Property Ratings at Riverdam
These apartments are very beautiful to look at, but the positive experience ends there. The floors and ceilings leaked in the apartment I was in. I dropped my dog's water dish and it leaked to the apartment below. I was charged $500. Average monthly utilities averaged $295.00 for a single person and 748 square feet. The windows are extremely drafty. You will hear everything from the apartment above you, even normal conversation. They accept pets for a hefty monthly rent and then they don't even provide pet-safe salt. My dog burned her paw. You are required to park in the parking structure. There are always people hanging out in the stairwells. The walk from 24 Pearl Street to the parking structure is littered with garbage and cigarette butts. They will take your entire security deposit. My apartment was spotless when I moved out and they charged $350 to clean a spotlessly clean apartment. I cannot stress this enough: The management team is absolutely awful and arrogant.
I've been renting apartments for over two decades, and I must say that my experience with Port Property management has been incredibly disappointing (the worst). Their incompetence is unparalleled. Once you've moved in, getting any response from them is a Herculean task; emails and phone calls go unanswered, forcing you to invest valuable time in persistent follow-ups. Even when they do respond, it's typically with minimal effort or engagement. Their penchant for imposing fees for every conceivable reason is unwavering, with no room for negotiation or flexibility. They LOVE tacking on fees for all kinds of things. They force you to use a proprietary key fob. I left mine inside the apartment while moving in and the door is designed to shut behind you and lock. They charged me $100 (twice) to have someone walk over and open it for me. Saw lots or people standing around in the lobby waiting for the same issue. My recent move-out experience was especially disheartening as I was unjustly charged nearly $500 in cleaning fees, despite leaving the apartment in impeccable condition – cleaner than when I initially moved in. The presence of filthy cat hair upon move-in only exacerbated the situation. Furthermore, the assistant property manager's demeanor is consistently rude, condescending, and juvenile, leaving tenants feeling unsupported and overshadowed by unnecessary drama rather than receiving the assistance they require. On top of that, he had the audacity to get into my personal affairs and tell my girlfriend that he had "problems" with me. We share a new apartment together now and couldn't be happier to get away from Port Property. Never experienced property management this poor anywhere in the nation.
Riverdam was my first real apartment outside of college and I could not be happier. I first rented an apartment in 2020 during the height of the pandemic. Port Property was amazing and offered me several units of which had unique layouts and beautiful mill characteristics. I have lived at Riverdam ever since as the community is so wonderful. After a year of residency, I got a dog and realized how friendly the complex is as most tenants also have dogs or cats. Riverdam is perfectly located in downtown Biddeford where it is a short walk to Main Street, so many local food places and stores. Riverdam is a gem and I highly recommend to all.
5/10 recommend. I’ve lived in multiple apartment buildings throughout NYC and Maine for 10 years. During that time I never once felt the need to complain about something to a landlord or property manager. At Riverdam, that is almost a weekly occurrence. On paper, the concept for Riverdam is great and drew us in - great location, exposed brick/old mill building, new facilities/amenities. The execution - however - and customer service - has been horrible. Parking is a nightmare. If you have more than 1 car you’re in trouble, especially considering Riverdam gives priority to its construction vehicles over its tenants. That is so they can complete building new units on time, at the expense of currently paying tenants. We pay for “private parking” but can’t park there when it snows, which defeats the purpose of paying for private parking!! The construction site has also left the courtyard a disaster. There is trash everywhere. I wouldn’t consider a courtyard filled with beer cans, food waste and wrappers, coffee cups, boxes, etc to be “dog friendly” as Riverdam is advertised. Inside, the apartments are very aesthetically pleasing. Functionally, they are not. The internet (which we are required to pay for in our rent) is nowhere near the speed promised. The sound attenuation between units is awful (again I lived in NYC and this is significantly worse). The wooden floor boards have cracks between them and are not grouted. In between the cracks are splinters, nails, and even cigarette butts (from workers?). Yes - in the floor boards of a “dog friendly” apartment!!! I will submit images separately if this. We submitted a work order 4 months ago to fix our bathroom door which doesn’t lock - and haven’t even received a response. Most recently, Riverdam charged me $240 for 1 month of water (after my previous bill was $150 for 3 months...) After speaking with several other tenants, I can confidently say I am not the only one disappointed with Riverdam. If you’re looking to move here, don’t be fooled by the pictures. It is a nice set up. But the headaches far outweigh that.
The apartments look great, however, the property is poorly managed. The hallways smell like weed and cigarettes in a non smoking building. The trash isn’t removed from the from the garbage room in a timely manner and the building frequently leaks water from the walls. The shared hallways have been cleaned once in 6 months and there is garbage and construction debris in the courtyard. To all insult to injury the person who leased the apartment to us said there was ample private parking available and that there would be spots for both of our vehicles. Since we moved in there has only been parking available for one vehicle per unit because the management company only has a few available spaces and the parking will be public in a city lot when the lot completed sometime in July. In general the fit and finish in these apartments leaves a lot to be desired as well as poor design choices have been made, such as doors that swing the wrong way, switches and outlets in the wrong places, skipped or poor caulking, poor paint work, the gorgeous hardwood flooring was laid directly on the presumably concrete or steel sub floor without proper underlayment or leveling and metal work looks like it was done by kids just hired out of trade school these are details that someone who has spent a great deal of their life in construction like myself would notice but would not necessarily be obvious to everyone. Honestly this place is not worth the cost or the hassle of renting, you just are not getting what you are being promised or what you are paying for. I am planning on leaving as soon as my lease is up if not sooner and am also considering legal action against port property management for the deceptive leasing practices.
