Property Ratings at Riverhorse Ranch Apartments
I’ve lived in phase 2 for 3 years and there have been multiple problems with homeless people just hanging out on the stairs at all hours and car break ins and stolen items such as packages and bikes. Management does nothing even though this is supposed to be a gated community. Don’t recommend living here.
I have lived here for almost 3 years and it’s the best decision I ever made. The staff is incredibly friendly, the neighbors are wonderful, and the amenities are excellent. I feel very safe here. Everything I eat is close by, and don’t have to worry about bad traffic. I highly recommend this place!

My husband and I have lived here almost 2 years and we really like it. Quiet, beautiful grounds, large bathroom, friendly neighbors and a playground that's great for the kiddos. We definitely are staying here until we decide to buy a home. My only issue is parking can get tough at times and there used to be a courtesy notice when packages arrive in the office. But those are minimal. Pricing for our unit is very good especially in the area. Great value. I definitely would recommend.
And don't expect your deposit back. Management consumes it with miscellaneous, trivial bullshit to absorb it. This apartment complex has really gone down hill since I moved there almost three years ago. I am out now, but if you are desperate enough to try it expect terrible parking, noise, 18 wheeler parking in your backyard at all hours of the night because the self employed truckers use it as their personal truck storage. There are a lot of far better choices in the Austin area now. Do your homework to avoid disappointment.

Unfortunately we do not own White River Blvd, that belongs to the county and the county seems to have no issues with the big trucks parking there. Front office staff needs some serious training on how to be courteous, respectful, and helpful to ALL paying residents. I have witnessed for myself as a guest, the unprofessional manner that reports and requests are handled here. Don't waste your time. These apartments have been poorly managed since 2010 and nothing has changed.
Having lived in both phase one and two there is a noticeable difference in the crime, suspicious activity and unattended children between them. Phase two had unattended, destructive children, many residents fail to pick up after their pet despite many bag receptacles and someone attempted to enter our locked front door during the night and a package stolen during the day. We had one encounter with a drunk half naked woman in Phase two who drove off, but PPD was quick to respond. The "aggressive breed restriction" does nothing, my dog has been lunged at on multiple occasions by aggressive dogs. I have also removed my dog from the dog play area because a sick or poorly socialized dog arrives. They request vaccination records but have never asked for an updated copy. This procedure needs to change. Phase 1 I lived beneath a couple with children and frequent visitors who we seldom heard noise, they had a birthday party that they notified us about in advance. No problem. Phase 2 has been a complete nightmare, bugs are a problem as the building is only three years old, poor insulation costs us approximately $100 in HVAC use every month in the 681sqft apartment (I use a smart thermostat that even tells me I use more than most in my area). There is a wafer they call a floor between the 1st and 2nd stories. We have filed at least 5 complaints against our upstairs neighbor who makes noises that disturb myself and others who have also expressed their concerns. We have video evidence of her stomping, jumping, exercising or extremely loud intercourse at 12:30AM. Belco did nothing to diffuse or resolve the situation. The fire alarms in building 21 malfunctioned recently and went off intermittently from 9:50PM-2:00AM and then consistently from 2:09AM-2:30AM. Maintenance was unreachable, 3rd party emergency hotline is unprofessional and residents stood in the rain with crying children and scared pets, the fire department arrived twice and stated it was an electrical failure. No letter or apologize went out to the residents. While leasing office staff is very friendly, and maintenance is always enjoyable company and resolve all our issues within a timely manner, this place is just OK.
I would say it is a typical apartment complex. They keep the area pretty clean. The playground is small. They could use more dog bag receptacles and a larger dog enclosure that is kept clean. Too many tenants not picking up after their dogs. The pool is nice with 4 propane grills available. The 24hr fitness area is also nice and clean.
This is a great place to live if you want to live close enough to Austin but avoid the crazy traffic associated with the growing city. Amazing amenities including a beautiful pool with a hot tub and grills opened year round and an enormous fitness center. The staff genuinely cares about the residents here and definitely go above and beyond! Come check it out for yourself! You won't be disappointed.
I lived here 4 years at first it was ok. As time went by it became a disaster. The noise levels are crazy. Filed over 10 complaints with the office and 311. Nothing was ever done. Complained about the dog mess I would find everywhere I wanted to walk, they would post notes but nothing ever happened. So I moved best decision I ever made. If you don’t mind noise and dog mess everywhere; this is the place for you.
I have lived here the last 4 months and have LOVED it!! The office staff is so great and really try to get to know everyone that lives here! They also have security cops walk around the complex on the weekends, makes me feel very safe! The people here are super friendly. The gym is amazing, and never too busy. The pool, basketball court, tennis court, and volleyball court are also so fun and nice to have so close!! They throw awesome parties and spoil everyone that lives here! I would highly recommend this place to anyone! I love it!
Riverhorse Ranch is a really great place to live. The office staff are always sweet, friendly, and very accomodating. I have had personal situations where they were able to assist me in being able to accomodate me with larger living quarters. I can call them up and make a maintenance request and it is usually handled on the same day. The maintenance staff is amazing as well. I have had nothing but great experience here. The gym is amazing, the pool spectacular, not to mention the basketball, and tennis courts. I haven't even checked out the volleyball court yet and I've lived here going on 3 years. The fact they allow large breed dogs is a rarity, and even more rare the fact they have a dog run area. Stop on in by the front office, it will be well worth your time.
Everyone that works here, both office and maintenance, are super friendly. We have lived here 6 months and have had minimal issues. Residents drive too fast through the lots and rev motorcycles at 8 am but that's to be expected in an apartment complex. We had an ant problem in the guest bathroom after we moved in but management had pest control here within 72 hours. Residents don't always pick up after their dogs in the dog run, which is frustrating but that can't be blamed on management because pooop bags and a trash can are provided for free right there. Appliances are sort of old but work well. I'd recommend getting your own washer/dryer instead of renting from the office, it takes 2 dry cycles to fully dry clothes. The back Gate is frequently broken, but they recently installed speed bumps and I haven't noticed issues since then. The gym is really amazing for an apartment complex and rarely busy. Management offers movies at the pool, karaoke, and free breakfast at the gates every once in a while. Parking is never an issue except on holiday weekends. Overall, I'm very pleased with services and amenities, I just wish other residents would be more considerate.

We would not recommend anyone to live here. The staff is friendly to your face, but when something needs done it won't happen. For a gated communtiy; the gates are rarely working. Dogs run loose on the property. Most of the appliances do not work in the apartment.
This property is very nice and mostly very well maintained. I have lived here 1 month, moved from Colorado and from NYC. Friendly staff, very efficient and highly-responsive maintenance team. Great fitness facility and pool area, clean through-out. Overall a great place to call home! One concern at this time about RHR is the continually opened / broken gates. The gracious staff tells me they know about the matter, they are working on it, but have no timeline. They further explained that the gates have been an on-going problem for an extended period of time. The lack of secure access and broken gates were not revealed when I was given a tour of the property nor when signing the lease.
We moved from NYC to this beautiful apartment complex in Oct. 2012. It's very well maintained. The staff is very welcoming and friendly; they always have fresh baked cookies at the office that my kids love. The pool and hot Jacuzzi is open all year round (other apts are only open a few months a yr,#. It's a gated community, very safe, quiet and friendly renters live here. The gym is huge #open 24/7); I attend their FREE boot camp fitness classes twice a week. They have fun community builders like movie nights by the pool, BBQ dinners, karaoke, holiday parties, and more. We have a 2 bed/2 bath apt, and it's enough space for my, husband and 2 kids. The school my son attends is a 5 min drive, and it's a recognized school in PISD. Can't say enough good things about this place. Highly recommend it.
I moved in almost three months ago and I truly love it for apartment living. The staff (Maintenance included) was patient and VERY helpful and accommodating. Monthly gatherings for tenant appreciation hosted by staff and free for tenants. The grounds and ammenities ane incredible. I have only one complaint that the gate system does not accept out of the area numbers. All in all I would recommend Riverhouse Ranch.
I have lived at the Riverhorse Ranch Apt. for 6 years! I have loved living in the community. The staff is awesome. Each time I have called/ needed maintenance service they are always make sure the task are completed. They are aware of things happening in the community and your safety is a must.
Ive lived here one month and my wonderful expierence with Riverhorse Ranch started when my search for a new place in the Austin area from San Antonio began!! When i saw the property i was instantly impressed by the look of the apartments. The office staff was very friendly! Especially Leanne who helped my boyfriend and I during the process of getting our Apartment at Riverhorse. Living here is awesome and the apartments are beautiful. The bistro is so cool! I love grabbing a cup of tea or coffee when ever i want. The pool is huge not to mention the gigantic fitness center. All the neighbors have been friendly. I love it!
I've lived here for 4+ years, and I absolutely love Riverhorse Ranch! It's clean, quiet and the office and maintenance staff have always been and is friendly and helpful. It's a great value for the money. Having a gym and clubhouse on the premises makes working out and relaxing more convenient. I wouldn't want to live anywhere else!
I just moved in this month and so far I have been very pleased with the office staff! There was an issue with my carpets smelling like dog and I was not happy about it. They took care of it quickly and put in brand new carpet. Not only is the staff great but the gym is the best gym i've seen at an apartment complex! The amenities are top notch. I would recommend this place to friends for sure!
