Situated in western New York on the cusp of Lake Ontario, Rochester holds the title of the state’s third most populous city. Touting a distinct blend of history and innovation, Rochester is filled with historic buildings turned modern lofts and apartments. The University of Rochester as well as Rochester Institute of Technology both contain leading research programs, lending to the city’s educated workforce and prospering future. Prominent figures like Susan B. Anthony and Frederick Douglass once called Rochester home.
Even though it’s a fairly large city, Rochester still holds a small-town vibe. Rochester offers several community events that are widely attended, including the Lilac Festival and the Rochester International Jazz Festival.
The Strong Museum, Memorial Art Gallery, and the George Eastman Museum all feature special exhibits that inspire curiosity. Scenic views await at Highland Park, and residents adore their day trips to the Seneca Park Zoo and Seabreeze Amusement Park.

Property Ratings at Riverview and Industrie Lofts
If you're thinking about moving to a downtown apartment, I highly recommend Riverview Industrie Lofts and the AMAZING Management Team. I moved into Industrie Loft in 2019 and celebrated four amazing birthdays here. As the year comes to an end, I want to give a shoutout to the Awesome Buckingham Properties Riverview Industrie Loft Management Team for all the recent upgrades. The new billing system, with paper statements with rental breakdowns & email reminders two weeks before lease payment is due, has been a game changer. The Amazon Towers to secure packages, roof, gym, and laundry room renovations look great and make the place even more appealing. We Appreciate it Greatly and I am Looking forward to another year here!!
My family has been leasing through Buckingham Properties for years and our experience has consistently been fun & enjoyable! We highly recommend it because Buckingham Properties' Industries Lofts offer ample space, great amenities, pleasant atmosphere and it is situated near various fun entertainment options! Industries Lofts stand apart from the other downtown Lofts because it boasts a renovated fitness center, game room, laundry room, secure package lockers, and a heated parking garage - all at a reasonable cost! Thank you Buckingham Properties for the opportunity! I would also like to extend a Very Special Thank You to Kamilah & Sarah from the Leasing Management Team, as well as Jim, Dan, and Reuban from the Property Management Team for your Top-Notch services that are always helpful, responsive, and caring toward your tenants.
I cannot wait to move out of this building. I have lived here for 3 years, and the building has changed so much since I moved in. It seems like I have watched it decay. The lobby is disgustingly dirty and one of the elevators never works, sometimes both. Have fun walking up the extra tall staircase- yeah the ceiling are 16ft so the stairs are also twice as long. It is miserable. Takes days and days to fix each time. Puke in the elevator when it does work. Cigarettes in the hallway. Loud parties. Broken pavers all over outside. The front steps are crumbling. It's the worst. Major issues with security and stolen mail. Multiple packages have been stolen. One right from my front door up in the building. Management has done nothing to correct issue. Get a UPS PO Box if you are dead set on living here. The BIGGEST issue is Pane Vino across the street. Parking is a no-go. Plan to pay for the in-building parking lot or don't bother. You will be pissed off. They state the alley next to the building is "theirs" even though it's a city street/alley. They post threatening notes on cars stating you'll be towed (which they can't do) and Management just allows this. You'd think they'd value their resident a bit more. You will be irritated when the vallet basically run you over parking their cars or hover their vallet sign so close to your car you can barely pull out or hover over you waiting for you to leave the spot. Don't plan on having guests over. There is no place for them to park. Communication from management is nonexistent. Getting a reply back is extremely difficult. I got so fed up with the elevators being out of order so long, I submitted a maintenance request twice a day for like 4 days and heard a reply finally after like 4 days. This area is also NOT safe. I have heard gun shots in the distance, there have been stabbings at the Andrews Street Towers and I've been aggressively harassed by homeless people walking inside. This is not a good area of the city. Just across the interloop is a dangerous area. You think you're moving into a fancy loft building sure. But you'll have really high ceilings and impressive windows without much else. One mechanical closet, 2 cabinets, one closet. And those big impressive windows will make you FREEZE in the winter. Yeah, that's why utilities are free- my heat has to be turned up passed 80 degrees to make the apartment 65 degrees in the winter. There are other lofts. It is not worth it.
I called to make an appointment to visit the loft on a Saturday at 12:00pm. The manager asked if we could do 12:15 instead because she didn't want to "waste my time" if she couldn't make it right at 12. The day of the tour comes and I arrive at 12:15. I go up to the entrance, both doors are locked, no sign of anyone waiting inside for me and their intercom system was broken. I tried calling 3 times and waited around for 15 minutes. When I left I emailed the office saying I arrived and no one showed up. I never received a response or an apology. They indeed wasted my time. If they cannot even show up for a tour I cannot even image how awful it would be to live here!

I have been living here for about 2yrs. I LOVE my place. We did have some issue with smoking and the manager of the Bldg took care of it. At first it didn't seem like anything was getting done, but to find out they had to following the proper procedure and the issue was resolved. The owner, who doesn't live in this area, as also called me personally to resolve and hear my compliant. I like the space and the high ceiling and the retro look of the pipes. We have all beautiful stainless steel appliances. Everyone that has be in my unit, loves it and I end up showing them around. Nice wight room with TV. My sister and nieces have been over to enjoy the exercise with me. There is a media room so if want to have a football gathering and the men and women want to watch different things, we have a room fully furnished. Last but not least, I have met some amazing people living here also. Home is what you make it.
I lived in one of the Industrie “luxury” lofts for a year from 2014-2015 and it was a terrible experience. Here is a list of reasons why you do not want to live here: 1) Walls are built improperly; very little sound privacy and you can hear normal volume conversations from nearby apartments. 2) The ceiling leaks in many places and can ruin your belongings with water damage. Building owner was unable to have it fixed, just recommended getting renters insurance. 3) Only 2 washers and 2 dryers for the entire building. Always in use and they are lower end models that break constantly. 4) They allow drug dealers and single mothers with multiple screaming kids as tenants. I had many nights where I was kept up until 6am. They tried adding ugly foam pads to the walls to help with the sound, but it made very little difference, if any. The foyer of the building constantly smelled like marijuana, and the smell also came into the individual apartments through the vents. 5) The owner constantly keeps tacking on new fees to tenants. Lights in the kitchen must not be wired properly as the bulbs blow very frequently. The owner makes the tenants buy their own, which can cost $50 for a 4 pack. The owner also suddenly started charging an extra $80/month to use the parking garage that was originally free when I moved in. 6) When I moved out they charged a $200 “cleaning fee” even though I spent an entire evening with multiple people making sure the place was spotless. They provided a move out checklist and said what needs to be cleaned, and it still didn’t matter. When I called they said they charge everyone the $200 whenever they move out, regardless if they clean well or not. Altogether they kept about $500 from the security deposit for various odd fees. 7) Although described as a “luxury” loft, the building materials seem to be the cheapest available as the bamboo floors are fake and scratch easy, and the counter tops and cabinets are made of cheap wood. 8) There are very few windows in the building. My apartment had ZERO windows, and only a small skylight in the kitchen that would get covered in snow in the winter. For a “luxury loft” apartment, you would assume there would be large windows to allow natural sunlight. 9) Near the end of my lease, I was told I could extend it on a month to month basis for a few months at a higher rental rate, but they went back on this and said I had to move out once they found they had another tenant interested in moving in.
