Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

Property Ratings at RIVERCREST
I would never live here ever again. The apartment is not great. The staff is incompetent and unhelpful. The internet is always out. I lived here for 2 and half years, please do yourself a favor and live somewhere else.
I have lived here for over a year now, and the maintenance team is the best, they get any problem I have fixed immediately and correctly! these are great apartments ??
The office staff and maintenance employees are wonderful and diligent but otherwise I just can’t recommend this place to anyone, especially other college students. Comes down to a management issue. The internet goes out at least twice per week (community internet), sometimes days on end (we’re on day 6 of no internet right now). If the internet isn’t out, it’s the water. If the water isn’t out, it’s the power. We’ve lived here for years and they just can’t seem to figure it out. There seems to be just cheap fixes for things, therefore nothing lasts. Especially the “hardwood” floors and appliances (which are at least 10+ years old and hardly work). We had vinyl floorboards coming up since we first moved in, creating big gaps in the floor. Their solution was to put duct tape over the cracks. And whenever a someone moves out and another moves in, I’m pretty sure they just put a layer of paint over the bathtub because our bathtub itself was peeling terribly. I’m assuming it’s a financial issue. Just can’t stand up to it’s price, especially for the buildings themselves being so old and worn out. The inside looks nice until you start living there and see how cheaply everything was made just for aesthetics.
I have lived here for several years and really enjoy my home at Rivercrest. The staff are always helpful and kind, and I love the location! The apartments are nice and so is the pool! Rivercrest is a great place to live!
I absolutely love living here! The office staff have been so friendly and willing to accommodate! Walking distance to everything in the Baylor area. Love the pool area and hot tub!
We lived here all 3 years of Law School and absolutely loved it! My husband was able to bike to the law school everyday (roughly .9 miles along the river-walk) which has saved us a lot in parking passes! The office staff is great, maintenance is fast, and the HOT TUB is a great place to make friends. 10 out of 10 would recommend living here. Also, The Vaulted ceilings in top floor units are totally worth it! Also, If you leave your patio door open on a breezy day you just might be able to hear the marching band practicing on campus.. it's beautiful!
Great pool, great staff, amazing property. I love living here because everyone is really just nice and helpful. There's always a place to park, and my favorite, dumpsters around every corner. I hate walking across properties to take out my trash. They even have vending machines haha. Thanks for being awesome Rivercrest!
I haven't even fully moved in yet and I'm absolutely head over heels for this place. The property is gorgeous, not to mention the pool is awesome!! Volleyball courts and grills, and the extremely helpful and polite staff. Thanks Rivercrest!!!
Rivercrest is perfect if you are a student, or an employee at Baylor. It's located only 2 blocks from the science building on campus. However, the cost is a bit on the pricey side. I'm going to start by talking about the positive. The management is fantastic! They really take care of you. That goes for the maintenance staff as well. Every one of my requests was taken care of promptly and professionally. As long as you are honest and up front with them, they will do everything in their power to help you. <---I feel that a lot of people who complain about apartment management totally neglect this. If you have a problem with your apartment (and news flash: everyone will sooner or later), you report it to your management. I can't speak for all apartment managers, but in my experience, they do their best to fix the problems they know about. However, they can't do anything about problems they don't know about... End rant. The location. I LOVE the location. Even though I don't have anything to do with Baylor, I love the area. Almost no crime to speak of. It's feels very safe. Especially at night. Not much traffic. Surprisingly low noise considering how close you are to campus. Within minutes of downtown, the river front, and Cameron park. And now the "meh" part. The apartment itself isn't bad, but it's nothing to brag about. It does its job... for lack of a better term. The patios are nice and large, but I never use it enough. The walk-in closet is pretty nice. The appliances are pretty high quality (at least in my unit anyway). All and all, it's a good apartment. They have a really nice pool area too. If you like that kind of thing. And now the negative. My biggest problem is the cost. It's is just a little too high for what you get. Currently as of July 2015, I am paying $640 a month for a 1 bedroom apartment, which is 550 square feet. Other 1 bedroom apartments around Baylor are asking between $515 to $575 for the same square footage or more! Also, the 14 month lease. I'd never heard of such a lease before, and would advise that you avoid it. Overall, I give Rivercrest 4 out of 5 stars. It would be 5 out of 5 if the rent was lower, and if they offered a traditional 12 month lease. But like I said, if you're a student or an employee at Baylor, and you can afford the rent, then you're going to love this place.
