I normally don't leave good or bad reviews, but I think this apartment complex takes the cake. They give incentives to their tenants to leave positive reviews FYI. You will lose 90% of your deposit regardless even though they do not do a final walk thru with you and your monthly bill for utilities is never quite right so forget budgeting and expect additional charges. Free cable? Well count on issues with that not working and the annoying and loud AC/Heater unit that is in the living room will pretty much ruin any quiet time or your favorite TV show. Apts are dark and gloomy. If you don't use bleach, the water there turns everything black and moldy, I didn't drink it, buy bottled water. Lots of staff turnover. Trust me, find somewhere else to live. .

Best place we have rented at. Office is amazing and fixes maintenance requests fast! Just moved here a couple months ago but this has been the best move I have made. The complex is clean and a perfect location right by the sports park!

First off all of the amenities we are charged are rendered useless under quarantine. They are increasing rents and limiting hours to the office and “amenities”. We are charged a lot of money to live here, yet cannot use anything they offer. They require masks in the gym for the short hours they are even open, and you have to have a pass to go in. So if they are “too busy” you’re out of luck. No one here ever picks up their dogs poop. Cars park wherever they want to and I have to walk from the convenient store to my apartment. They act strict about their pet rules and then let puppies live here (it says in the lease no puppies). I also don’t care about dogs, we have them but the apartments are just hypocritical. They are POORLY made! Nothing here works. The fridges are our of whack, doors don’t close properly, cabinets are uneven. Lots of wear and tear to carpets that they will probably try to blame on us. The person before us had dogs and the place was covered in hair. Management is rude and dictator like. If you can even get a hold of them. They never return calls or emails.

Riverplace "luxury" apartments are a joke! They are great to look at - but quality of craftsmanship is shorty at best. They were put together way too fast and there is no real luxury about it. Ok so you get nice granite countertops and that's about as far as I'll go for luxury. The appliances are low grade (d/w doesn't even have a jet dry valve) so dishes are always wet. The pool is ok but not when there are adults partying and drinking! Call the office and get a voicemail, call the emergency number and no one cares! Get a message that you'll be contacted. They don't care about the "no smoking" policy that's just a farce to get you into the apartments! The pet policy is horrible - dogs that pee everywhere and the odor is offwnsive (do not let your kids play in the grass). The hot is always in disrepair.parking is atrocious and very limited. And worst of all I can hear my neighbors conversations through the walls like they were sitting in our room - not luxurious! Long story short I've lived in and managed multiple apartment communities and this one is just way overrated.
Pros: • The location of these apartments is ideal and beautiful. • Probably the most visually appealing apartments in the area. • Very modern since they are still new. • Love the maintenance guys. Honestly, it's always a pleasure to talk with them because they are so friendly. Can't say enough for them and the work they do. • Granite countertops are nice since hot pans don't require pot holders, plus they look nice. Cons: • Poor sound attenuation. Example: Toilets flushing in apartments above literally sound like a plumbing rupture. • They raised our rent after just one year. • They would not offer a us 1 year lease when we renewed simply because the number of expiring leases in 12 months was more than they were allowed. Thus, we were only offered 16 months or more. (Ridiculous) • Appliances are name brand, but bottom of the line, so our refrigerator eis either too warm or freezes produce. • Cheap flooring in the kitchen/dining areas... Just moving the sofa a few inches tore the linoleum. Even new, there were patched spots that tore during installation. • I hate having to be honest about this one, but the manager can be rude and short. We all have our days, but professionalism is expected here when dealing with residents.
I give riverplace a C-. Manager was great. Friendly and helpful. Rest of staff was hit and miss. Apartments were overpriced. Look great at first, but after living in the apt for less than 6 months, the front part of the cabinets and drawers by the sink began to warp after doing dishes just a few times. Dishwasher was basically useless. The fridge barriers were taped on. Toilet seat broke after 6 months, and the installation of the replacement was put on wrong, would come off basically every few times sitting on it. Oven light was TAPED on when I moved into a brand new apartment and exploded after 6 months. Only 1 trash area, at the very front of the complex. Very annoying. Utilities were WAY to high. 80 plus dollars a month BASE rate. No matter how often you were at your apartment or how much water/sewage you used, you were charged the same amount every month. No control over this, very frustrating. No smoking property. For paying such a high rent, this is insane. Amenities were decent, pool and work out room ( key fobs broke and were not fixed for almost two months); basketball court was great, but lights were never useable, even at 7-8PM. Complained multiple times about this with no change. Water pipes broke multiple times, shutting off water for most of the day. No adjustment to WSG by the complex. Direct TV/internet were part of rent and required, however, they both sucked. Direct TV is a base package and no upgrade to DVR available. Internet was average speed. DTV went out consistently with bad weather. Outlets were in strange places, one on the VAULTED ceiling made no sense. Layout of the main room was awkward, with only one connection for the tv. Internet outlets were only in bedrooms and near the kitchen sink. Requirement for animals was weak. They said they had a strict policy with interviews and such, but that was a lie. We had multiple LOUD or aggressive dogs in the complex. Overall, I would advise living somewhere else.You have a better chance of finding a duplex or home to rent rather than living at these apartments. Rent will only go up after your lease is through. NOT WORTH the money at all. If desperate or willing to overpay for a mediocre apartment, this is the place for you.
Riverplace Apartments is a wonderful place to live. The leasing staff is friendly and very helpful. The apartment is beautiful, quiet and well constructed. The amenities make me feel like I'm staying at a resort. The location offers the best of both country and city living. I feel blessed to have found this place!
Brand new apartments with lots of amenities. The apartments offer air conditioning, granite countertops,and a non smoking facility. The many amenities include 24 hour fitness, hot tub, sports court and pool . The girls in the office are awesome !
