Property Ratings at Riverton Knolls Apartment and Townhomes
ONLY positive: the walking trails. Cons: forced into an "entertainment package" for $60/month. Snow is NEVER plowed or shoveled. Huge cracks in the walls that are clearly just painted over. Chipmunks are nesting under the buildings - I'm sure the buildings are not structurally sound anymore. Old appliances, dirty decks, outside of buildings are disgusting, utility boxes are severely rusted. Trash EVERYWHERE! Sometimes the trash company doesn't empty the dumpsters, but leasing office blames the tenants. They "upgrade" apartments by putting "hardwood" floors in but don't sound proof at all, so you can hear EVERYTHING your neighbor does. Noise complaints are ignored. Lights outside of apartments and on the walking trails are constantly out - safety issue! - and take months to fix or just aren't fixed at all. Random men will approach you in the parking lots at early hours of the AM asking for alcohol - leasing office does nothing. Dishwasher works 50% of the time. Screens are either completely missing from windows/sliding doors or they aren't put in properly - bugs easily get it. The gutters haven't been cleaned in YEARS - there are plants with deep roots growing in them. When it rains, water pours down from the gutters and starts to fill the windows - if your window is closed and locked water will come into your home. When they schedule maintenance for the whole community they give you a 3 day window - from 9am to 5pm - of when they MIGHT come to your home. They "can't" give you a better idea of timing - aka the people in the leasing office have no time management skills - and last time they didn't even come at all. They did a "safety inspection" 6-8 months ago and literally two women just came in and took pictures, mainly looking for lease infractions. It was NOT a safety inspection and felt like a real violation of privacy. A few times after paying rent I've gotten letters that I owe more, even though I confirmed with someone in the leasing office prior to writing the check what my rent was, and they can't tell you what the additional charge is for - SHADY!! The people in the leasing office, and even the regional property managers, and incredibly rude and not helpful at all. They will blame YOU for issues with THEIR property and will do nothing to make it a positive experience to live here. There are a ton of apartment/town home communities in Henrietta that are at or below the cost of living here. My advice - live anywhere else.
*BEWARE* They will pull a bait and switch on you. They will show you a bright brand new apartment but upon move in what they give is a worn out old carpet and dated vinyl. Kitchen appliances dont even match much less are they updated. Patio fences fell down and were never replaced. Siding is missing off of several buildings. The floors are thin and creaky, you can hear every little thing that happens above you. Residents are allowed to smoke in their apartment which would be fine if the smoke did not carry through the connected laundry rooms into everyone's apartment. The manager is conveniently never available when i call the office and emails go unanswered. The grounds are awful. No one picks up after their dog, there is garbage everywhere. Dumpsters overflow and attract feral cats. Residents leave out food and continuously attract them. The office does nothing about it. They do not tell you the pool is extra to use until it comes time for the pool to open. There are children terrorizing the neighborhood at night(stealing items from patios, defacing cars). We pay water/sewer but i know people with 4 bedroom homes that pay less per month. This place is nowhere near worth the insane price they charge. If you have children i highly recommend staying far away.

We live here currently. When we toured, we were blown away by everything and chose this place over a number of other Morgan Communities. Too bad that has only been a facade. Multiple issues I have had to call the regional property manager to get solved, and one of them is potentially dangerous. No where in the lease does it mention the outside water faucet (attached to our building inside our fenced patio) being for maintenance only, but this is their rebuttal when I go there to complain that it has been leaking into our basement. They'd rather argue over who is supposed to be using it when it would be leaking into our basement no matter who uses it, and then close our tickets without fixing it. THREE TICKETS we have had opened and closed without resolution. The leak has now gotten worse and is misting everywhere down in the basement, including all over cables and even an electrical socket. It's not like we've been rude...for what we pay a month you'd think engaging maintenance wouldn't be like pulling teeth, but it's enough to ruin for me everything else that is wonderful about this community. It may look beautiful at the surface, but looks can be deceiving. Go elsewhere. Run away as fast as you can.
I've been a resident here for years and have always felt safe. The newer manager meaghan is understanding and really has your best interest at heart. The office staff is usually friendly and accommodating. The property is beautiful too, a lot of trees and a pond makes it feel homey.
I don't live at Riverton Knolls anymore because I bought a house, but I still recommend my friends and family to move there. I have never had a problem with the office staff and maintenance usually comes as quickly as they can. The new property manager has been nothing but helpful and caring. I will miss the country setting and walking trails.
Came home once and had a note on my door saying I owed them 100$. Being an idiot I didn't argue I just paid it. A few months go by and I get another note on my door telling me I owe them 300$ dollars. This time I was a little upset so I drove down and tried to get to the bottom of what these charges were about. The staff there is completely useless. Anytime i've asked them what the charges were for they would respond "We can tell you how much you owe but only our manager can tell you what it is for". I would stop by there at least once a week and call them. It took me over 2 months to get in contact with this mythical manager. He Informed me that it was a move in charge that they had graciously told us they were waving now coming back to bite me. I had no proof that they told me they were going to wave that fee so I was forced to pay it. The charge was now 400$ dollars because they applied late fees to the months I was trying to get in contact with their manager. My lease was up and I could't wait to get out, I moved out and noticed they never cashed rent for my final month. Frustrated I drove down there asked the lady the exact amount I owed she told me I wrote a check for the exact amount and left. Skip forward about 6 months and I start getting calls from collections about 2000 dollars that I owe them. I'm a full time RIT student who works 30 hours a week and now I have to go to court with them or pay them 2000 dollars.
So you pull out of the city and all of a sudden, you're in a country setting. It is literally a 15 minute drive to your job in the city, without the hassle of it. If you're a student like me, it is also within convenient drive to all the universities. Plus, if you have an animal, particularly a dog like me, there are dog walking trails around a pretty lake that your dog will love.
Pretty horrible experience overall for all the years I've lived here. Initially it was nice, especially outside, but beware: inside is not as friendly. Office staff are not very pleasant, management company is horrible, maintenance people are doing jobs they are not qualified for. There is also a known mold problem (previously Riverton Knolls was in the local Rochester Democrat & Chronicle newspaper for mold probems-Type "Riverton Knolls Mold" into Google).
I love the area and also the layout of the complex.
My wife and I moved in May 2013 to a townhouse from PA. My father in law got the keys for us and told them that the central air conditioning was not working properly.After multiple calls and complaints the air conditioning unit did get replaced but not until the end of August. That's right!! Basically 3&1/2 months (almost the entire summer) without properly functioning air conditioning. No apologies. No anything. Multiple issues with maintenance calls with no follow up calls. Calls to the main office will often get an answering service even during business hours with no follow up call. I have lived in many apartments and townhouses and by far this is the worse as far as tenant customer service. I would not recommend this property to anyone. Go elsewhere.
Very spacious apartments and quiet neighborhood. Perfect for someone just starting out.
