Property Ratings at Riverwalk
After living here for 1 year, I wish I lived somewhere else. The apartment amenities are nice, but that is it. The apartment frequently leaked (I’ve had multiple leaks myself) and management takes a minimum of two weeks to respond, let alone fix the problem. The building had window cracks and we received building wide emails about windows that could fall on pedestrians… and that their mailroom/package room constantly leaks. A elevator is always out of service. When we brought this to the attention of management, it was always “these things do happen”. No, windows don’t break onto pedestrians.. these things don’t just “happen.” For the premium amount of money, look somewhere else. The management sucks. When I moved in, there were issues which they never fixed during my year stay. SO GLAD I’m gone.
The apartment was 95% percent done when I moved in which was odd. It was like someone forgot to come back and clean up before I got there- painters tape everywhere, scrapes on the wall, dust and dirt all over the place, etc. The gym is nice and proximity to a good Giant supermarket was very convenient. I guess there are supposed to be sports courts available but they looked like unfinished crap anytime I checked them out. There were stretches when the fire alarms would go off multiple times in a week at all hours. They are deafening. Apparently they were all legitimate alarms, but communication around that was very poor so I just ended up ignoring them after we reached double digit incidents. The walls are very thin so you can hear your neighbors which is awkward. The staff is hit or miss, especially the front desk- some are very friendly, but others barely knew what was going on and would barely look up from their TV show. Maintenance was very helpful whenever an issue arose. I would not recommend it here and think the building is overpriced.
Great location, great amenities. Staff and PMC has been very responsible, when needed. You can't beat being across from 30th street station and walking distance from Rittenhouse, art museum, and access to the river trail
If you move here, here are some things you can expect. The building constructed as quickly as possible by cutting corners and cheap materials. From the day I moved into my filthy apartment (dirt everywhere from construction, I've experienced consistent leaks, smoke detectors chirping in surrounding units, and avoidable noises/mess/unfinished construction. Now that I'm through month 6 there are still weekly fire alarms going off and just last week I had my bike stolen from the "secure bike garage". I've never written a review on anything before in my life but felt an obligation to write one on my experience here. I completely understand that some of these issues are inevitable with the construction of a new building. However, the lack of empathy from PMC management and their inability to come to reasonable compromises makes the overall experience here an ongoing nightmare.
Theft and rodents (mice) are everyday issues. Management and maintenance do not respond or address problems. Massive tenant complaints. Place is a joke and PMC should be ashamed and embarrassed of this build out.
I would give this property 0 stars if I could. The units are actually nice and the view/location is great. However, the management is terrible. They do not respond to requests and even refuse to meet with tenants to discuss their concerns. Many aspects of the building cut corners because their construction is clearly far behind schedule. I really wish things were better because the location is excellent. But the building is just poorly run to a point that does not justify the cost by a long shot. Not to mention, 90% of the listed amenities/services on the website are nowhere near available and are months behind the initially promised completion dates.
The residents that have been here for a few months are all trying to get out of their lease and go anywhere else. Mice, trash, electric outlets, windows, elevators all are huge problems. Work requests are never completed and management is overwhelmed. There was little to no care put into building this brand new location, unfortunately. You can hear your neighbors talking (or sneezing), literally-- no privacy! For the cost of the units, there are so many better buildings throughout the city, and I'm sad to say, this is probably the worst place I've lived over the last ten years and across three major cities.
