Property Ratings at Riverchase Landing
Dismissive management. Run down complex. Can’t keep employees. Do not care about tenants. Definitely more bang for your buck SOMEWHERE ELSE!
What you see in the pictures is NOT how the apartments look at all! Maintenance and management is horrible! I've been living here only 1 month and the apartment above me flooded. They did nothing but paint over the water stains on the ceiling. There is hair from the previous tenant painted into my shower! Do not move here
Units are overrun with mold, rodents, roaches and other pests. Management is aware but also states there isn’t anything more they can do. This is not just one unit or even one building, it is the entire complex. There are many other concerns but the blatant disregard for the health and safety of residents is certainly the worst. Property manager held a “town hall” meeting to discuss the large number of complaints and issues she has received only to basically tell the residents how the issues were all their own fault. The number of residents and their children who have suffered health issues as direct result of the mold issues was alarming but the manager’s response was that “mold is natural organic material.” This isn’t a fuzzy piece of fruit Brittany, this is toxic mold that has permeated the walls, ceilings, floors, carpets, air ducts etc and management still refuses to fix or even acknowledge. Residents who do not like it are “welcome to move out” as long as you pay the 3 month fee to break your lease plus any additional fees they decide to tack on. Some residents have already had to move out, and had to continue paying rent on a vacant apartment just so they do not get evictions or judgements against them. Others have had to resort to even more extreme measures in order to avoid being chewed on by rats while they sleep. Do not move here.
Horrible management and maintenance. Bugs , roaches, loud noises all hours of the night. Drug dealers roam around and frequently smoke pot in the breeze way and patios. My husband and I can never reach the manager or assistant and repeatedly visit the office and we are told they are out on property by the leasing agent . The staff changes constantly too so we never know who to ask for. .There is nothing good about this place and good luck on getting your air conditioning fixed when you report it several times. We are moving as soon as our lease is up if not sooner. Don’t waste your money or time.

If solitude in a clean, organized community is your objective go elsewhere. The front of the property is maintained well and the model unit i was shown was pristine. I chose a second floor unit that was said to have a similar layout as the model unit, just with different color appliances, but on move in day discovered the unit was dirty from the previous tenant with damaged floors, worn out cabinets, and old appliances. The outside area was literally dirty and lacked the same care as the front of the complex. After checking another unit that was not maintained well i was shown a bottom floor unit that obviously hadn't been lived in in some time with new carpet, clean floors, older cabinets yet clean, but the noise from the tenant above is ridiculous. Heavy stomping, the dog apparently has seizures, so it bangs against the wall and floor and muffled voices from the TV and tenant. So i ended up exactly where i specifically said i didn't want to be, bottom floor with heavy feet and a kennel overhead. If solitude isn't a necessity, and noisy neighbors is acceptable this would definitely be a place for some. 48 hours into a very bad decision.
I lived at Riverchase Landing for one year. There were human errors that occurred during my moving in process that I could over look but, make ABSOLUTELY SURE that the way WATER/SEWER charges are calculated is explained to you in FULL DETAIL. The bill is divided among all the residents and charges are calculated based on the apartment size and the number of people on the lease. There are no individual water meters for each apartment. I was told by the leasing office that the residents also pay for the water that is in the swimming pools. There were 3 people on my lease and my monthly charges were between $135.00 to $197.60 a month. I didn't finish unpacking. I waited out the least period and moved! If I could have afforded to break the lease I would have. I really hope this will help someone to not be blind sided by this. Had I been made aware of this information prior to moving in, I would have continued with my search. The apartment I actually lived in was very nice but, the water/sewer charges almost made it impossible to survive in other areas.
Upon moving in, a kitchen drawer was missing and it took maintenance about 3 weeks to correct it with a drawer they took from another unit and painted. I have mold in several locations of my apartment. My sink flooded 3 times in the first month alone, and the property manager did not think it would be necessary to move me to a new unit. The maintenance supervisor, at the time, tried to blame me for the issues as well. The property manager began ignoring my emails until I began to find mold in my unit and conducted a mold test. She didn't follow up until I notified the health department about two months later. When I asked for another unit again, she said I would have to pay more for a unit, even though I caused none of the current issues in this unit. I'm hoping the new maintenance supervisor does more than spray bleach to fix the apartment, but overall, if the unit was truly renovated, I wouldn't be having these issues. Don't move into the bottom-level units if you still do decide to pursue this complex. Also, understand that Alabama has no laws protecting residents from mold. The upstairs unit also had a flood that leaked excessively into my downstairs unit. The worst apartment I've ever stayed in. The plumbing is also terrible because they haven't updated it since the apartments were first constructed in 1984. I have had a terrible experience living here, and management is inconsiderate, so I would advise others to avoid it.
pros: the apartments are ridiculous in size. there is no other apartment complex in this area that remotely come close to the space that I have! these apartments are bigger in square ft of most houses ive seen!! 1900sq ft to be exact:) it is quiet and my neighbors are great! we have all become pretty close. Cons: the grounds could be kept a little better. also, the water bill is crazy high!! the way the water bill is done makes no sense...and its higher than you would pay in a house:(
