Property Ratings at Riverpark Apartments
As a current tenant, I would not recommend Riverpark to anyone searching. 1st experience (last yr) in a 4th floor unit. At 3am, my fire alarm started going off and Come to find out there was a leak pouring through the alarm and into my unit. By the next morning the carpet area was stained, and the wood floors started bubbling from damage. While at work, maintenance simply mopped the floor and removed the alarm (Not even replace as they didn’t have anymore. Ps, 6 months later it wasn’t replaced lol). I had to chase them down to fix the flooring, carpet and alarm which took another week. Only issue at the time so I gave them the benefit of the doubt and signed a new lease for a different unit (Current). Why, people in the community are kind and close to work but….. First issue on current unit: A burn smell was coming from the washing machine early into my lease. I reported this, they looked at it and said it was fixed. The next time I used the washer, I left the house for about 30min and when I came back to my apartment it was smelling like something was on fire and the washing machine was soaked in water and completely ruined all the clothes I had washing. This was a definite hazard and safety issue which I reported and it took multiple weeks to resolve as they had to order new machine. The issue is that it was brushed off as a minor issue until I reported this AGAIN. Fast forward 2 months ago, another leak but this time in the hall way. Can’t make this up, 1am I walk to my bathroom near the entrance and step on a puddle of dirty water flooding my hallway. I open the door and maintenance is literally power washing the hallway carpet water INTO the corner units (mine and potentially 2 others). Maintenance sees me and literally says “I’ll clean that when I’m done”, not even a simply sorry. After reporting this to management, they also just said sorry and nothing was done at all about what happened. At this stage, I even felt the need to report it to BBB and never got a response from Equity Residence or Riverpark. The only applicable resolution at this stage is to get out of the lease. I’ve never left a review before and normally try not to make a big deal but I just wanna help any future tenant from making a mistake coming here.
I lived at Riverpark for a number of years, it was great several years ago, but changes in management/staff and greed has made it a terrible place to call home. Here are some recent events that have occurred: 1. They cannot hold onto staff, fresh faces every couple of months. All capable maintenance staff has left. Expect broken things to stay broken for a while. 2. Elevators are out of service for months at a time, causing you to lug any purchases up the stairs. 3. Door fobs constantly stop functioning and have gone offline for over a month straight. To work around, they disable security/fob system and let anyone in. 4. Leasing office is rarely staffed. 5. Hired parking enforcement will ticket any non-residents. If you wish to have a guest over, you need to obtain a visitor pass from the leasing office and give it to your guest. See point #4. Riverpark will not waive any ticket. 6. All apartments have smart locks which run on batteries which run out quickly. It is your responsibility to report a low battery. If your battery dies, and you are locked out after hours, you will be charged $250 fine to admit you into your unit. 7. With the addition of smart locks (point #6), you are now charged $75 per month for a technology fee. 8. Rent never decreases. Even if units next to you are renting lower than what you are paying, your rent will not adjust lower if you request it on your lease renewal. 9. Broken appliances and trash scattered throughout the property. 10. Searching for your deliveries in the package room is often a 20-minute adventure.
Overall the apartment is in a good location and has decent floor plans. But thats all good about this place. But my nightmare started after I moved in to this apartment. The leasing office team members do not provide any kind of support. We have maintenance requests open since we moved in to this apartment and they are still not serviced. Some service requests are high security risk (like door lock not working) and one would expect to get some immediate help with issues like this. But its more than 5 months and I am living with an Open Door Lock. And you also have to deal with foul smelling dirty common areas which seems like a homeless camp zone of Capital Hill. During rain the parking lots get filled with more than 1 inch of water for weeks. If you are thinking of moving to this place, I would recommend to look somewhere else and you would live lot more peacefully.
A Filthy and Neglected Apartment Building to Avoid This apartment building was appallingly dirty and woefully mismanaged. The neglect from the management team was evident, and the lack of cleanliness made living there unbearable. I strongly advise against choosing this apartment building if you value a hygienic and well-maintained living environment. Spare yourself the frustration and seek out a better-managed residence elsewhere.
Poorly managed complex, I would not recommend moving here.
Great modern apartments! Secure buildings. Great amenities! Floors are a little squeaky but overall a really nice place to live. Walking distance to shopping.
The units themselves are quite stunning design wise. Functional with nice appliances! The apartments that have a view of the park are fantastic, while those with a courtyard view (my view) are pleasant. But the amenities leave much to be desired for the raising price point. A little under a year ago management was restructured and we lost a few things with that change. We no longer have package delivery (pick them up from the office before 6pm or you're out of luck until the next day), and Kayak rentals are no longer possible on Sundays. There is also a problem with trash collection. It doesn't occur frequently enough and so you get piles of trash building up. And with no central air the units are sweltering hot within the summers. Interestingly enough the units always stay warm to about 68F even without a heater in Winter. Pretty sure that's somehow breaking some law of thermodynamics.
Riverpark is clean due to a great staff and mostly respectful neighbors. Mostly quiet floors could have been a little thicker to reduce floor to floor noise. Walking distance to just about all Redmond offers
