The South Bend Farmers Market was established in 1924. Property Ratings at Riverwalk Commons- Student Housing
Let me start by saying I lived in this apartment for over two years and through a management change. First, the management and people in the office were not there when I moved in so they can't begin to tell me the state it was in. Many things in my apartment were old and should've been replaced and when I told them they refused to do so. By the time I moved out I had a dishwasher I couldn't use, they left an AC unit in the living room that couldn't even plug in, and the toilet was so old the seat had cracked off. All of this they were told multiple times and did nothing about. The state of the bathroom when I moved in was a joke but I noticed they took care of the bathroom of the other room right before someone else moved in. How convenient! Also, I will state the blinds were old and falling apart before I even moved in and now they are trying to charge me for smoking when I can't smoke due to asthma. The blinds were covered and the walls were clean. There's no way I smoked in that apartment. Was there any other smoke damage? NO! But what did happen was sun damage to my blinds so hmm, wonder what that actually was. This management is slimy and they hardly keep the place up. I had to tell them before I moved that a trash bag was leaking all over the back steps and had been there for a month. They will keep up on things for appearance but then slack off on other things. This place is only for college students that don't care. If you are an adult, be warned this is not the place for you. When you move, they will over charge you and then take forever to send you a current bill. The lease states one late charge but they will tack on another one for no reason. And don't say its for Simple Bills because they apply their own late fees. They tried to make me pay an estimated one and a half months ahead of time and now they are settling it like it should have been done in the first place. Finally, right when I was about to sign my lease they blocked me from doing so because I wanted to ask questions first due to all the extra charges they are making people pay now regardless if they apply to them. Because I wanted to verify and have time to look elsewhere without being constantly harassed and was requesting things they didn't want to fix, I believe that is why they prevented me from signing the lease. Again they only want to deal with college aged kids who are meek and wont confront them.
Former resident and student at IUSB. I moved out there 2 years ago for college and this place advertised so much for students that I thought hey, there will be a lot of students there! Unfortunately that wasn’t the case. Anyone and everyone is welcome to live there but there’s just young college students first time away from home drinking, smoking and partying all the time. I’m also a young college student but whose grades don’t come from heavy nights of partying. Oh and all the new remodeling is just for show. It’s all just fancy paint and new fire alarms being put in. The inside is the real fixer upper! The back doors of ALL the buildings were not a big enough issue for the new owners to fix when we asked for them to be repaired. However, they did throw money into a new community room with tvs and a pool table. Walls are paper thin and you hear grown adults running up and down the stairs playing like little kids at different times of the night, every night. Fire alarms going off practically every week at night mostly (and it’s not even a real fire). If you have dogs or cats that don’t like loud noises, I recommend not moving into this complex for that reason! Trust me it is not fun or safe having your cat or dog hide under the bed or couch and you trying to get them out to even get outside for safety. (Also why I stopped wearing my headphones and earbuds inside my apartment and wait until 11 pm to go to sleep because by then the likelihood of the fire alarm going off is at 45%). They also make you pay $60 every year just so you can pay your bills and $10 per month parking fee. All in all don’t move in here.
Since the new company took over, it's been way better here. They actually listen and try to make things better. They recently started a new plan to make sure we all have enough parking, which is great! The office staff is really nice, too, and I love that it's so close to IUSB's campus.
DO NOT LIVE HERE. I was there for 3 months, and I can honestly say it was the worst experience I have ever had. After about 2 months of living there I emailed the office and asked if I could end my lease a couple weeks earlier than planned, and asked if there would be an extra cost to do so. The woman replied but did not answer my question. I replied back and said that she did not answer my question and politely re-asked. She responded saying that as long as I was out of my apartment before the next month started then I would not have to pay that months’ rent even though it was on my lease. I replied asking if I could find this info somewhere in a document so if I left early and still got charged then I would have something to fight the charge with. She replied stating that I would need to pay the rent for the following month even if I left early. She literally just completely contradicted what she told me in her previous email, having no idea what was going on; she gave me 3 completely different answers each time she responded. After almost 2.5 months of living here, my Annex Portal account randomly said that I did not pay all my rent for the upcoming month (which I already did a week in advance in full, and had a receipt & bank statement to prove). I received this notification on a Saturday with rent due that following Monday. No one was in the Annex office on the weekends, meaning I had to wait until they opened again on Monday to go talk to someone. The woman in the office was very nice and understanding when I went, but there was not much she did to help. She recommended we wait a week to see if it fixed itself, and if not then she would contact someone higher up. Eventually she contacted someone higher up, but they tried to tell me that the charge on my account was from unpaid rent from 3 months ago. I had proof of paying that rent in full on my account, and it frustrated me that they did not even try to look into my account to see what I previously paid before making a false accusation. It was almost as if they were just expecting me to not realize it was happening, and were hoping I would just pay the extra money without question. Thankfully, I had the proof that I had already paid them for everything, and I stated that I would not be paying the charge on my account. They replied saying that they would clear the charge from my account. While the situation did get resolved, the way it was handled on their end was very frustrating and unprofessional.
Where do I begin... I lived here for three years and it has gotten worse and worse each year. The company advertises that it has onsite management, but it does not. The common areas are not upkept- there is trash and glass in the yard and parking lots. I've had two flat tires since living here. Since the office is not staffed, they cannot accept packages. Packages that are delivered are often stolen. If one unit sets off the fire alarms, the entire building's alarms go off. The alarms cannot be turned off remotely, so someone from the property management office two hours away drives to turn them off- so they are left going off for hours while residents wait around outside. Management has not addressed a single one of these concerns. TLDR: DO NOT LIVE HERE!
