In addition to the convenient proximity to the big city, Valley Forge National Historic Park and King of Prussia Mall are practically right next door.

Property Ratings at Riverview Landing
While the units are nice inside, there are significant water issues due to water heater pipes bursting and pipes leaking. I had 2 water issues in less than 6 months which required days of fans running and maintenance in the apartment. The property manager is also very slow to respond. There are fire panels in a separate room in every building which have been going off for 5 months. You may not hear it during the day but the alarm comes on every night. I loved the location but just too many issues to make this a place to live.
PROS: Location: This apartment complex is in a great location if you love running and biking the Schuylkill River Trail. It is also very convenient to 422, PA Turnpike, I76, Blue Route and 202 Nice size apartments: The smallest 1 bedroom is @750 Sq Ft. with very nice sized private outdoor decks and decent closet space. Large Swimming Pool: Larger than most apartment complexes. They are upgrading the apartments with manufactured hardwood floors, stainless appliances, granite counters and new fixtures to modernize 13-year-old cheap decor, but of course, the rent will go up @200 month. Allows Dogs: no breed restrictions. Cons: I am going to start by stating I am not a big complainer and pretty much keep to myself. I am a good tenant who pays rent on time, respects my neighbors and the property. But, I am so frustrated with the apartment management team, that I just have to warn anyone considering moving here. Once you move in and pay the $300 amenities fee and the $350 non-refundable pet fee, the management team treats you like crap. Every tenant I know hates them. Dog Crap and Trash Everywhere: They do not keep the grounds clean. I have given the management team many suggestions on how to address this, such as requiring doggie DNA tests so those who don't pick up can be identified and fined. But, they won't. What do they use the $35/mo per-pet per-unit extra rent for? Bad Landscaping: Except for the front entrance the landscaping is terrible, practically non-existent. Trash in the Garage: They closed off the big dumpster, so residents that move out now leave their unwanted crap in the garage, and it's rarely cleaned up. Old HVAC and Water Heaters: You will see HVAC and water damage restoration trucks here every week. Why? because the water heaters and HVAC systems are at the end of their life. But, instead of replacing them before they burst and cause water damage to your apartment and belongings, they just wait until that happens first. Dirty Hallway Carpets: Although they replaced the carpet and repainted the hallways a year or so ago, they will not maintain and clean them. Now they are stained and gross. Move here and you will see how terrible this apartment management group is (Lincoln). Perhaps it is just the people who work here since they seem to remain the same even when the management company changes, which it has several times.

After living here for just over 4 years now, we have experienced a continual drop in our expectations of what we should be getting for the thousands of dollars we pay each month in rent, parking, etc. The owner/management company is unprofessional and incompetent at best. For only being 10-12 years old, the property has not been kept up to standards and we are constantly experiencing issues in our unit or around the complex. The office staff is not helpful when issues arise and are always trying to pass blame along to someone else. We loved living here for the first few years, but it has become a nightmare in the last year or so and we are going to be breaking out lease in the near term because things have become that bad. Do yourself a favor and save yourself a massive headache- and DO NOT RENT HERE.
The location is convenient and will be more so once the mutilation of the bridge and complex entrance are completed. The staff are pleasant and usually very helpful. I'm pleased overall but there are definitely things that need to be addressed and I am frank when I talk to others about Riverview. I'm happy to call this place home and see it as a work in progress.
since construction started, volume of noise with traffic is horrible. also upstairs noise with neighbor who has kids is frustrating . neither is your fault but it does effect my enjoyment of living here. also, people do not always clean up after thier dogs.
People who own dogs should take care of them better, clean up they mess in elevators and corridors, make sure dogs are not barking all the time. So if you don't own a dog, you should not rent this place.
So I moved here with my family in fall, was so excited about it to. The location was awesome, the river for kayaking. The numerous trails in valley forge and on the bike trails was great for me. But... the problems started from the moment we moved in. Here we are 7 months later, and we still have problems. Two leaky water tanks, mold. It's just one thing after the other. I'm just burned out on this place, I really question if its even safe because some of the repairs are done so against building codes its amazing the place hasn't burned to the ground. Which makes me nervous to think about all the other apartments here. The air conditioner is a joke, I pay far too much for this place. And I'll be seeking a window unit to just help keep my apartment cool in summer. Just a small list of some of the issues I've faced. Numerous leaks, broken appliances, lack of exterior things, power issues, soaked carpets, mold. Also...the school district listed on this website is wrong. Which was sad for me. This is in the Norristown school district. I would not recommend this place, oh and there is tons upon tons of construction, road closures, horrible road conditions because of all the 422 traffic. Communication is horrible and beyond fake, I'm just running on empty for this place.
Luxury apartment living minus the luxury. Apartments are huge but have not been maintained. Constant maintenance issues, water leaks, mold, etc. Office staff equivalent to used car salesman, smile in your face to get you in the lemon, then disappear when problems arise. Honestly they answer, in the most unhelpful, aloof way. Issues will not be addressed for weeks sometimes months. They have just been bought by third management company in less than a year. Hopefully changes in office will finally be seen, desperately needed. Wish someone had told me the wizard is a man behind the curtain.
A few weeks into our new unit we started to realize that numerous pieces of the new flooring were starting to come unattached from the concrete beneath it. After further examination from the company who installed it, they decided that they needed to tear the entire floor up and re-install it. Disappointment and frustration truly started to set in at this point. We scheduled a new installation date for January- the office promised it would only take one day (8am-6pm). When I arrived home from work at 5pm the day of the re-installation not only was the project not even half complete, they have moved our furniture on top of our beds and throughout the three bedrooms without even covering anything to protect it. They wound up scratching several pieces of furniture and killed a rather large plant we had by sitting it on the balcony in sub-freezing temperatures. I had initially asked the community director to come and take pictures of our furniture, etc to ensure that nothing was damaged in the process- she said it was not necessary because any third party vendor that the complex uses must have insurance to cover such things…remember this later on in my post. After the flooring debacle, we encountered a wet carpet issue when the next door neighbor’s hot water heater started to leak. It seeped through the wall and under and into my bedroom carpet. ServPro came to inspect and recommended raising the carpet, putting an air blower under it, and running a dehumidifier…all for an entire weekend. The dehumidifier drained into my sink via a thick tube, which rendered it inaccessible. After receiving an offer to use the guest suite in our building and promising to have the keys in our apartment by the end of that Friday (for the weekend while both of the machines were running very noisily in the bedroom), I come home to find nothing. It was after 5pm, the office was closed, and I unsuccessfully tried to reach the maintenance telephone line twice that night to get the keys.
It would have been one thing to encounter both of these inconveniences, but the complete and utter lack of communication from the office was incomprehensible. I would email and call with absolutely no response. I would continually be promised things one day and return home disappointed and rather upset that they had not been completed. There are a number of other issues that have propelled us to the decision not to stay here at Riverview Landing: -the maintenance staff is dramatically overwhelmed and totally understaffed, which leads to small issues taking a week or longer to complete -the front office does not know the definition of communication- plain and simple -after speaking (after an initial 4 or 5 unsuccessful attempts) with the new owner concerning these inconveniences and our concerns, he was completely unapologetic and offered little in the way of compensation- in fact he stated that we needed to go through our own renters insurance to cover any damages associated with the complex’s third party vendors (pretty incredible, don’t you think?!) Long term, the implications for living in this complex are dreary at best. For those who are unaware, the bridge crossing 422 near the complex is going to be rebuilt. They closed the front entrance to the complex earlier this week. We received a letter from the office the day after it was closed stating that it would be so for at least FOUR months. There is a back way in here, but let me be abundantly clear- it is not even close to being capable of handling the traffic from both Riverview Landing and The Lofts next door. Being as familiar as I am with the transportation improvement projects in the area given my line of work, I can tell you that the 422 bridge replacement project will not be completed until 2019 at the earliest. This will cause massive delays in and out of the complex. PennDOT has been replacing a smaller two lane bridge on the only roadway into the area of the development- they have been doing so for OVER THREE YEARS. The bridge is one way and there is a traffic light, which allows folks to go one way at a time. More than three years for one small bridge…imagine the nightmare of the next four to five years. If you are considering moving into Riverview Landing, please consider all that I have said. It is NOT worth your time or money, simply put.
I have lived here for about 7 years the views from the apartments are amazing. The size of the apartment are very spaces there is a bike trail that is behind the apartments that goes all the way to Philadelphia. Very Excellent
This apt is over 1200 sq ft. Huge vaulted ceilings. Big closets. Pet friendly w a park to enjoy nightly. Right on the river. Pool is largest in the area. Fitness center decent. I'm staying a while ??
I have lived at Riverview landing since October 2014. The apartment has great views of the river and an active community. People are always jogging, biking, walking their dogs, or kayaking. The community is controlled access building and the community is safe. The staff are friendly. You can get upgrades to stainless steel appliances which I did and the apartment is nice with spacious closets. The carpet is a little old but it's not the worst. The location is by far the best quality.
