Located just west of Downtown Miami, Little Havana is the epicenter of Cuban culture in Miami. Little Havana, named after Cuba’s capital city, is best known for Calle Ocho, the neighborhood’s main commercial thoroughfare brimming with restaurants, specialty shops, art galleries, and dance halls in colorful buildings in addition to a Latin Walk of Fame.
The Little Havana community comes together for an array of annual events, including the popular Calle Ocho Festival, Viernes Culturales/Cultural Fridays, Salsero Sundays, and the Miami Beer Festival at Marlins Park. Marlins Park, home of the MLB Miami Marlins, is also located in the eastern portion of the neighborhood.
Outside of Calle Ocho and Marlins Park, Little Havana is largely residential, boasting a variety of apartments and houses available for rent. The neighborhood is an attractive option for many commuters, offering close proximity to Downtown Miami, Brickell, Coconut Grove, Coral Gables, Wynwood, and Miami Beach.

Property Ratings at Riverview One Apartments
This apartment has been the worse apartment I’ve lived in. First there is a mandatory fee if $110 for cable and internet. Then there is no one of the leading office ever available downstairs. The front desk is always empty. They make you go down stairs snd get your own food delivery and visitors as well. I was 1 week postpartum with a C sections and the security rudely told me to stop ordering food if I can’t pick it up.
Maintenance personnel is accessible and courteous.
Personal experience )This place is a complete nightmare, so much so that it’s effecting my Health, my work, and my relationship, I’m constantly stressed out living here, my apartment has no type of insulation, I hear music pumping into my apartment all the time from both the upstairs and downstairs apartments, I hear people screaming people talking , I hear dogs barking all from units inside the building, I I’m also having an issue with non stop stomping on the wooden floors from the upstairs apartment at all hours of the day and night, I’m lucky if I get 5 hours of sleep, I even hear water running and dripping from the walls, vacuum cleaner Noise every time they vacuum in the upstairs apartment all at late hours of the nights And when I tell management about these problems they just tell me it’s normal, even tho I have over 20 videos documenting what I go through On a daily basis, this place is literally making me insane and I have 4 more months to go, basically living lwith constant stress....
My parter and I have been reporting about the excessive stomping in the apt above us since November and they have not done anything to help us. I dont understand how could people be constantly walking for hours. Its ridiculous! . No solution yet. They only care about getting their money and promising you that they will solve the problem. It is now almost the end of February. Last night the stomping started at 3 am and its 8:40 am and they are still going. This is pretty much every other day if not everyday. Im done with this place. I am a student and I cant even focus. Im just stressed all the time. I cant even come home to enjoy a nice quiet day. Save your money for somewhere better! Trust me. The people upstairs are renting from some type of airbnb so they dont have a lease. Thats explains! Pretty much they are here for a long vacation so they dont sleep but yet, manager know this, they choose not to solve. I am really disgusted by this place.
The apartment community is just fine.
YES
The neighborhood is less than up and coming. The fixtures are all cheap. There is a $100 cable and internet charge for basic television and 100 mbps internet speed that you are required to have. Neighbors are loud and let their dogs run around the building without a leash. There is mold in the building in several units including my own. The owners and property manager know there is mold and blame the tenants when it's obviously a defect in the building. Currently waiting for my lease to end so that I can get out of here! Do yourself a favor and move somewhere else!
Only negative is the surroundings - the area is not as beautiful and safe as others.
I can't comment on much as I only recently moved in. Everything seems okay so far except one thing. If you want to have internet in your unit, the association requires a $110 per month "Cable & internet package." You cannot get internet separately. Just to make sure prospective tenants are aware, this package only includes 22 unique channels. 22 channels that you could get for free with an antenna (confirmed by the cable company) as they are mainly local network channels like PBS, ABC, and NBC. They are literally free public channels that you don't need cable to get, yet we are being charged for them. The internet is solid at 100 Mbs. However, this speed of internet is widely available for $50-$60/month almost anywhere. So in summary, the "cable & internet package," includes 22 local channels plus 100 Mbs internet all for the low price of $110 per month. It is a rip off, approximately double what it is worth. Unfortunately, there is no way around it. Also, if you do end up wanting regular cable channels like ESPN or CNN, etc., it is an additional $60 per month from the cable company (Hotwire Communications). Other than that, it is a nice new building and affordable. Staff is very nice and accommodating.

the location and the apartment is new with great amenities
Would definitely recommend it. The place is state of the art, modern finishes, always clean. Pool area and lounge are very comfortable, gym meets all your needs. And the management is super friendly. No complaints what so ever. Good job.
It’s a cozy and small building and residents are nice
The building is nice, but the area is still up and coming. That might be a factor to some friends & family.
Some residents are very problematic. Loud music and parties at night.
The building elevators are not connected to the intercom to buzz up guests. The neighborhood is still very visually unappealing and lastly there is no guest parking.
