Property Ratings at Rivertop
Terrible management and very unresponsive. Tons of car break ins and management does nothing!!! We are actually thinking about breaking our lease because it’s such a terrible place. DO NOT LIVE HERE!!!
These apartments have beautiful views, but that's it. Don't be fooled. These apartments are NOT worth the insane prices they are charging when you could live downtown for the same (or even less) rent. There are a number of issues within the unitis/community. 1) Residents are RUDE. Multiple residents let their dogs run off leash in the parking lot, during the day and at night when it's dark. No matter how many emails management sends, residents do not care and allow their dogs to dart infront of cars. This is especially bad at building 7. When I was walking my dogs (on leash) a neighbors dog ran up to them, pinned them to the ground and was growling while my dogs stayed calm and quiet and the owner did nothing but stare at me the entire time. 2) BUGS. EVERYWHERE. The apartments are in the woods, so some bugs are to be expected. But it's so bad, we can't even enjoy our balcony. There is a pest control fee added to rent, but clearly it's just a way to take more money because they never do anything about bugs. Dead ladybugs fill light fixtures, and if you have a ground level apartment, be ready for millipedes everywhere! Curled up on the floor, crawling out of vents, on the walls, the ceilings, coming in through the doors. 3) Paper thin walls. You'll hear everything your neighbors do and anytime someone is outside you can hear their convos. 4) the pool is closed on Mondays for "cleaning" but is never being cleaned all day....it's just kind of frustrating considering what they charge for rent. 5) It's a "gated" community, but the gates never work. The exit gate has been open for months on end so there really is no security. Luckily, our lease is ending in a few weeks and we are getting out of here. There are so many other complexes in better parts of town!!! Don't be fooled by Rivertop.
The views and amenities make this property attractive and a great place to live. However, the craftsmanship of the apartment is shotty at best with very minimal noise reduction between floors. I can hear every step and every bit of music that my neighbors make/listen to. But the real cherry on top is management's continuous lack of response to calls or emails in regards to service requests or community complaints. I've lived here for 2 months and have been less than impressed overall.
Rivertop has great views and that's about all that's great about this apartment! Initially when I moved here a year ago my apartment was not completed upon arrival and after weeks of postponing my move into my original apartment, I decided to stay in the temp apartment I was placed in. PARKING IS AN ABSOLUTE NIGHTMARE!!! If you arrive after 8pm, you generally will not have a spot and will have to park on the hill or other areas which will result in a ticket. The apartment has no resolution to this parking issue. However, the tenants have to pay for tickets, which makes absolutely no sense. Guest parking for buildings 1,2,3 are located by the mailroom which is not only a safety issue; but also, is extremely irrational! The gate was promised to work for us all year but has recently just stated to work. When the winter comes expect TONS of ladybugs. The only resolutions that was given to us by management was that there was nothing that can be done. Not just that, all the dead ladybugs collect in the light fixtures. My apartment along with other apartments had opening under the doors (entrance and patio) which would lead to flooding in the living room, kitchen, and dining area. When this was reported, management promised to get back to me on the issue but absolutely nothing was resolved. In my own opinion, Rivertop had such a great potential but was built in a haste and the actual development was not well thought out. As a result, the current management has a lot of issues they have to deal with and the way in which they handle situations are not the best.
We have lived here literally since the first day they were open, so I would say we have a fairly good assessment of what Rivertop has to offer. I could discuss the good and the bad of this apartment complex for a while, but I just want to comment on the aspects that would have deterred me from living here, had I known before. 1. First, and most importantly, the NOISE. I can’t stress enough how big of an issue this is. We can hear every single step our upstairs neighbors take. The unit above us is a short term rental, so we have had at least 6 different people living above us throughout the time we’ve been here, and the noise has been a problem with every single one- so I can say with confidence that this is not specific to just one noisy neighbor. Just normal walking is amplified and sounds like constant stomping, so you can only imagine what louder conversations/anything other than walking sounds like. 2. There is a concrete plant directly at the bottom of the hill from us (this is specific to building 1) and starts work at 5am everyday and it is so loud that it wakes us up every morning. It continues work throughout the whole day, which means awful noise and a constant smell of tar all day everyday. 3. Next, the BUGS. I thought this was initially an issue only because of the new construction, but it is not, it continues to be a problem. Spiders, centipedes, millipedes, beetles, ladybugs... you name it- they’re in your apartment. All of our light fixtures are filled with dead bugs. 4. Yes, the views are great. Unfortunately, they put up a hideous rock wall that completely blocks these views from our apartment. I know this seems like a silly complaint, but it has really ruined our outdoor experience, which was really the best thing this complex had to offer. 5. The utilities that they chose to put in are extremely cheap (honestly, the entire complex was clearly built as cheap as possible). Our dishes all come out of the dishwasher dirtier than they went in. The oven doesn’t stay on the temperature you set it to. 5. Pool is extremely small. Actually, all amenities are small considering the size of the complex. 6. Doors and windows leak when there is any kind of heavy rain. 7. Parking is an absolute disaster. Hoping this review can help save someone some frustrating and sleepless nights from this extremely poorly insulated and cheaply made apartment.
It is Aug 24 and the construction is still..STILL not done. We have been looking at these apts for a long time and moved in about a month ago, thinking, they must surely be done by August. Nope. Still no access to the pool, dog park, pet spa, bocce ball court or garages. I get mad every time I look at their website and see what they are promising. I am paying for all these amenities but don't have access to them! The gym is smaller than the renderings on the website, but is still a nice gym. They haven't even started the dog park. On the positive side, the apartments inside are nice. Layout, finishings, style is all beautiful. The views are amazing. Once finished Im sure it will be all worth it, but right now I am paying for all of the amenities that I do not have access to. So this apartment complex gets 2 stars for now, 1 for the nice apartments and 1 for the views. Maybe I can update my review next year when they finally get finished.
STAY AWAY from these apartments. We are current residents and have had one issue after another! There is never any way to contact any office staff. I have tried numerous times to call the office and never get a response. Construction is constant and we were told the pool would open first week of June its July 4th still no end in sight. Be ware of the promises they make they cannot fulfill them!!!!
