Non-students are within a short commute to Knoxville via the James White Parkway or Chapman Highway. Nestled along the south bank of the Tennessee River, Chapman Highway runs along the neighborhood’s western edge. Bordered by Island Home Park to the northeast, Vestal to the west and Old Sevier to the north, the neighborhood sits about three miles to the south of Downtown Knoxville.

Property Ratings at Rivers Edge Apartments
My college son lived here for the 2023-2024 school year and he and his roommate had no problems. Beautiful complex, great communication, great location, and Andrew in the office is amazing!! Very personalized attention and care. Highly recommend! On top of all repairs and maintenance as well.
Parking is just as bad as the other reviews. Get home before 6 and you’re fine. Get home after 7 and you may be parking elsewhere.
Do not ignore the negative reviews. You can find better for cheaper. Cool location, the property itself, however, is abysmal.
I love love LOVE living here! Brad, Daniel and the maintenance crew are always willing to help in any way they can. You have the pool, river front, Ijams, and so many other amenities that make this place feel like home. I’m going on my 4th year here and will never move anywhere else in South Knoxville. Parking isn’t bad if you have a parking pass, so just wanted to clarify that after reading other comments. Best place to live 10/10
Honest review and I hate to leave a bad one but in looking for an apartment I would have liked to have known what we were getting into. We hate it here...Management is horrible-Main reason we are leaving...the guy in the office is unreasonable. For how much you pay a month you just expect to be treated better...Parking is an absolute disaster, we had to buy our parking permits and 9 times out of ten we have to parking up over the curve in the grass along with 15 other cars because there is no where to park, offices suggestion is to park half a mile down the road at Island home park and walk, laundry rooms are that of college dorms, there were no sanitizing wipes is the fitness center, guy in the office says to bring your own if you want the equipment clean, if you want to use the "executive business office" bring your own printer and ink because paying over $1200.00 a month does not include paper and ink for the printer and the office is hardly ever open, we see prospective residence waiting outside all the time because of the luxury business hours of the "On site management" so many things that are just out of line and its just a shame. If they try and tell your there is on site security forget about it, they never answer, cannot even leave a voicemail because the inbox is full so people just drink and skinny dip in the pool at all hours of the night. Walls are also very thin for them being as much as they are, can hear the TV in the room next to us and can constantly here the busy body above us walking around all evening wrestling with her dogs. We were really so excited to move in here and thought we found such a gem, horrible that one single guy can tear down an apartment along with minor corners that were cut, the closet and bedroom sizes are also very very small. We were really hopeful for this place but excited to get out of here, no one we talk to here either is renewing your lease.
If you want somewhere to park at night, this IS NOT the place for you! There is literally nowhere left to park at night other than the mud! Before you rent an apartment here, come look at the parking lot after 10:00pm. Other issues- -Big oil refinery nearby and the loud tanker trucks must drive in front of apts to get on James White Pkwy. -Nearby Airport and the planes fly directly over the apartments very loud! -Transient people in the pool after midnight doing disgusting things -Drunken fools at the pool on the weekends with huge coolers full of beer & smoking despite it being forbidden at the pool. Pool is not locked at night so people are there all hours of the night. -Residents w/ flea infestations who refuse pest control. This spreads quickly! -Hardly any grassy areas for pets, and what little they have is currently being destroyed by vehicles parking in the grass and is a now mud pit. -Snotty manager & director of operations who threatened to evict me after complaining about several valid concerns. -Dangerous Breed animals most apartments won't allow. Had a German Shepherd come at me like a police dog on LivePD with the owner struggling to hold it back. Totally ridiculous, not enough room here to keep it away from people. -Some sort of dye in the flooring that stains your bare feet. No matter how many times you clean, it will not go away. There is MUCH more, but just the fact there is not enough parking is good enough reason to keep looking elsewhere!
Hands down the worst decision/experience of my life. I would highly recommended anyone wanting to move here to explore other options. I pay good money for a one bedroom and it is not worth half of it. These apartments have been poorly built. Here are just a handful of negatives I have experienced in less than a month of living here: *There is still major construction going on. *The management is rude and unorganized. *There is little to no water pressure, same for hot water. *I hear everything my neighbors are doing. *It is VERY loud on a busy road, all through the night. *My sink, dishwasher and bathtub have all overflowed. *My door does not shut properly and both my cat and dog have escaped. *There is not a good, grassy area to walk my dog. *There is different color paint on the walls. *They have an electric car charger but no recycling bins for your trash??? I understand the appeal of living in brand new apartments in a desirable part of town but it is not worth it in my opinion. I feel it is my due diligence to give River's Edge apartments a negative review so that hopefully you won't have the bad experience as I have had.
