Property Ratings at Riverside Park
2/5 Stars I'm writing this review because I feel these points need mentioned to future renters, as I was not aware of them when I signed my lease. We’ve been living here for less than 2 months. While the apartments themselves are decent and access to the riverside trail is nice, there are some major drawbacks that future renters should know about. The 2 stars I gave are for Location (+1) and Cleanliness (+1) of my unit when moving in. I can also attest the staff is very friendly and the maintenance/grounds people are very friendly as well. I do appreciate that very much. Now, onto my complaints: Smoking Indoors (-1) These apartments are not smoke-free, and tenants are allowed to smoke indoors. If you’re a smoker, this place might work for you! However, if you’re sensitive to smoke, it could make your living environment very uncomfortable. Insulation is no good as the smell easily seeps into other units and has been a constant issue for us. As it’s gotten colder, my neighbor now smokes exclusively indoors. I can tell every single time they light a cigarette. We struggle to fall asleep some nights because of the continuous smoking from my neighbor and have been woken up multiple times due to the strong odor. Closing the vent in our bedroom has helped slightly, but doesn’t fix the problem completely. For context, I’ve lived in many apartments across the US and I’ve never had to complain about smoke until now. While I have no problem with people smoking (even indoors if the units are insulated enough), I really don’t want the smell in my own apartment. Not Dog-Friendly (-2) Don’t be fooled by the massive dog park! While the complex advertises itself as “dog-friendly,” the onsite dog park and surrounding areas are filled with sand burs (I call them stickers). The day we moved in, we were excited to take our dogs to the park, but within two minutes they both started limping and refused to move. We had removed over 10 sand burs from each dog. One of our dogs even developed an infected paw because a sand bur got lodged deep between their toes. The entire complex, except for a few small spots, is covered with sand burs. We’ve since avoided the dog park entirely and now stick to one spot for bathroom breaks. If we want to exercise them, we walk them out to the riverside trail. But even then, they will still get one or two stuck to them on the way to the trail. The dog park was one of the main reasons we chose this apartment, but it’s completely unusable.

Not only are the buildings run down, maintenance sucks at fixing stuff and the office will blame u for things beyond your control. They will mark your work orders as complete even when they aren’t and the office manager doesn’t care about those who live there. The rent is viewed as “cheap” but cheap doesn’t mean worth it in this case. If you want a place that’s going to value u as a tenant. This is NOT the place.
This website said it was rated 4.6 stars, but I don't know how when most all the reviews are 1 star and now I know why most are 1 start. Walls thin and can hear every neighbor. I've been here 5 month and I've had 4 things break down and the office is very slow to respond. I'm breaking my lease and getting out of here.
I've been a long term resident for 4 years and this is the 4 year in a row they want to raise my rent and haven't done a single thing to the property to warrant it being raised. I've decided to move to a better complex for better amenities at a more reasonable rent. Not worth the money.
I just moved out of there and I'm so happy to be out. The dog crap alone all over the property is enough to make you sick. I just moved out and paid a cleaning service to come in and clean the entire apartment top to bottom and steam clean the carpets and they office still had the nerve to change me a $90 cleaning fee and $24 for 4 drip pans for the stove that were never there to begin with, that they withheld out of my deposit. I'm so glad to be out of there. Don't move here, it's disgusting with all the animal crap everywhere, the smell is awful.
The staff here was very nice until I gave my deposit on an apartment then they went to hard to get a hold of time and time again. I was told that that if anything went wrong in the apartment that whey would have anything fixed with the hour during business hours or next day if it happened after their maintenance man left. Most recently after several calls and multiple messages my dishwasher is still leaking. Part of me wants to let it run and leak to the apartment downstairs to cause damage so they finally do something about it, but I don't want to do that to another tenant who has nothing to do with this. They also say that the complex is very pet friendly but no one cleans up after their dogs and in July and August all you can smell is dog crap, it's discussing. Thank goodness my lease is up at the end of this month. Good riddance! Stay away from this place!
We have a great staff! They always help! The new management as of November 2017 has been amazing! They are very helpful the day we call! We couldn’t have a better place!
I thought it was going to be nice and was assured it was a nice place by the office personnel, however once I signed my lease they could care less about my concerns. My heater when out A Friday night at 6:30 in January and of course the office was closed. I called the emergency number to get help and it was basically an answering service and they told me they have no idea how long it would take someone to get back to me. I had to keep the oven on for warmth with the oven door open. It was horrible. It didn’t work too well and had to go to Walmart and get space heaters and my my son had to sleep in my bad so we could keep warm in one room. The office never called me back until I went in there on Monday morning. This is just one example. I’m breaking my lease to get out of here. Don’t live here!
I've had trouble finding the perfect apartment to live in forever. My last place was terrible and the one before that but Riverside Park gave me hope for Tulsa Apartments. Gaines investment management is very well run and they have awesome staff at the ready. Keeping my lease with them until I can buy a house.
I am a current resident and live in building 'A'. I have had nothing but issues since moving into this unit. The property has been through multiple managers and assistant mangers in the 10 months I have lived here. In addition, the property has had multiple district managers with the most current one being Carmen Suggs. She is supposed to be the vice president of operations at Gaines Investment Trust (they own the property), which is located in La Jolla, CA. Since moving in I have had issues with things getting fixed and or fixed properly. Their contractors are nearly as unskilled as the management. The "insulated" windows in the unit continually condensate and grow mold. There is no humidifier in the unit, the exhaust fans are used during showers, and the curtains and blinds remain open during the day. There is a 14-month old baby in the unit and I asked that NO bleach solution be used for the mold because the baby is able to access the sills: we all know babies put everything in their mouths. Well, much to my surprised their maintenance manager used bleach while I was not home, but my girlfriend and our baby was. He also attempted to explain how mold grows and that "it is completely safe if babies touch it" to my girlfriend, which was a blatant lie. When I got home I went straight to the office and spoke with the manager (Amber) who even admitted she knew I would not be happy with the maintenance manager’s efforts. She called the maintenance manager for me to speak with directly. The maintenance manager (Mark) could not make up his mind on what he used in my apartment, which I already knew was a bleach:water mixture. He tried lying to me that he used a mold remediation product, but then eventually said it was a bleach:water solution of 1:1 and is specifically mixed to be most effective on mold and one that he was taught in a mold remediation class; he could not produce a MSDS for his product, which is an OSHA violation for their workplace. The Riverside Park apartments have now decided not to offer a lease renewal option. I realize they are able to non-renew based on believing the apartment may be of need, and it is, of extensive repair. However, they have not offered a different unit to us, not that we would pay a premium rent for a mediocre apartment complex. I think their non-renewal offer is comical, especially because I only have asked them to do things that are well-within their scope of responsibilities.
I am so glad to be moving out of here. I've lived in apartments all of my life and I'm used to community living, but this place has the loudest neighbors I've ever heard. I've made several reports to the office regarding it and was told that "we can't make people be quiet". And just to be clear I'm not talking about the upstairs neighbor walking or running across the floor occasionally, I'm talking about the constant loud music, TVs, yelling, partying and dogs barking. I'm not sure if it is the element of people they let move in here or if it is a case of thin walls and poor construction, but I do NOT recommend living here.
This place is horrible. Underneath the kitchen sink started leaking on Sat morning and I couldn’t even shut the water off to stop it because the shut off valve was rusted and old. So I called the “emergency after hours” number to report it. The number went an answering service and I explained the situation. I asked them how soon someone would get here to fix it and the response I got was “I have no idea, I just take the call and pass on the information”. The leak was so bad that I had to keep soaking up water and dumping the pot every 30 minutes or so. I didn’t get a call back until MONDAY MORNING! Even then the manager in the office was not very caring about it and just said I’ll get someone up to look at it as soon as I can. A guy showed up 3 hours later to fix it. I didn’t get any sleep that weekend and missed work on Monday trying to make sure THEIR property didn’t get damaged. This isn’t the first time the lady’s in the office have been rude to me, but this IS the first time that it really affected me because of the leak. I can’t wait to move out of here.
Been here for about 3 months and I love it. Everything is within 10-15 minutes from here. Downtown to the mall and great food across the river. Also, the walking trails are right behind my apartment and the park across the parking lot is pretty convenient. Great management, office ladies are kind and maintenance is helpful. A bunch of nice neighbors too. The "...Greener..." company guys were out here yesterday swapping light bulbs on a couple of the buildings and replaced the hall light in front of my door no problem. Great community!
I've only lived here about a month and I'm considering breaking my lease just for some quiet. A yappy dog lives next door and I can constantly hear it. Not just sometimes I would say all day everyday. Plus the ceiling shakes when the upstairs neighbors walk. I'm not sure if they are hard walkers or just super thing ceilings. I reported both to the office and was told that it is a pet friendly apartment complex and I should be more understanding and as far as the upstairs neighbors are concerned they told me that they can't stop people from walking. I'm pretty sure I'm going to break my lease to get out of here.
Once the lease signed the office staff went from "very nice" to "non responsive" and very unprofessional. Washer and dry were extremely loud (louder than any I have ever heard in my life) and was told as long as they work they are not going to replace them and was told "the lease says we have to give you a washer and dryer, but it doesn't say we have to give you a quiet one". Several bugs in the apartment as well. I called the office and was told that they were handing it, but the bug issue never decreased. I called an exterminator and sprayed the apartment at my own expense and was told by him if they are doing it all around my unit then this would continue to be a problem. Very pet friendly place, however no one cleans up after their dogs. I was told that they have maintenance people who walk the grounds every day to clean the property but I witness them every morning just walking by trash on the ground and definitely NOT cleaning up after the dogs. There are piles of dog messes everywhere and in the summertime the smell is horrible. I would highly recommend AVOIDING this apartment complex at all costs!
I love my apt. I was always used to things nice like this growing up. The pool and peasant views are an amazing stress release in my life. The gym is awesome, lost 57 pounds since I moved here. Times can be hard but know I get to come home to such a wonderful place, makes me happy. Also being across from the police station gives us a kind of "safety net", my wife appreciates that. I would recommend the apts to anyone and sometimes feel their under-rated by locals sites. That's my rant, thanks.
Excellent location, however, no updates to apartment in 5 years and rent increases every year..no customer appreciation...
Our Apartment Is On The 3rd Floor, So We Have A View Of The Arkansas River, And The Walk Path; Along With A Lot Of Greenery Outside. We have a good maintenance and Management Team As Well. The In Unit Laundry Is A Huge Benefit As Well. We've lived here for three years. Though we are working the first serious issue we have had in the 4 years we have lived here, I can say it is one of the nicest Apartments In The Area We Live In. - Be Encouraged! Things Get Better From Here For You!
Repairs Are Done First Day usually. The landscaping is very nice. Lots of trails to several parks within walking distance. Very modern appliances and large kitchen. In unit washers and dryers. Tons of parking/wide parking spaces. The on site security is a plus, my apartment has never been burglarized and my car has never been stolen in five years.
