Loud neighbors playing music till 3am. Cops showing up in the middle of the night because of the loud noises. Police helicopter flying in circles on top of the complex. This place is not safe at all. Don’t move here. Biggest mistake I made
This is the worst apartment I've ever lived in... Don't be fooled by the fake positive reviews. I moved in sight unseen In the middle of a job transfer to Florida. This complex was advertised as newly remodeled "luxury living" with new appliances, and I was assured that the numerous negative reviews were because of neglect on the part for the previous managment. I was supposed to move in on the 1st of October, but they pushed me back to the 16th in order to "get the apartment ready". When I arrived on the 16th I was told I couldn't move in until the afternoon because it still wasn't ready yet. When I did come back that afternoon maintenance was in the process of changing out an Air-conditioning unit and the apartment didn't appear to have been cleaned very well. I quickly noticed that none of the appliances were new and their version of a "remodel" is apparently spraying paint all over everything(including the appliances)... Some of the other issues I found on move in day were as follows: a hole in my bathtub, the face of the kitchen cabinet was falling off, there was(and still is) a leak in the living room ceiling, several of the outlets didn't work, a leg was missing off the stove, the heat didn't work(not really a big deal in FL but...), the power cord for the stove was showing bare wires and my peephole was in backwards. I should have walked out and gone somewhere else on the spot, but I was tired of living out of a suitcase and I didn't want to judge them to harshly if they were in the middle of changing managment. I've now lived here for over a year, and there has been nothing but problem after problem accompanied with virtually no maintenance. Most of the initial problems have been completely ignored by the apartment staff to this day, and maintenance requests are marked "completed" almost immediately with no attempt to repair anything. I still have a stove with only 3 legs, my dishwasher has stopped working, the leak in the living room was never fixed, and is now growing mold, a new leak is causing the bathroom ceiling to collapse, my bathtub still has a hole in it, my peephole is still facing inside, the apartment floods during heavy rain, and I'm not actually sure if my heat works. I'm pretty understanding when it comes to being short staffed or struggling with taking over managing an old complex that has been abused for years, but this is ridiculous.

I cannot stress enough DO NOT move into these overpriced fake luxury apartments. The pictures are most definitely fooling you. The place is ran down. Maintenance can never “catch up” The inside of the apartments only look nice & “updated” from a distance bc they threw some grey paint on the walls and they could have hired some 3 year olds to do it better. You’ll have paint splatters on your floors and counters. None of the appliances or faucets or windows or doors are updated they are the same doors prob since this place was built and they are a trouble to use. Half of your blinds will have yellow tint. You will have to ask them to get pest control to spray every week and hope that works bc you’ll still have roaches. My balcony looks like trash nothing like those pictures. Your brand new apartment is going to be filthy bc the cleaning lady doesn’t do her job. I was cleaning up stuff from the last tenants and cleaned out a whole bag full of dust out of the ac closet. Cops are out here quite often. If you want any thing done around here you can either wait months on end or you have to go complain to get anything moving. Do not let these ppl give you the run around and convince you to move into this made up apartment. Spend your money on something that’s actually worth it

I was in a stressful situation moving things in two different locations. I did a quick walk through but didn't thoroughly go through my apartment. I wish I never signed the least. It is not what it seems. The updates are shoddy and my 90 year old grandmother could have done better. Things are fallen out of place, there's roaches, and the living/dining area and bedroom do not have over head lighting. It is not stated anywhere that you would need extra lighting. Please move anywhere but here. I'm stuck for a year. Don't suffer with me.

I recently moved here from out of state for a job during Covid-19. Dawn was very friendly, answered all my questions and got me approved quickly. The apartments are new in the inside but could use some work on the outside, my neighbors are quite and the location is convenient. The price is fair especially for the space inside. I saw the bad reviews but I was told this place is under new management. I see the changes taking place and it feels good to live somewhere up and coming.

You know i was aware of the area of where i was moving but i had no idea of how nasty and mean the property nanager was. She is by far the worst. We have had new management several times of me living here the last three years and Kaysha Rodriguez is tbe worst. She harassed children when they're outside playing. She harrasses the tenants too. Not to mention the apartments are falling apart inside from all the fake work they are doing to the insides. I have an infestation problems with ants and dont get me started of the tree roaches bigger than my hands. I wouldn't want my worst enemy to stay here. They dont know how to talk to people properly at all in the office. I havent used my front bathroom in a year cause its no one to fix anything around here. Half the property is vacant so you know the crime rate is high from people stealing out your cars. Dont move here!!!
If I could give 0 stars I would, & If you can go elsewhere please do! These apartments are horrible & old & they won't fix anything. The ladies that work in the office are very rude & unprofessional they misplace your rent check then try to make you pay fees & when they find out they were wrong don't even apologize. In my 2 bedroom apt my rooms never cool they are always hot the a/c does not blow in my rooms. My a/c breaks at least twice a month & it takes 3-4 days of continuous calling and going to the office to get them to finally fix it. It's currently 92 degrees in my apartment. I absolutely hate this place & cant wait until my lease is up. They are working on the outside when the inside of the apartments are a mess my walls don't even go all the way to meet the carpet I can add pictures I have a hole in the bottom of my front door and a snake came into my apartment they still haven't fixed the hole. It's so much that's wrong I could go on for days just please take your money to an apartment complex that's worth what your paying for. RiverTree landing is by far the worst property I have ever lived in.

All right, when I first moved into the apartments I was very aware of what I was getting. It was not going to be the nicest neighborhood considering the price and the size of the apartment I was getting, but the buildings seemed in fairly good repair, my leasing office seemed attentive and friendly, and overall things were good. And they were good for the first year I lived there. I did suffer a break-in, but the complex responded quickly and well and I felt they had addressed the situation and my concerns fairly. I requested to be moved to an upper apartment with the understanding that it might take time to do so. Things become complicated because soon after I believe the owner company or management company changed. Staff was changed out and became increasingly unresponsive. They did eventually move me into a second story apartment, but it took weeks beyond what I was originally told. My new apartment had problems from the get-go. It was a unit not yet renovated so the cabinetry was old and the installation was poor with gaps left in the cabinets in the kitchen that my cat could crawl into. I have had a german roach infestation that I've been battling since March and despite my repeated warnings and pleads for actions they only send out someone to spray occasionally or upon request which is not an adequate response to this type of roach. The most obviously realization that I can no longer respect and trust my apartment complex though was a recent response to a disaster than left me feeling angry, frustrated, and as if they don't care. My unit block was being re-roofed. During this time we suffered heavy rain and because of various factors I was suffering several bad leaks. My ceiling eventually caved in. The staff were slow to act, cavalier about the fact that I was effectively homeless and after spending nearly a week displaced the most they would offer me was a discount on my rent for my trouble. They are callous, unreliable, and the apartments (if not renovated) are not worth the money. I have no intention of renewing with them and I do not recommend them to future renters.
