Located fifteen miles northwest of New York City, Nutley is a fairly large township of around 30,000 people on the banks of the Passaic River. The close proximity to NYC makes Nutley a popular choice among commuters, who are often drawn to the area’s quiet neighborhood streets and small-town vibe. Franklin Avenue serves as the backbone of Nutley’s Downtown district, lined with a rich assortment of locally-owned restaurants and specialty shops in a walkable layout.
Just north of town, a cluster of larger shopping centers offers more big-box options as well as the local multiplex theater. The greenbelt following Third River as it flows through town provides a beautiful area for you to enjoy the tranquility of nature, within a short walk of almost anywhere in the community.

Property Ratings at Riverview Court
This most unresponsive and uncaring management company. I applied for the apartment on 4/11, had to wait until the 17th for a denial and the worst part is they ask for a deposit of $500 with the application and its now the 26th and I am still waiting for the refund. I call today, they said they just processed my refund today and will take 5 -7 business days to get it back. This is terrible customer service. Can't imagine how they treat their tenants. If I could give them -1 star I would.
Once new management took over this place, it turned into a dump. Halls are filthy. Stairwells filthy. The parking lot is atrocious. Garbage usually spilling over and into the parking lot. There used to be onsite management. But no more and so the garbage all over doesn’t phase new mgmt. Apartments are dank and dreary. Outdated everything and you’re lucky if the plumbing fixtures aren’t rusted as mine were. No window insulation so you can hear Route 21 and in freezing cold windy weather you will feel the breeze coming through the windows. So on top of insane rent for a dump your electric bill will be $300. So yourself a favor and find better.
I lived in this apartment for a year and the new management has been making the process a nightmare. They will not return my deposit even when the apartment was left in better conditions than when I rented it. Maintenence request were ignored and neglected. Now they want me to pay for the damages when they clearly needed to take care of it. I provided them with proof and they are still so thirsty after the money. It's not worth the headache. Our car was constantly being broken into because they're no cameras, no security. A/C was breaking down multiple times. The carpets are DISGUSTING because they dont clean it properly, only steam it. Dont even dare to walk barefoot. You can find someplace better to live for the price. Safe yourselves the trouble. Don't be fooled by the size and layout of the units. That's the only positive this apartment has.
I’ve been living here for a while. I was sold on spacious bedroom, closets, and bathroom. It’s larger than most apts. But cares about that when you have neighbors living above with a child that is jumping around all day long. The walls are extremely thin. My lights literally shake when he jumps. I’ve been complaining about it for almost a year and a half now. N property management has done nothing about it, both old and new! And I’ve even sent documented videos of noise outside of “quiet hours”. Also the water always causes a ring in my toilets every week. I often have to get my faucets cleared out from the black dirt/guck that clogs it up. I’ve been fed up for a while and have been waiting for follow up from management. I have yet to talk to them about finding a resolution. It’s been weeks and I have to keep calling them back after being promised that they will reach out. I’m miserable here!
Before moving in, we were told we would have brand new carpets and that the upstairs tenant was never home so we would never hear any noise. When we moved in, upon further inspection, we noticed the carpets were just steam cleaned.... they were flat and worn in some areas and there were stains. This is something I asked about and was 100% serious I was not interested if the carpets were not new. When confronting the PM, she denied they were old and insisted they were just put in. The tenant upstairs was quiet for 2 days and then was loud nonstop. Why? She was moving out. The only upside was no one lived above us for a few weeks... but then someone moved in and was ALWAYS home and so loud all the time. We kept getting black muck in our toilets and coming out of our faucets. My entire body started breaking out in itchy hives from it. They only went away when I started showering at my parents house nearby. No one helped resolve that. It was disgusting. Our AC unit outside the window was SO loud and gave off this extremely loud shrieking noise nonstop. It made me crazy, literally. You could hear it from any room, but it was the worst in the LR. No one fixed it. The apartment was like a dungeon. It was dark all day long. I felt like I was living in a jail cell. There was no amenities at all. There was nowhere to walk outside. Just a parking lot. The only thing I liked was it had central air... thats it.
After living here for almost 1 year, I have plenty to say. These apartment hallways do not get cleaned and if they do get cleaned it's around once every 2 months. They claim that their apartments are luxury, but they are far from that. Their apartments are probably based off of the year 2000. Absolutely no one cleans after their own pets and they put 0 effort into anything.
After downsizing twice and wanting to settle in a place where it was just easy living....we found Riverview! It has been a great easy 4 years. We are on the first floor with 2 BR and 2 baths, washer and dryer in unit, great central Air and very good appliances. The apartment is spacious and the Master Bedroom and Bath are huge. No problem for a King Bed, 2 night stands, a triple dresser an Amiore and club chair and a chest at the foot of the bed! All with room to spare! Storage is good as well and the garage could not be more convenient. Marina and Michael manage the complex and are terrific! If anything goes wrong (and not much has) they are right on it! And the best part...there is no bill for the fix! Love this place! ??
I took a chance here because I was moving back to the east coast after getting married and bouncing around for a couple months on the west coast and I wasn't able to come see the place in person before moving in. I had a friend look at it for me and she was most adamant about these apartments. We mailed our deposit (no matter how you look at it, it's always pretty risky to do that from afar) and moved in a couple weeks later. I feel so safe here and Marina & Mike really take care of their residents. I've had a bad experience with landlords/managers in the past (in Brooklyn, of course) and it's been such a relief to finally have someone who puts a lot of work and dedication into the space & tenants. You're taken care of. And that's a huge deal for me. Not to mention, the apartments are gorgeous and they really keep them maintained. I don't know what condition the carpet was in before they replaced it, but I got to move in to fresh new carpet, which is nice! I'm assuming they do it every couple years or so. Plus I have a view of the river.
The perfect place to rent. The location is very convenient and close to everything you need--from shopping, entertainment, restaurants, and more. The property manager is very welcoming and is passionate about her role there. The buildings are well maintained and the parking lot is kept clean (there is always parking available). The neighborhood is very quiet and the people are very considerate. The apartments have nice comfortable carpeting with a modern kitchen. Also, a great location to go jogging and there is a park around the corner.
When you look at the river view apartments the 1st thing you think is that they look like houses...with garages! then you meet the wonderful building manager who takes you on a tour of one of the apartments and you realize that they also feel like a home. From the modern kitchen with all wood cabinets, granite counters and stainless steel appliances to the spacious open living /dining room that is comfortably outfitted with cozy, homey carpet. You then walk thru the hallway, past your in house washer and dryer to the large bedroom that is also cozily carpeted along with a super sized closet. Don't forget to take a look at the large storage outside of the bedroom that has convenient racks so that you might also hang coats etc. I wouldn't feel more at home if I designed these apartments myself.!!
