Our apartment had 4 ceiling leaks and both bedroom and living room windows leaking, AC unit wasn't properly put in so it also leaked and let in bugs, ask to speak to the owner and you can only talk to the office people or maintenance even when they tell you that your question is a question for the owner.

I absolutely love my experience here at Rivers Edge Apartments. The office is kind and quick to answer all my questions, the move-in process was very smooth and clear. Maintenance stays on top of my work orders, and even goes out of their way to contact me afterwards to make sure I'm content with the service received. I adore the resident-centered atmosphere throughout the entire property, and applaud the great communication! Very excited about the new Smart locks!

Application and move-in was easy & straight forward. Even in 2020 with COVID restrictions. Any time I've needed maintenance (all for minor issues), it's been prompt, respectful, and completed in a timely manner. Grounds maintenance are on top of snow removal, and leaves and limbs, and even raccoon messes. My lease is almost up and the only big complaints I had were a single neighbor and management was great about that, within reason.

Dumpy C- class property. Be careful if you have pets. The pet free will be kept, so will your deposit, and they’ll try to add on additional charges for “pet damages”. They invest no money into the property and it shows on the inside and outside. Certainly one of Edward Rose’s worst properties. Look elsewhere.

Residents are welcome to have two cats, or two dogs, or one cat and one dog. Each pet is an additional $35 per month with no extra pet fees (for 1 or 2 pets). The weight of any individual dog or cat will not exceed 75 pounds. The combined weight of any two animals will not exceed 100 pounds. Pet(s) must be spayed or neutered and is not allowed to have offspring while residing in the apartment. Pet(s) must be housebroken. Breed restrictions apply.
This place is a total scam and its basically used to squeeze pennies out of poor people. No customer service skills to speak of. I've had to repeatedly speak with staff about the same problem. They don't seem to communicate with each other at all. The apartments themselves are the same cut and paste 70s apartments that you see everywhere for low income people. The stuff that's wrong with the apartment are things that the staff can't fix for the most part, things that just come with living in a cheap crappy apartment. Easily water damaged, ant problem, thin walls, etc. The first thing edward rose should do is fire their staff and rethink their mission away from scamming people and towards providing comfortable homes for people.

I moved here nearly five years ago and absolutely love it! The entire staff is efficient and great to work with! A special shout out to Wheylan as he is honestly a very dedicated maintenance worker. Every time he comes to my apartment he is polite, courteous and most of all concerned about each and every repair he does for us. His work ethics are top notch!

I would never suggest that someone move here. The prices seem nice but they will extort you out your money. The staff is rude and treat people horribly. They often enter the apartments without advance notice and things break often. There are drugs everywhere. Often you will smell crack and marijuana coming from the apartments or the back of the buildings. If you can find somewhere else please do so or you will be highly disappointed. Stay away from any place associated with Edward rose. The only reason I’m giving one star is because non wasn’t an option.

I wish there were negative stars to rate this company. I lived at rivers edge for 1 year and for good reasons. All of the staff are rude and unkind and lack emotion. Dont rely on them for anything as they do not take their jobs seriously. The appartments are made cheaply so expect to ask for maintinence on a weekly or monthly basis. Please please dont make the mistake i made and take picture of the appartment on your move in day if you so choose to move in to this discusting establishment. I was charged for so much damage to the appartment such as countertop and carpet. All of which were in less than perfect condition when i moved in, and none of which i contributed to. Do rivers edge a favor and dont move in. Find yourself a nice appartment and dont waste your time here.

First off smoke. People smoke weed and cigarettes in their apartment and it makes your apartment stink like crazy. So buy febreeze is my advice. So I have been living here since May of last year and it started out decent for a little while. The premises as well as the apartments DO NOT look anything like the photos display. My name is obviously incorrect to seal my identity. First off, Tiffany in the office is super rude and her tone is always off. Management likes to constantly leaves notices and notes on your door about things they want done or dont like seeing. Maintenance will come into your apartment EVEN IF YOUR NOT HOME. They also do not take off their shoes leaving dirty prints on the carpet. The washing and drying machines are super old, beat up, and disgusting. If people have dogs or cats they wash their blankets and the lint traps become full of pet hair. Because this is so close to pontiac you can expect your car to be broken into.... its happened 2 times now in just my complex alone. You can hear your neighbors foot steps above you like they are literally walking in your apartment. The showers are awful the temperature constantly changes, their is caulk all over, patch work done to the ceilings, missing tiles, rust marks, loose shower heads, and the drains get clogged super easy. You also DO NOT get a light in your bedroom you must use a lamp. The AC and Heat seem to escape rather easily which costs quite a bit each month to maintain temperature. I cannot wait for my lease to end. I am out of here!!!!

I guess there are probably worse places to live in Waterford. The rent is cheap, but the apartment is too. The counters and carpet stain very easily. We kept rugs down, but it was still an issue. The heat is free, but the temperature in the apartment never seems to stay consistent. The windows are old or something because the wind blows right through them in the winter and in the spring they are wet from condensation. Luckily, this winter was not too bad. On the other end, there is one tiny air conditioning unit in the living room, which, again, doesn't reach the bedroom... So that's all to say my bedroom was either freezing or sweltering.

I've been living here since 2013. I have had no major issues except for door knob things that were easily fixed. My only problem is that maintenance does not respond in a timely fashion because they decide what is the most important things to fix. Though I may add a maintenance person does live in my building. The biggest issue I have is the fact that the light outside my door has been out for months therefore it is pitch black at night outside my door, I can barely see coming in and I cannot see if someone is outside which is a big safety issue. And yes I have report this issue to no response.

I lived at Rivers Edge before buying my home. I was happy there and now that I'm helping my brother find an apartment, this place is on my list. It's not super close to his job but it's affordable and has what he needs. I've lived in 3 different apartments over the years and there wasn't much difference between them besides the price and location. An apartment is an apartment and luckily I always had nice neighbors. One regret is that if I would've started out here, I could've saved a lot more money! :)

Hi my name is keona rivers edge is a great home for me and my family. We love it very much. Everyone is very friendly and full of joy maintenance is great they get things done really well. There even pet friendly its a quite and nice place to live. What i love most about the apartment is the location is great there are places to go have fun restaurants clubs bars even a water park near by with a huge lake.....i hope this helps someone also they keep their community looking beautiful.

i was taken in by those thieves ......horrible place full of lousy addicted people where you can smell weed scented wherever you go & of course police is always there ..bad staff specially this rude silly manager who treats people ridiculously .. bad lazy maintenance guys..rude workers simply all the bad combination you,ve ever get ..so if you do respect your self do a favor for it & look for any other place

This is the perfect apartment for someone just starting out! As a new college graduate with an entry level job, it's exactly what I need! Friendly neighbors, safe area, and spacious rooms. It's also very close to any store you'll need and many restaurants. Highly recommend!

Here in Waterford, Michigan brings you simple living one bedroom apartment. This is an apartment for those who just need a place to come home every night to but with a busy schedule and never home. Heat and water is provided (always a plus). Only $500/month allows you to save for better living space. Mostly organized , a pool to cool down during by summer days, and relaxing balcony for relaxing nights under the stars. What more could you need for simple living... Right?
The management team onsite at this apartment community is always prompt, courteous and professional. The apartments and grounds are well maintained.
I never thought I would enjoy apartment living again after living in a single family home for almost 20 years, but I am pleasantly surprised to be wrong. Living here at Rivers Edge Apartments has been a nice experience.. The apartment was move in ready and immaculate. I love the parking lot which is conveniently located right outside of my apartment and it is well lit with plenty of parking spaces. The landscape outside of my apartment overlooks a small tranquil lake which attracts wildlife. The lawns are well maintained as well as parking lots. It is a plus to have a laundry facility located within each building. Another plus for me is that my apartment came with window dressings that consist of brand new blinds and also brand new carpeting. Best of all is the rental office staff are always available during regular business hours and very helpful and friendly each time when I call with a question. We have already recommended Rivers Edge to a few of our friends so I guess that sums it up on how well we are pleased living here!
