The property manager is extremely unprofessional. This place only really cares about taking your money. Be prepared to be ignored a lot.
I would rather pitch a tent outside than step foot on this property again. Crumbling buildings, bad repair jobs, and your five million roach roommates make this place not ideal. Mold and fungus growing constantly around walls and floors, and appliances that never work correctly. They converted two of their "pools" into garbage pits; the third by the office is never open. Even if you manage to score a halfway liveable apartment, you probably will be harassed by your neighbors getting constantly robbed or the cops resolving domestic disputes at least once a week.

Riverside Palms: The Property manager: If there is an issue he will address it quickly and follow through to proper work or personal channels. The property manager is visible on property daily inspecting work and conditions overall. The grounds are excellent and rules of safety for residents, children, and pets are enforced. I am a senior citizen and I feel safe and secure living here. The Property Manager is not in title only. He truly manages.

You’ll never feel alone. The amount of bugs is staggering. Even living alone I never felt alone. Best part even in bed you’re not by yourself. Feel that loving brush on your arm, oh that’s just a rob the lovable roach. Disgusted enough that you need a shower? Well hopefully it’s not during one of the daily we shut the water off for another emergency. Worse case just wait for the leaks to start and stand under the water. I’m assuming it’s got to be better then normal water what with all the mold that is everywhere. Some of that’s bound to be antibiotic quality right? Want to complain? Well you can try. The office staff is a figment of your imagination just like the supposed pools they have, the phantom gym, or the mystery maintenance staff. Oh I could go on but Rob just popped out from underneath the broken dishwasher he’s a little pissed that the roach hotels were too full for his out of town relatives. He said they were really looking forward to the indoor rain showers too.

They’re horrible at communicating, it wasn’t until I showed up in person that I got answers I needed. Once I moved in, the first three months I dealt with constant leaks and sink issues. They have to turn off the water every week for new issue. There’s a bug and mold problem as the apartments are old, it wreaks of cigarette smoke from the air vents and surrounding apartments. The neighbors are loud. Overall, please don’t move here for your own sanity. It sucks and maintenance is nice, but it’s all temporary solutions.

I have left numerous messages inquiring about the availability of there units. No one answers the phone or returns voicemails.
Bad neighborhood, cops in and out of the complex weekly. Roaches everywhere and terrible maintenance. I called about my a/c bc it began leaking and then stopped working and they came into my apartment and threw my things around and left them. Destroyed my porch and left it claiming it was because they would be back within 2 days. It’s been SEVEN days and my a/c is still not fixed. They left a portable a/c and I am now fearing for my life because they’ve left my window open for seven days and maintenance told me they didn’t know when it would get fixed. I talked to the leasing staff and they don’t care. They fake nice but when I expressed my concerns they just say and stared at me. Mold in the air vents, front gates broken and trash bins overflowing constantly. They do not take care of the property like they should and do not care about residents.
Mold and disingenuous management. I lived at Riverview Apartments from Dec 2 through Feb 28 (though i only resided there from Dec 2 through Jan 9th. When i returned to the apartment after surgery in February i noticed an odor and went poking about and found mold in numerous locations. I informed management ASAP and their answer was to put a new coat of paint on the problem and a couple of other band aid solutions (which if one does any research at all will notice these solutions are ineffective as the mold continues to grow). I did a mold test (airborn) and the results from the lab came back...one harmless type mold and the rather dangerous black mold. I am asthmatic and have allergies, so mold, even of a harmless variety can be dangerous. I broke my lease, requested my security back (of course that was refused). Now, they are attempting to collect the early termination fee despite the fact that their apartments are dangerous. I have many many pictures if anyone would like to see them. Stay way way away from this place, especially if you have children, an impacted respiratory system or are older.
My boyfriend and I were scheduled to move in to apartment 494 on May 12th, 2017. They called us the day before telling us the A/C broke so we could not move in. So we both called off and lost out on making money for that day. On late Friday I tried to call in to check on the apartment and I literally had to call 25 times before someone at the front desk picked up. On Saturday we went to the leasing office for our new move in date. Marilyn the receptionist stated that they had spent all day cleaning and putting in new appliances and carpet. We went to go see the apartment and we were appalled by the condition of the apartment that they considered move in ready. We went into the bathroom and the first thing the receptionist did was kill a living cockroach that was climbing in the wall. There was so many dead cockroaches under the bathroom sink. We then went to the kitchen where there was an outlet above the stove that was melted and unusable. I proceeded to look in the dishwasher where I saw at least 10 living cockroaches running around on the racks inside. They had mentioned the brand new carpets before we looked at the apartment. Well those brand new carpets had cockroaches crawling out of them. Marilyn then assured us that she would have the apartment sprayed again on that Monday, have the outlet fixed, clean the dishwasher, and fix broken blinds. I informed her that all this should have been taken care of before they told us to move in. I am just disgusted by the living conditions and the dirtiness. I am appalled that they considered the apartment move-in ready. I would not let my worse enemy live there let alone my boyfriend and 2 dogs. I was so upset I told them I would not let myself, my boyfriend, or my 2 dogs live in subpar conditions. Since leaving the apartment building, I have attempted to contact the property manager, Mike, 5-6 times and have not heard from him yet. I requested that the $200 holding fee be returned to me. It is absolutely unacceptable to let people live in these kinds of conditions. It is also unacceptable that I kept up my side of the contract by giving them $200 and not receive that money back since I was holding an apartment that was not ready, clean, and infested with cockroaches. I hope no one else has to deal with this business.
I have lived here for 18 years. I have seen this property go through its share of ups and downs. I can honestly say the current office staff is the most efficient and friendly. Contrary to what other reviews say, my maintenance requests are always done in a timely manner. When they aren't done property the first time it is corrected in a timely manner. The apartments themselves are huge and make for a great home. I can't see myself living anywhere else in Tampa. Like all neighborhoods sometimes there are problems...but overall I'm very happy. There used to be noise at night years ago that was awful. The new owners have maintained this property well since they took over in 2013. I hope to be here for many more years.
i love the apartments. the rent is suitable for the structure and maintenance of the complex. the dog park is calm and relaxing. very friendly atmosphere and great service with the management team.
The entire staff management, leasing and maintenance is a complete joke. wouldn't recommend this place is less absolutely necessary.
