The property manager is really rude. the building is poorly constructed and built, thin walls, dirty pissy elevators & it’s mostly Military and police personal on site, management is always on vacation & takes months to responds to requests. For the price of this crappy place I’m telling you dont live here. I broke my lease 3 months in, the staff is horrible.
I scheduled an appointment to take a tour of the property and apartments. Upon arriving I first noticed the future tenant parking space had 3 cars jammed into just 3 spaces in front of the leasing office. Two were in the parking spaces with a third T-Boned up to the other two cars. Once I had to go looking for parking, I found out firsthand about the infamous parking issue. I found zero free guest parking and had to pay for a space. There was no grace period before charges, so from what I saw a 5-minute trip would require paying for the hour. The cost was a little less than a dollar per hour. I paid for 2 hours. Then I went to the leasing office. There are two sets of doors with a tablet to call reception in between to get the second door unlocked. I used the tablet and received no answer. I tried it several times before stepping outside to call the office from my phone. I got no answer from multiple calls and leaving a message each time. After about 20 minutes I just left. It has been weeks since then and I have not received any calls back. I don't live here, I did not get the tour, I did however get enough information to form a negative opinion of the administrative staff and parking situation.
The management tried to do their best as management can. When you got 690 apartments that’s not easy to manage but I’ve never felt unsafe. They have great security, great community building with tons of games and wonderful swimming pool. Besides that the apartment is beautiful. The only downside is the noise for sure. If you want to get restful sleep you might want to get headphones on , but not every floor is noisy it all depends on your neighbors. Not bad place at all!
After living here for 5 years, I can say the quality of the apartments and customer service has completely gone down. Leasing agents don’t even acknowledge or greet you when you come in. If you need help with anything like finding a package good luck because they won’t help you. They only care about taking your money each month but do not actually care about the residents. The hallways are filled with dog pee and poop and smells like weed every day. You have to pay park mobile if you want anyone to visit. You can hear your upstairs neighbor and any on the side. This apartment complex used to be luxury when it first opened but hasn’t been in years! Better off living elsewhere and saving your money.
The leasing office doesn’t care if you’re paying for your parking spot they will literally have the audacity to send you a note that they’ll tow your car for fun. Then when you call to ask them why they reply with you haven’t been paying even though it’s added as a utility to your monthly rent and you signed it in your leasing terms that it would be added as an additional payment to your monthly rent upon move in date. They don’t answer and don’t care about their residents, and want to charge you. Living here has become a nightmare not your peace. It’s scary sometimes in the parking garage because you see people who aren’t your neighbors park in their spots in the daytime /nighttime as well and they wonder around the garage peeking into cars and wondering from every parking floor doing nothing. But the leasing office instead of adding security they rather tow residents cars ? They don’t listen to people’s complaints instead they try to make up a “solution” to which is to ask people to stop throwing out so much trash like there is 500 plus more people in the building and only 4 trash bins outside and the garbage truck doesn’t come often so they hire professionals and the professionals complain about so much trash that’s why you see so much trash left in the hallways because the butler’s concierge DONT EVEN TAKE YOUR GARBAGE EVEN IF YOU ARE PAYING FOR THAT AS UTILITIES ON YOUR MONTLY RENT BILL.
Love this place, it’s beautiful. The leasing and maintenance staff are amazing. Wish these were condos because I’d buy one.
Rivergate has given us better access to Interstates that helps Cut down time to and from Work which is huge in our daily lives along with how clean the common areas are, the pool is great, the gym has what we need for a workout and our apartment is sleek and modern which is what we love as well. Overall we are very happy living at the Rivergate community.
I applied at Rivergate Apartments in Woodbridge VA in January 2023. I was working with the representative named Michael. When I applied, I had thought I was soon going to start my new job in Virginia since I was relocating from GA, but my employer had to resolve some difficulties regarding my proposed employment before providing a start date. Thus, my offer letter did not include a start date when I applied for Rivergate and they waited a few days until I can provide this offer letter with the start date. I did not receive this offer letter with a start date until April 2023, however, at this time, I was required to reapply at Rivergate. I called today and spoke with a female representative approximately 11am on 4/19/2023 and I asked her can my former $400 application fee I previously paid be applied to my new application. She responded no. Thus, I asked her can I get a partial refund, which I was previously promised by the manager. She told me no. I told her that t he manager had previously promised me at least a partial refund or that my application fee can be applied to my new application or be waived. This lady I talked to refuted any of the above options. I then told her that I was told that I was told by Michael that I would get some of my money refunded once I moved in anyway, however, this lady conconcted a reason why I would not get a refund and that is because they had a special at the time in January 2023 in which the applicant would only be refunded if he/she moves into her apartment by January 30, 2023, however, I told her that I knew nothing of this special and she was unable to provide proof of such policy nor was it written on the application, yet she insists that this special prevented me from getting a refund. However, when she read to me that my move in date was March 2023 and that this special she spoke of would not have applied to me, thus Micheal did not have this special in mind when he stated I would get a partial refund, thus this was irrelevant when it was decided to receive a partial refund, thus the special did not prevent me from getting a refund, especiallywhen I was promised a refund. I should not have to pay another $400 to continue the application process. It would be insane to pay a total of $800 to apply when I have already applied and not recieved my promised refunds.
I am happy here. Great location. Beautiful community. Awesome and friendly staff. Cleaning or upgrades to the hall corridors is my only wish.
Great place to lived nice and quiet. Maintenance are polite and clean the place well. Neighbors are friendly. Office staff is very accommodating especially Jamina I give her 5 star.

Rivergate is a beautiful property, and very well maintained. The community is tucked away from all the traffic so it's very quiet. I like the fact that they offer valet trash but Rivergate also offers trash compactors and recycling bins. The gym is never fully crowded. The office staff has been wonderful they are very effective with communicating and have been very pleasant each time I come into the office. I am happy with my decision to move here.

Overall - great unit. Floor plan is nice and amenities are updated. There have been a few minor issues that cumulatively affect my opinion however. Parking garage sensors are a bit off, I’ve been in a line with multiple residents where we’ve had to help each other open the garage door. I emailed about a noise issue (which has since gone away) but it was a little disheartening to not get a response, especially as a new resident. If you’re big into taking a bath or a long shower, then you might wanna find something else. Hot water lasts 10 min max, but progressively gets colder. I’ve ran into another resident that says the same thing so I guess it’s not just a unit issue, but rather a complex issue. Ultimately not gonna kill your living experience, but inconveniences that shouldn’t be tolerated in a “luxury” apartment. It’s been an average experience - 6 or 7 out of 10. Leasing staff in person has been great though - quick to educate me on guest parking and where certain things are in Woodbridge.
This is why we live here the entire staff is helpful and friendly and go way above expectations that incudes management staff technician housekeeping??
The community is average with security and residents are selfish, nasty and ruin the entire vibe of the building! They leave trash everywhere, smoke weed inside the smoke free apartments! Many dog owners do not pick up after their pets! This is a health hazard to others pets! Neighbors above you don’t respect you and stomp around like elephant!! Do not be fooled by the “Luxury” in the title! It’s average at best! But priced in the Luxury league!
For the most part a very safe apartment complex BUT prices are a little too high for the surrounding establishments.

The parking situation is worse then you could imagine! I have lived here for a year and half and it just gets worse! Parking is advertised as free with the option to purchase reserved parking at $75/month, however, there is a waitlist for paid parking, so don’t expect this to be a viable option! Furthermore, they continue to remove spaces from current residents with little notice. Today, management sent a notice that they are removing 35+ spaces that residents could previously park in. In this same email, they specify that visitors can only park for less than 24 hours before getting towed—you used to only need a guest parking pass from the office! So good luck if you have friends or family visiting and staying with you for a weekend! They can’t park at your residence! You might be thinking I’m over reacting about parking, but I’m not even going in-depth about the other issues including: The pool is only open Tuesday, Thursday, and Sunday. The gas grills are dirty and always out of gas (that $500 amenity fee is near worthless) The Package locker system is broken often and is always full which makes deliveries get thrown on the floor in the insecure mail room. I have had a number of packages stolen as a result. It took nearly all summer for them to properly fix my AC. The the rugs around the building are always pee and poop stained from dogs, which goes nicely with the damaged and scratched walls. The dumpsters are constantly overflowing and the trash shoots are always broken and jammed (trash is an additional $10 a month). The property often smells like pot, thanks to people smoking on the roof, and wet-dogs. Construction traffic make it difficult to leave in the morning. If you are looking at moving into the new or current building, I would strongly recommend against it. I can only imagine the parking situation will continue to decline as they try and fill the new building.

This property is terrible. From the lack of parking, to the lack of regency when multiple residents have complained of MICE! The new managements (Greystar) answer to the complaints of lack of parking was to get rid of 30 spaces in order to force you to pay $75 a month to park in the garage. do NOT live here.
Do not consider living here unless you’re okay with paying $75 to park per car. ESPECIALLY if you get home after 5pm. ZERO PARKING!!
Been here for 2yrs and the management staff has been replace 4 times and they were just taken over by Greystar…which has a history of crappy management. The building is very pet friendly which is great. But people let their pets pre throughout the bldg and the maintenance staff doesn’t cleanup the carpets. It has went from a quiet luxury building to a typical hood bldg. Mail room isn’t secure and packages get stolen. Kids have damaged clubhouse tvs and treat the building like a playground. There’s supposed to be no smoking in or around the bldg but the new tenants lately don’t give a crap about any of the rules. This bldg is turning into a low level overpriced bldg.
This is my third lease and I have become quite fond of Rivergate. Wonderful staff, great neighbors and outstanding amenities. Who could ask for anything more.

When I first moved in it was quiet, low key, mature adults... a year later my rent went up, so did the trash both literally trash piling up in the trash areas and the trashy people who are renting these apartments. They are young, noisy and I think they are offering low income tenants here now... definately not worth the price you pay for a place like this. Plus the carpets in common areas are all stained and just looks gross.
Overall, I'm enjoying my time so far at Rivergate. It's updated enough to be ADA compliant. The kitchen cabinets are super tall and that's honestly my only gripe. The washer/dryer set up is workable, the floorplans flow well, and there's enough room for a wheelchair. The staff is helpful when you get a response out of them and are quick to get on your requests.

I enjoy living at Rivergate for the most part. My one bedroom is easy to keep clean and looks nice and modern. Maintenance has always been kind and thorough. The front office staff is also kind, but there were issues with parking. They are now attempting to resolve those issues. The building is poorly insulated between apartments, making it easy to hear neighbors. This can affect your sleep quality.
Overall, great place to live. There are pros and cons to any place. Lighting isnt great and the walls are thin. The smoke detectors are overly sensitive. The leak in our apartment hasnt been fixed. Parking is sometimes an issue and the new visitor pass concept is not really realistic or practical. The hallways smell like dog urine and the doors to the outside slam so loud you can hear them in your apartment. The general facility is very clean. The amenities are great and always clean. The staff are all very friendly and helpful. The package concierge is great piece of mind. The apartments are modern and have great design. The rooftop deck is really cool. The surrounding areas like Occoquan are really cool places and have some cool restaurants and activities. The harbor restaurant is awesome and convenient. You are removed from the hustle and bustle of the city/suburban areas but close enough that its not too far to go shopping at any major stores. Ive lived in a lot of apartment complexes and so far this one is one of the top ones I have lived in.
I love living at the Rivergate in Woodbridge. The residents are friendly, the staff are responsive and kind, and I am by the water.
I've only been here about 2 weeks so far, so my experience is limited. However, I really like the team that cares for the building here. The manager is easy to talk to, the cleaning staff are courteous and friendly, and the maintenance crew are prompt, thorough, and ready to work with you to ensure the problem is solved.
Rivergate is a fantastic apartment home. I signed my lease sight unseen. The reviews online were great. Jordan was responsive, informative, and extremely polite. When I arrived the community and apartment exceeded my expectations.
Dog park would be great but the staff and property is wonderful. Im happy I chose to live here.
I been here 3 weeks now. The property is nice. I would love to see the carpet changed in the hallways though. Jordan and Amy have been helpful and responds promptly to emails. Myself and other residents would like the roof top hours open longer.
Overall Rivergate has been a wonderful experience. I have enjoyed living here and felt spoiled! I would definitely recommend Rivergate to my friends.
The apartments look nice, but the sound you hear between apartments can make you miserable at times. The layout is good, but with the lack of sound-proofing, having the washer and dryer in the bedroom can be a nightmare if your neighbors choose to do laundry at 3am. The office struggles to get smoking and parking under control, but they are very friendly when dealing with residents. I feel like they hear me if I ever have a complaint.
Mails are getting stolen. Bikes got stolen. It's not as good of a community as it looks. You pay high rent for a good environment, it's definitely not that. Regret signing the lease in just one month.
