able to hear them around you, above you and sometimes below you. -don’t hang anything unless you’d like to be charged an excessive fee when moving out. -Your packages will always be lost and delivered to the wrong building. Hopefully you’ll have family nearby to send it to instead. -Bees will live in the outlet on your very small patio so you won’t be able to enjoy it. -The whole building will smell like you’re back in college and it’s ironic because it’s a no smoking building. -The apartment will have multiple trash cans in the parking lot that they’ll expect tenants who have dogs to put their dog waste into. They won’t, so you might as well be prepared for the daily emails you’ll get from the property stating how you’re supposed to pick up waste after your dogs. -Don’t lock yourself out, ever. You’ll be provided with the office number but even before COVID no one ever answered. You will then proceed to leave a voicemail and hope a property van is nearby or else you’ll be provided a fee. -Do not expect yourself to get a full refund as they will say it cost $1,000 to paint your one bedroom space no matter how much you clean, follow their checklist and go by their guidelines. At this point you might as well be back in college where you are expected to abide by the rules but still get penalized after doing so. -You will need to get your bedroom carpet professionally cleaned so be prepared to say goodbye to an extra $116 from your security deposit. I mean don’t get me wrong, no place is perfect. But if I had a chance to do it over I would have found any place beside this one. Thank you for providing me with a safe, expensive and poorly managed first home. I hope that it can only go on and upward from here.
