Property Ratings at Riverwalk Apartments
Beware of this property. When you apply they charge a $225 admin fee and $75 application fee. The $225 fee is refundable if you are declined. I was declined (but approved at a much nicer complex with $300 deposit the next day) and was promised to have the refund of the fee in 15-30 days. This was on Feb 29. As of today 4/2, I have not received the refund. Upon contacting their office, I was informed that the check was cut yesterday (4/1), over 30 days later. When asked why it takes so long, I was told “the refunds come from our corporate office” and “we are required by law to refund within 30 days”. What they are saying is that they are allowed to legally hold your $225 fee (which no other property manager charges to apply) for that long, so they do. In the end I’m glad I was declined and didn’t move here. I should have paid closer attention to all of the horrible reviews about this place. It looks like they are accurate
We would’ve moved out a long time ago if we had the financial means to do so. From the start, communication was bad. I was never told that there was an Amazon locker and was under the impression that my packages were being stolen until a neighbor told me otherwise. There were vehicle break ins last year (mine included) and while I know this isn’t the fault of the management, they did nothing to notify the community or provide any reassurance of working with the police department. Maintenance requests sometimes take MONTHS to fulfill. I’ve had to email the office about multiple things over the time I’ve lived here and nothing is EVER responded to. The parking here is GARBAGE (you can tell the garages were built right where spots could be so they could get people to rent them). They send passive aggressive emails about rent instead of just contacting the people who are actually late. And now, they send a text right as the office closes that we have 24 hours to pick up packages from the package room-BUT THEY LOCKED ALL THE PACKAGES IN THE OFFICE. This place is not worth what they charge at all.
DO NOT LIVE HERE!! We lived here for 15 months and it was awful. The staff was rude, maintenance never got anything done, and they only care about the money. And the amenities are crap, especially for the amount of rent they are trying to charge. A lot of the gym equipment was broken and never repaired. The pool is either closed or dirty. On move in day, we showed up with our U-Haul to find painters in our apartment. It hadn't been cleaned, the painters had no idea how to paint so there were blotches all over the walls and paint on the floor, and they changed the locks but gave us the wrong keys so we were locked out the first night. We had to have the district manager come look at our apartment and they ended up firing the painters and maintenance staff. We called one night because our sink was leaking...ended up repairing it ourselves and maintenance showed up 2 months later. Also, the floors were concrete so it was always dusty in the apartment. And the ceiling is paper thin so you can hear the conversations of your neighbors above you, especially in the bathroom. The trash service is also awful. Some nights they wouldn't even take the trash. Other times, the trash would be piled outside the dumpster for days. It was disgusting. On move out, they are trying to charge us for the paint blotches ($100) and for other stuff we didn't do.
Valet trash, everyone has to pay for this service regardless of if you use it. Is very hit or miss with the trash people just not picking up trash on trash days. This can lead to foul smelling stairwells as well as bugs. Our 3rd floor apartment had an ant issue, as I expect most of the apartments have a bug issue particularly because you were forced to have to bring in a dirty trash can that the valet company supply after trash has been picked up (if it was picked up at all). In 2 years of living there I did not see any pest control despite also paying for this premium. The pool area consists of lots of broken furniture, dirty pool (over summer 2021 the pool turned green multiple times) and overflowing trash cans. The apartment on the face of it was nice, spacious and modern. However the walls are like paper, I lived in a 3rd floor apartment and I could hear my neighbors on the 2nd floor ALL THE TIME. The 2nd floor neighbors loud parties until 2/3am were nice too…regardless of us having 2 small kids we never complained however if we even so much as walked a little loud they were banging on the ceiling. Not a great feeling to feel uneasy to even walk in the place you live. Thankfully those neighbors moved out after a couple of months, only to be replaced by a neighbor with 2 dogs that bark ALL DAY AND ALL NIGHT. Like I said walls like paper so that was interesting. Same neighbors also left bags of dog poop in front of their door. Which lead to actual pieces of dog poop covering the stairs, when they could’ve walked across the street to a animal waste can. When you put in a work order, even if you request they call you before entering the apartment…they won’t they will just enter when they get to you. If they even come fix the issue at all. We were charged a $200 move out fee for paint yet there was only normal wear and tear to the apartment which per the lease agreement we shouldn’t have had to pay. We called the office, waited for manager to call back, no call back after days of calling. So emailed upper management, no email back and we were sent to collections. We sent the collections office and cease and desist letter, they continued to contact us the next day. Reluctantly paid the $200 and haven’t heard back since. The ultimate reason we chose not to renew our lease after 2 years of living there was that the company wanted to increase our rent over 27% for a 12 month lease on a 3rd floor 2 bedroom apartment.
I absolutely love this property and the stuff. Was unable to move in because of a work conflict. However prior to this knowledge, the office staff was very very helpful taking me on multiple tours and answering all the questions that I had. Maintenance filled me in on all the steps that they took prior to move-in day. Even after they found out I was unable to move, they was still so friendly and understanding, even suggesting other properties West Shore has that I might be able to look into in the location I will now be moving to. I could not think Kristi and Logan enough!!!
The turnover in the office is astonishing, but not shocking what-so-ever. We attempted to contact the management company and it is quite literally impossible to get any issue handled in a timely manner. We rented here for a little over a year and went roughly three months without a working AC unit. THREE MONTHS without a working air conditioning unit in our third floor unit during the summer with temperatures exceeding 90*. We were given a small window unit to cool our entire apartment (which didn't work and in turn, nearly doubled our electricity bill for months). It took weeks of constant emailing and phone calls to get a response about any of our maintenance issues. The only positive is the one month credit they so graciously provided us for the double electricity rent (one month of three was all we were offered), aside from the apologies for the "inconvenience". Yes, "inconvenience" of 90*+ weather for three months. We also had at least one known instance of maintenance entering the apartment when we were not home without our knowledge and with NO permission of entry. They were supposed to retrieve the window unit and entered the apartment nearly a week after the initial day they were supposed to to collect it with no warning, and no permission. Phone calls to the office about this incident went unreturned, of course. Aside from the major issues we had, we had several small issues that were pretty frequent. Valet trash is something that isn't an option that residents pay for monthly. This turns out to be an added annoyance when the trash is regularly forgotten by the company the complex pays to pick up trash. Of course despite our known issues, and clear lack of urgency for what was more of a health concern and less of an "inconvenience" living here, we were charged a painting fee at move-out; one final annoyance before we were finally done with this place.
Rachel and the staff are fantastic! They are always very friendly and more than happy to help. The community is quiet and I've never felt unsafe here. The pool is really nice (it's saltwater!), we've got two grills, including a Big Green Egg - how many apartments have one of those? There's a kitchen you can access off the pool deck during business hours. The gym has a cool garage door that opens up onto the pool deck too for those days when it's really nice outside. For the reviews that said they have a hard time getting a hold of anyone - it's important to remember that not every request is an emergency, and if it is an emergency, just walk down to the office, it takes 45 seconds! I have never had an issue with a maintenance request not being completed - but I also don't expect immediate service for everything. When I did have an emergency issue, maintenance was there within 10 minutes. Everything else I've always had fixed within the day. A lot of these reviews were from previous management which was not the best - Rachel and her team are awesome and you'll really love living here!
At an absolute loss how else to get my message to staff. Endless unanswered/returned phone calls and unanswered emails over the past two months. Our A/C unit has not been functional for two months. We were patient and told we were waiting on a part, until it was looked at a month and a half later and we were told that 1. the regional manager of maintenance said there is no way that part would take that long to get (despite the covid excuses and delays - of which we were more than understanding and patient) and 2. that is not the issue, it is likely a leak which would have been a quick easy fix. So for 2 months we have lived and continue to live with our apartment reaching temperatures exceeding 85 degrees. Communication is more than lacking and the clear turnover in staff is a true testament to how this management company treats employees; I can only imagine it's as bad as they treat their residence.
If I could give this property negative stars I would! Since October, my wife and I have had nothing but issues. Between the apartment not being ready at move in, to being filthy and having to clean it ourselves at move in, a major ant issue (other units have spider issues), a dishwasher with mold all in, a gnat issue, to now… our bathroom ceiling leaking for the 4TH time now!! We have to constantly beg them to fill the pet stations with bags that we’re paying for. If they don’t, you’ll find dog poop all over the place. They have a fee for “pest control” but have only seen them do it once (we have cameras that see). Communication is almost nonexistent. I currently have a leak in my ceiling and sent email to property manager and no response all day. My wife forwarded the email to the “assistant manager” and no response! We’ve called multiple times, goes straight to voicemail with NO emergency way to contact them or maintenance! THIS IS AFTER THE PROPERTY MANAGER SAID SHE FIXED IT!! I have email stating so! So if you do have an emergency, don’t expect this staff to do ANYTHING about it! But they will sure enough text you and email you about your rent being due. OH.. and rent, expect your renewal to go up over $100 and in some cases $200 from other residents we’ve talked to. I’M GIVING YOU THE INFORMATION NOW, SO YOU DON’T MAKE THE SAME MISTAKE. STAY AWAY unless you don’t mind having a very subpar “luxury” apartment!
Sign contract a month before I was scheduled to move in. Met w day before move in date and they said all ready. Hours later they said can’t move in. No care in the world. They left me with no place to move in and didn’t care. This process cost me a lot of money that I won’t get back
Absolutely the least competent people I have ever been unfortunate enough to meet in this life. Don't bother calling or emailing unless you just like talking to yourself. Don't expect anything to get done ever. Please don't live here. It is painful.
Beautiful apartments, friendly staff . Neighbors are friendly. There's so much to do within walking distance. We are excited to see when it is all completed.
The management is horrible and nothing works. the only redeeming quality is that its near the river
