If you're thinking about moving in here, don't. Communication is laughable. It's so bad that it really just feels like they enjoy making tenants' lives miserable. They post paper notices on tenant doors about mandatory maintenance less than 24 hours before entering the unit. They have done this for the past 2+ years of me living here, and probably long before, despite having everyone's phone, email, and mobile app registrations. Baffling. So if you value privacy or a routine uninterrupted, this is not the complex to choose.

If you enjoy mysterious additions to your rent, phone calls and emails unanswered, maintenance requests that take constant badgering to get filled (if they are handled at all), and a general lack of services then enjoy this "luxury" apartment community. Otherwise, steer clear. This apartment complex has gone significantly downhill since it was purchased by the Donaldson Group whose only is too milk as much as they can from this property before dumping it in a few years. Do not be fooled by the cosmetic enhancements that were supposedly done. Ask anyone who has lived there for a few years (I lived there for 5) and they all agree that it is not worth it.

I’m pretty sure the previous reviews are from actual tenants. Do not live here. Their trash compactor is constantly overflowing with garbage. The maintenance guy do not fix anything. There is no pest control. Mold! I can go on and on about this place. For the price of rent it is not worth it! The rooms are small and you will regret living here. Save your money and find another place.

Recently, I came in for a showing and the first thing I noticed was the grounds were beautiful. I viewed a townhome which was very nice and with plenty of space. The staff was professional and knowledgeable. Demetrius in particular was not only knowledgeable and professional, but he was funny as well. Ultimately, I chose another property because of its proximity to my place of employment (Shaved 25 minutes off my commute); however, I am a huge believer in writing reviews, so here we are. Great property, even greater management, distance was the deciding factor.

With the property, and management. The location was perfect very convenient to the highways and shopping. The staff was very professional and quick to respond. I was relocated to Georgia shortly after my finding this property and was saddenend that I couldn't move in.

We enjoy the amenities at the Rivermont Crossing Apartments. However, maintenance is a major irritant. On 28 June, we submitted a number of maintenance requests (as requested) using the Donaldson Group App. However, someone went in and closed ALL of them without any action. On 6 July, we re-opened 4 of the original work orders. Today (July 12, 2021), someone AGAIN went in and closed all of the maintenance requests, with no action. I have contacted the office staff FOUR times asking what they can do to expedite our biggest issue. So far crickets. In any world, this is unacceptable. Be wary if you are thinking of moving here. If (and when) our issues get addressed, I may update my rating.

Every night for the last month some alarm in the sprinkler room attached to my building rings consistently until someone comes to turn it off. The noise is loud and obnoxious. That means from 1am until 8 am i have to listen to this alarm consistently ring and no sleep. I have complained to the rental office 4 times and every night like clock work the alarm goes off. I am never given any details about why it has started going off every night just that someone will turn it off soon. Tonight I called the police and they got someone to turn the alarm off. The fire department said they do not think its the fire alarm. So what they heck keeps waking me up every night? Guess we will never know since this apartment complex does not care about their residents.

Lived in the townhomes at Rivermont for 7 years moved out Jan 2021 active duty until retirement. Great location the staff i encountered were always professional, polite and very helpful. I did read all the horror stories/reviews about moving out so i was a little apprehensive about the ordeal but i must be honest my experience was nothing like i had read, it was quite the opposite. I had no issues and it was a very smooth and painless transition. I had to reach out to management after my move out date expired and once again nothing less then speedy helpful service. Every place has its's "cons" like the walls are slightly thin but after a short conversation with the neighbors we learned to respect each other space. I do know and understand everyone's experiences will differ but i have to say i had a great experience and i would definitely recommend the townhomes.

I like the townhomes, and I love maintenance. Mark is pleasant and completed my emergency call in an acceptable amount of time. The onsite office staff is questionable. They are pleasant to communicate with; however, they do not do things efficiently and are not held accountable. When they were asked to put in a maintenance order, they took the information by phone but maintenance never showed up. When the maintenance request was completed through the website, maintenance showed up. So, did the office staff ever tell maintenance about the request? If you want something done, go to maintenance (sad to say).

These two guys are excellent. Well informed and great at their jobs. They are a good team and and are prompt to all maintenance needs. Always with a smile on their faces...Jay, Lee, and Andy are great also. This has to be the best combo of folks assembled to work in a complex.The property always looks beautiful and the apartments are so clean at move in you could eat off the floor. Whoever cleans does an excellent job...signed a happy consumer.

While this apartment may look pretty on the outside, it is horrible when you actually live here. Think of this apartment as a relationship. Beautiful on the outside and then when you are actually committed to this person and are actually in a relationship with this person, you realize that this was the biggest mistake you should've made. With Rivermont Apartments, there are so many hidden fees and hidden features that they do not tell you about in the beginning. They say there is trash removal, which is like any other apartment complex, but they try to make it seem as if they will literally come to your door and remove it. I believe there are only TWO huge dumpsters in this whole apartment complex. Therefore, you must either walk a far distance to throw our the trash or PUT THE TRASH IN YOUR CAR and drive it to the dumpster. That's a major flaw. Another one, for some reason, the water and electric bill shows a significant difference from previous apartments that we have lived in, yet, we've barely used it, so how is my bill higher than the usual. Third, PARKING SUCKS! You only get one parking space. And the parking spaces are so tiny - even if you park perfectly in the middle, you will still come out of your car and have to squeeze in between the other ones. The visitors barely have parking near the ACTUAL APARTMENT THEY ARE VISITING! IT's OUTRAGEOUS. They don't tell you all the charges up front either, they wait till last minute.
Rivermont Townhomes were okay to live in, but dare you try to move out and not be charged for full carpet removal and a slew of other charges. Getting out of these townhomes is hellish - terrible experience. They rip you off, and then when you try to appeal or even ask question they will dodge your calls and NEVER, I mean NEVER call you back. I was charged ~$500 for carpet removal, but no one can tell me why I needed full carpet removal instead of just a cleaning. Mind you my husband and I are incredibly OCD so our home was spotless to include our carpet. We did not have new carpet when we moved into the home to begin with. Additionally, we were charged $50 for bulk removal (for our grill that we left behing). HOWEVER, our neighbors asked to have our grill, and they picked it up - so we know that Rivermont DID NOT dispose of it. Give me my $50 back, It's disgraceful, unprofessional, unsatisfactory, and I would never recommend them, ever! I will being using a lawyer next, just ridiculous - RETURN OUR CALLS - I moved out in June 2017.
Save yourself some trouble - DO NOT BECOME A RESIDENT AT THIS COMPLEX. I would not recommend this property to ANYONE for ANY REASON. If you have a pet, you will be charged a carpet replacement fee, REGARDLESS of whether they soiled the carpet or not. I know of many former residents who had this happen to them. The staff is extremely unprofessional, and are like used car salesmen how they nickel and dime residents upon departure from the complex. The staff also fail to put in work orders and it is not uncommon for them to wait a week to get back to a resident about a concern. There is constant staff turn over which prevents rapport from being built among staff and residents. Also, the grounds of this complex are NASTY. The 2 trash compactors are constantly overflowing causing residents to stack full trash bags along the wooden walkways, which soak in the trash liquid and become slippery and smell awful. The grounds of the complex are disgusting. There are many residents who do not pick up after their pets so anywhere you walk, you stand a very high chance of stepping in dog poo. The paint on the walls is the cheapest which could possibly be found so it becomes marked up very easily, which they will charge you for too. I also noticed county police officers responding to tenant issues multiple times during my stay in these apartments. BOTTOM LINE, DO NOT STAY HERE.
I have lived here for over two years in the two bedroom apartment and have always had both my cars registered under my lease. The property only gives you one parking pass, which only allows one of your cars to be close to the building, however it doesn't matter whether you have the pass or not because they will STILL tow your car in the middle of the night. Also, don't buy an upper level apartment because it is literally like Halloween 24/7 walking towards your building. Spiders, webs, and many other huge bugs can be found everywhere, and when you ask them to power wash the hallways (since it's the least they could do with the money you spend each month to live there) the say they will and then never do. I am still currently waiting 6 months later. I can't wait to move!!
Walked into an apartment with an overwhelming stench and bugs in the rug. Office not open for 2 days so I took care of both at own expense and time. Bottom line, I get thanked with a $700 carpet replacement fee and $230 lawyer fee although I tried to explain that it couldn't possibly be me and to look up info on previous tenants. As someone who would be rated a 10 as a stellar tenant who always paid on time and kept the place immaculate, this is how I get treated? Was a kick in the face after a $1800 fine for only giving them 30 days rather than 60 days move out notice.
My family and I moved into this apartment in the last week of a month and were so busy moving in that I forgot to pay the next month's rent on time. I was one day late paying my rent and they charged me $120 in late fees in addition to $30 in lawyer fees. In addition their lawyer sent me a nasty letter informing me that if I was late paying their $30 legal fee they would take legal action against me and I would have to pay $300 in legal fees and would be evicted. I have only lived in the apartment for ten days and they have ahakwn me down for $150 are already threatening to evict my family. I have never in my life been so poorly treated by a apartment management company and I have rented apartments all over the world. In additionthe walls are paper thin and I can hear with perfect clarity every time anyone in my building flushes the toilet. Also the staff doesn't show up for until 10am so forget about trying to get anything done like paying your rent before work.
This is the best place to live! I love it here! Ive been her for about 15months now. I have to move in feb because i just cant afford the three bedroom townhouse anymore. I love the staff and the grounds are simply beautiful! you just better have some money to afford this property. Its really expensive. If you can afford it then GO FOR IT!
I love it here at Rivermont.We are renting a townhome.Its spacious, very quiet. I never hear my neighbors. We have 3 kids, and they never hear us. I enjoy the fact also that its a mixed neighborhood. The maintenance team is always on top of things.You pay a lot but you get what you pay for.Schools are excellent.Office staff is always helpful and I'm glad we decided to go with Rivermont. I love it here.
