Riverwalk east is a wonderful place to live. Management and staff are friendly, very efficient and very professional. Property is well maintained, and I always feel safe and respected. Units are just beautiful, and neighbors are friendly and kind. My experience has been very positive, and I am happy to be a resident here!
Amazing large modern mill apartments. Exceptional concierge, leasing, and maintenance teams. They’ve done a lot of great work to renovate the East units.
This is not an axe to grind review. It is completely honest and meant to help anyone trying to make a decision. I absolutely love my apartment. Some of the units have ridiculously small living rooms. Bad design because there is plenty of wasted space. The bedroom areas in all the units are tiny. You can fit a bed and one nightstand. There is no room for a second nightstand or any dressers. The bathrooms are really cute and well put together but small. The kitchens are wonderful. Plenty of space. The appliances are very high end. The kitchen is great for someone who cooks. The only problem would be where to seat people since the living rooms are small and most units don’t provide place for a table. The walls are thin. In my bedroom I can hear every word the woman upstairs says. There is plenty of closet space. The building interiors are beautiful. The lighting, decor and community spaces are really great. During the evening hours you can really wait a long time for an elevator. If you are thinking about under building parking don’t waste your money. The monthly charge for under building parking is steep for Lawrence. The spots are hard to get in and out of. Due to support poles in the garage and arrangement of parking. The exterior of the building and grounds will likely never be finished. This is the slowest construction project I have ever seen. During the months I have been here not much has changed visually. It is very dirty and dusty outside. No progress has been made to the surface lots or the landscape. Don’t plan on opening your windows. If you like fresh air too bad. The dirty outside blows around like a dirt tornado. With the windows open your apartment would be full of dirt. There is also an immense amount of flying bugs outside. The complex does not provide screens for the windows so open at own risk. Getting around on campus can be a challenge. There is always construction vehicles in the way. The leasing office employees are done with you once you sign your lease. Don’t bother calling them. The maintenance and cleaning staff work really hard. The fire alarms go off all the time. One week they went of 3 times. It’s an obnoxious siren and recorded voice that airs from a speaker in your apartment. When they go off you must leave the building and wait outside in the dirt. If you consider an patch of loose dirty surrounded with a movable chain link fence a dog walk you got it.
!!!!!RENTER BEWARE!!!!! Worth reading this, don’t give them your business. 1) We pay $100 a month for a parking spot underground that had a problem with our sticker not opening the door. We called security to notify we would have to leave the car outside (because it was 7pm when we got back so office is closed) and the next day our car was towed. 2) Not enough maintenance staff to keep up with the growing amount of tenants. Trash overflow, dirty hallways, floors, and elevators are constant. As such, rats and mice are common and can be seen throughout the property. Also, they house the dumpsters in the underground parking ($100 extra a month to park you car next to literal garbage so have fun smelling that in your car forever) so you can have a clue as to why there’s a pest problem. Management error. 3) On multiple counts, management has failed to contact residents when “testing” of fire alarms happen, causing widespread evacuation of the building. This happened a few times where I was on a work meeting in my unit. Talked to the leasing office and they said they were “not aware” there was work happening, and claimed they didn’t even hear the fire alarm going off. This has happened on 3 separate occasions. When trying to get in touch with the property manager, the leasing office told to my face that she “doesn’t have a phone.” What an absolute joke. I’ve seen her post it here to “hear the concerns of those leaving reviews.” They’re basically begging tenants to help fix their online reputation, which is poor for a reason. Extremely negligent communication and management error. Getting into some of the questionable things that are all part of the “luxury” experience: We pay $50 a month for our dog and the “dog run” is a small chain link area with some rocks that is always completely covered in dog poop. The walls are so thin that we can actually hear our neighbor sneeze, I wish I was exaggerating. Obvious corners cut during construction. Electric bills cost $350 a month in the summer because of the horribly inefficient and old systems in each apartment. So much office staff turnover in the last year and a half that you can never get any information from anyone. There’s ALWAYS something under construction. The “new construction” apartments are also $500 a month more than we pay with almost half the square footage. They’re getting desperate. Too much to list: I reached the character limit for reviews. Don’t live here!
We’ve lived here for 3 years and it has been problem after problem after problem, first the parking situation sucks, second, appliances like the HVAC system breaks down all the time causing 4-600$ monthly electric bills because it needs to be on 24/7. Third, our floor is peeling off to the point it’s embarrassing to have people over. The floor has been in place over 13 years but if you are the current tenant they will try to make you pay to get them a completely new floor for years to come. Save yourself the trouble and look elsewhere
The frustrating thing about this place are the units are nice/large and the new front office staff(brand new in past few weeks) seem to have their act together. They are trying to lease new units in a building they just renovated, so let's hope it's just not because of that. However, the noise at this place is unbearable because it comes from multiple sources. We've called and spoken to the office about our neighbors who scream and sing Spanish karaoke until the wee hours of the morning on Saturday nights. Nothing has been done. Be prepared if you leave your windows open for air because there is the T and commercial freight trains that run off Merrimack Street that sound their horn at all hours of the morning. Other tenants think it's o.k. for their kids to run and screaming in the hallways in the morning. And of course there are the nights the dogs bark for hours at a time....Speaking of dogs: there is a tenant who is about 250 pounds and has to use all of his power to hold back two Pitbull's when he takes them outside. Did I mention there was a time when one had a bloody nose/ muzzle as if it was just fighting? Pitbull's are not supposed to be allowed according to the contract. There are dog cans outside for waste disposal. Make sure to bring your own bags. They have the doggie bag rolls but have not been filled since we moved in. One last thing to consider: There's a price to pay for living in high ceiling lofts. Expect to spend $200-$300 a month on electricity. In closing, the buildings are nice and they are centrally located to the beach/Boston/Portsmouth. Lawrence, by no means, is the safest place in the world. Hopefully this real estate market comes back down to earth so we can eventually move out of this noise-a-thon
Lived here for 3 years. Tires were slashed here due to no security, despite them advertising 24 hours security. Trash rooms are constantly overflowing. When I repeatedly told management, they informed me that they understood "that's how I feel" and dismissed my concerns. Nice looking apartments but cheap, things easily fall apart and management is exceptionally bad.
The staff is the worst. In the two years the leasing office has change that I don’t even know who the people are that work there. They so nothing to solve problems and are afraid to address situations. There famous Friday afternoon at 4:30 email with changes in the building is the best. Oh we are leaving for the weekend, can’t call. Totally useless. The construction of the garage has cause an increase of rats which are in the so call dog park and back parking lot. This is a lace will nickel and dime you for everything. Horrible place to live. Absolutely disappointed!
I have lived in this building for 2 year and have had nothing but problems. The lease office staff does the bare minimum and tries hard to not help you as much as they can. In the time that I have lived here I have had constant issues with the appliances, with the HVAC system, and with the parking system they have in place among many other things. These errors on part of the staffing and systems in place has caused me hundreds of dollars my time and energy out of my schedule due to the fact that they do not want to invest in keeping the property running smoothly. My most recent issues are regarding the floor on the apartment. The fake wood in place will fall apart after a few months/years. When I moved into the apartment the floor was already in bad shape and slowly but surely has gotten worst and worst to the point that we trip over it and looks horrible, the maintenance team came in to review the floor and they agreed that it needs to be replaced. The leasing office however stated that after a discussion they will not replace the floor and I just have to deal with it or move to a different unit – this is not what you expect from any “luxury loft building”. Moving is dreadful and they know this which is why this is the only option they give you. Every time you need something it feels like you are asking them for a favor which is ridiculous. Parking in the garage is extra and you pay per spot. If you have 3 cars and 2 spot you cannot shuffle your cars around. They want to micromanage every single thing you do without offering any assistance of help whatsoever so I tell you again *** DO YOURSELF A FAVOR AND DO NOT CONSIDER RENTING HERE *** below are some of the other reoccurring issues you will face living in this place. Your rent WILL GO UP EVERY SINGLE YEAR Even if the market rate is lower for new tenants THEY CHARGE EXISTING TENANTS MORE FOR THE SAME EXACT SPACE The leasing office staff is not helpful AT ALL The hallways always smell like weed Constant loudness and music playing from neighboring units
Properties can be nice but the staff is truly awful. We have had constant changes made to parking, utility fees, etc. - all at our expense - and just recently management put us out to park uncovered for the winter and 15+ cars got their tires slashed. Don't waste your money here
I have been living at the Riverwalk Lofts since May if this year. The apartments are beautiful and common areas well maintained and clean. They also feature a beautiful community room and access to gym. New office staff is awesome. They are approachable and always ready to help. It is a great location .. easy access to train and interstate. Close walk to restaurants, gym and other services on Merrimack Street! So glad we moved here! Ps .. they are pet friendly!!
I've been living in the Riverwalk Lofts for four years now and have loved the experience. The lofts are beautiful and spacious, the building is dog-friendly (which can be hard to find in this area), the staff is friendly and helpful (and they go out of their way to host fun events for tenants), and the location is convenient (located right next to the commuter rail station, right down the street from the highway, and a quick walk or bike ride away from downtown Lawrence). Amenities include a fantastic gym, a great community room that can be rented out for private events, and a room deck with fabulous views of the city.
