Property Ratings at Riverside at Coyote Rock
Not sure what was going on with the low reviews as I've experienced nothing of the sort since moving here in mid-April. Even though we've only been here for a short time, I can't imagine ever wanting to live anywhere else! Jennifer and Brenda helped us every step of the way in selecting and leasing our apartment while we were still living in Pennsylvania. When we arrived, we realized that if anything, they under-sold just how nice this place is! The neighborhood is gorgeous and tucked away from all the hustle and bustle, yet close to all of the shopping, restaurants and services you could ever want. The community is adjacent to the Centennial trail that runs from Spokane to Coeur d'Alene and follows the Spokane River all the way! Our dog loves being near so many hiking trails and swimming spots - not to mention the two community dog parks. The place is well-built, and we hardly hear our neighbors. Each apartment has a garage, and if you're on the first floor, it's attached!
I have not lived in an apartment since 1993 and was not looking forward to living in one again. However, as we awaited the sale of our home, it was a necessity. I have been so thankful that we chose Riverside at Coyote Rock! The management is on top of managing, the clubhouse and common area are great, the pickle ball court is a great place to have fun and the ability to go on walks in a beautiful setting is an added bonus to the spacious apartment we enjoy. The patio with the fire pit and outdoor lights twinkling in the snow made a perfect backdrop for my sons proposal to his fiancé last week!
I've lived here for 3 months now so I feel I can put in an honest review. To start: Every apt has a dedicated parking space and a garage which I consider a significant bonus. My apt has the garage attached, which means I can access the garage directly from my apartment so it acts as a "storage area. My apartment is on the ground floor. My car is parked in a (my) designated space directly in front of my garage. This set up (configuration) is attractive and was really factored in my decision to live here. There is plenty of free parking still available if you have guests ect. Since I live on the ground floor, I don't find that having people above me detracts from this place. I can tell every now and then that they're there, but the apt construction is solid enough that sound transfer is minimal. I suppose if the neighbors were really noisy that might be an issue. That brings me to the onsite property management. I have found them to be super friendly and responsive to inquiries and sending out relevant notifications. If there was an issue, I feel they'd be responsive to it. They are located in the "club house" at one of the entrances as you drive in. Again, they are always super friendly and welcoming. The club house is an added benefit if you live here. It is a space that is meant for the tenants of the complex. It has a fire place and some nice amenities that are part of the package. I mean it has a fenced in covered patio with 2 gas grills that are available for use anytime as part of your rental. I use the feature(s) here and am a bit surprised that more folks don't. In a separate area of the same building there is an exercise room that has top notch equipment. Maybe save you a few bucks vs having a gym membership. either way the convivence of this can't be overstated. Last... The location. (EXCELLENT) I'm a walker. I try to get 3+ miles in daily. The area is safe, and so conveniently located to the river and associated walking trails (centennial trail is 200 ft from my door) that you'd think you were really living rurally. In some ways you are. I understand the trail can get a bit noisy in the summer, which for some might be a detractor, but for me indicative of the vibrancy of life people enjoying the outdoors. Major shopping is minutes if you drive. If you don't have a vehicle, shopping might be an issue. In terms of cost... mmmm, 6 of this, 1/2 dozen of that. Well maintained, safe, conveniently located to the best around. I feel its worth it.
I recently moved into this community and could not be happier. The views are amazing, the walking trails are wonderful and the people are kind and courteous. The proximity to the Spokane Valley Mall, restaurants, grocery stores and other shopping with freeway access nearby are all big pluses. I can see myself here for many years. Kathryn
I have just moved in to these apartments and they are very nice on the inside and out! The staff here is very helpful and friendly! It is a great community and located in a nice area on the river!
The units are beautiful, high ceilings, hard floors, quartz counter tops and nice appliances. The office staff is very nice and always helpful. Maintenance is fast and efficient, need a minor repair done and it was done quickly with great communication. The location is great especially in the summer. Happy to call this my home.

Very noisy, lots of traffic, police often there because of parties and drugs near the river.
I had the pleasure of living at Riverside at Coyote Rock for a little over half a year. I had just moved to Spokane and had to find a place quickly for my family. I have had zero problems with anything during my stay. The aparments are literally a stone's throw from the river and centennial trail. In the summer there are quite a few cars parked around the aparments (outside the complex on the streets). This is because of the wonderful beaches that are literally a 3 minute walk away. This was the summer of COVID so you can imagine it might be difficult to get in touch with the managment staff. Not even close, they were so responsive that I could not have asked for better service. If they were not around they answered emails same day if not same hour. The apartments are well built. I did stay in a top (second) floor apartment so I can't talk to the noise of residents above me. However, I can say rarely even heard my neighbors. From time to time you could hear a cupboard door shut but that's about it. No loud TV's, no radios, no shouting, nothing. If i was in need of an apartment I would put this on the top of my list.

We moved to Spokane 6 months ago, and are so happy we found this place. We had to rent at first because we hadn’t yet sold our previous home, but no we are really considering staying. A family of 5 in a 2 bedroom apartment is tight, but next month we’re moving into one of the new 3 bedroom units. We love being next to the river and the Centennial Trail. My older kids can ride the trail all the way to the Spokane Valley mall. It keeps getting better with the new dog park area (new puppy) and pickle ball courts. Plus we’ve used the clubhouse several times to have friends over to watch football games. Kelsey, the property manager is the best, and no matter how many times we bug her with stuff, she is always as helpful as can be. We are very content here, and the the desire to buy a home is fading fast. This has really become our home.

I’ve lived at Coyote Rock Riverside for almost a year, and it has been extremely pleasant. A good way to describe Riverside at Coyote Rock is luxury apartments in nature. The new apartments are spacious and nice. The garages are also spacious. The clubhouse is a nice place to work, watch tv, cook out, and workout. The on-site Manager Kelsey is great. The neighborhood is peaceful and there is hardly any traffic. A particularly nice portion of the Centennial Trail and Spokane River is just across the street. There are nice beaches, walking and biking trails, and fields. Shopping needs are close and downtown Spokane is a short car ride or intermediate bike ride away. There are numerous hiking spots close to Riverside at Coyote Rock. Riverside at Coyote Rock is truly a hidden gem!

Two burglaries so far in one week of our neighbors (this is what I personally know, but there are another 3 buildings which I don't know how many robberies been in those buildings), a few days ago I found bullets on parking lot (good luck if you have small children play outside), police SUV's parked at least once a week on parking lots inside the apartment (on call) for domestic calls? robberies? not sure but they are here almost every week. Inside apartment... Doors, entrance and porch, you can see clearly outside, that's all good now, summer, but what will happens in the winter? Heating will be running 24/7 to try to heat outside? I see ourselves with pillows and blankets under these doors, luxury doors! Maintenance..Our oven started smoking, our fire alarm went off, the smoke just kept coming out of oven and it did smelled like burned wires. I send an email with request to fix it, they told me someone will come to look at it 6 days later. 6 DAYS! I ask, so what are we suppose to eat now, she said "sorry, I don't know what to say, you can keep coming 3 times a day to community office and cook your meals here, we have oven.". Whow In the past we had laundry machine problem, when we put request for it she offer us to come and switch laundry machine quick, from another apartment so we will have laundry to wash our cloths and they can fix broken one at their convenience, now this is not a solution anymore. She know we have no kitchen to cook and she simply doesn't care, come cook at office space. Seclusion tehy advertise. There is no seclusion, all summer because it located right cross Centennial park on the street cars are parked starting morning until late night, on both sides, drugs addicts, drunk people, homeless lying right on the side walk, thats not much of seclusion. The other day drunk guy almost beat his drink wife, screaming and yelling, cursing at her, again, good luck with seclusion and your kids around. Well, come and see it for yourself. Good luck renting here.

We moved in on July 1st, 2019 and are very pleased with our new home. The apartment is well appointed with a great kitchen, washer and dryer (full sized!), nice lighting, walk-in closet, garage, parking, etc. Very much like the location-- close to the river and we can walk right out our door and onto the Centennial Trail. We have also been very pleased with the service. When we've had a question or need (during the leasing process and since we've moved in), the office has been very responsive. We are very please with our new home at Riverside.
