Located on Orlando's northeast side, Oviedo is directly north of the University of Central Florida, a large research university, and Central Florida Research Park. Property Ratings at Riverwind at Alafaya Trail
My daughter has lived her and it has been a constant struggle with management as far as appliances, a.c., and recreational use. Kim, the "PROPERTY MANAGER" is extremely lazy!!! The residents Never are graced with her royal presence, unless a parent actually calls her out for Not doing her job!!! The hot tub for instance had contaminated water and the jets didn't work... I called her out and she was sooo surprised!!!! This is her property, she should know about EVERYTHING!!! She is very inadequate!! The major complaint with this property is the residents are charged individual for electric overages every month. They don't question the 1st couple of overages but this continues every month!!!! Wow, image how much Duke Energy is making as a kickback on all these students on all these properties!!!! I think they could pay for some scholarships!!! Millions off of students!!!!
Firstly, let me say the most recent 5 star review is most likely falsified. I could go on and on...Everywhere you read about the management being disrespectful and careless is 100 and 10% true. I hate writing bad reviews (or reviews in general) but management really doesn’t care about its residents and if the manager made conscious efforts to better her attitude towards her residents or staff I would give it two stars. She constantly belittles her staff and is consistently rude and short with residents. Some of the front desk girls are nice and know you by name but as soon as it gets anywhere near the manager its useless. I have heard her and her staff blatantly lie to get college (or any) residents in the property such as the gates to the complex close (they never do) and the utility overages are “depending on usage”, while most overages (which depends on how “new” your appliances are) are due to ancient appliances that run up your bill. In fact, I personally know a unit that filed numerous complaints and general inquiries to fix appliances that were obviously over their life span (leaking, not properly heating or cooling, etc.) and not only did they never fix it, the day AFTER their lease was over THEY REPLACED ALL THE APPLIANCES THEY COMPLAINED ABOUT!! That’s not all, the movers (for the new appliances) barged into the unit without a knock and demands that we immediately removing everything from out fridge because they’re replacing it (and the oven). Then they proceeded to drag the appliances on the wood floors and scratching them all up. No, thats not all. In another unit every time I would walk in there were roaches EVERYWHERE! In corners of the bathroom, the bedroom, and kitchen. EVEN STUCK IN THE OVER WHERE THE TIME IS DISPLAYED!! YES!! They came to spray the area but it never fixed the issue. They refuse to spend any money correcting aged appliances and issues and they don’t properly install/fix things. There are times when maintenance is called (and while they are mostly timely 1-2 days) they don’t do anything the right way. Everyone finds shortcuts and they just take advantage of the fact that there are “dumb” students who can be drained of cash. Someone even had packages go “missing” and no one seemed to care. TO BE CONTINUED...
At first I was a bit skeptical like most of the others. I also had read the online reviews. I first came to the property in May of 2019 but the lease fell through & so I waited & was able to move in August of 2019. The prices had gone up from when I originally signed but it was still very affordable. Riverwind at Alafaya Trail has some of the best amenities around! The apartments are very spacious. There is free Wifi & cable. All utilities are included. Sometimes there are overages, but they are really not that high. For example during the months of December, January, & February our unit did not have any overages. There is a computer room,a movie room, a game room, a gym, a pool & a jacuzzi. The property manager Kim and her staff are very professional and very friendly. Whenever something needs to be fixed in the apartment Priscilla and some of the other personnel, write up a ticket & the maintenance staff comes and immediately fixes whatever needs to be taking care of in the unit. Since my stay I have attended several functions for the residents. Every Wednesday waffles are served. We have had several "Bingo" nights where several of the residents received free groceries. There was a Halloween party & recently there was a Valentine's casino night where residents won tickets for Universal, someone won Orlando Magic tickets, and another person a gift card. There is a public bus stop right outside the complex and a free shuttle bus for students who attend UCF. It's very convenient to local near by shopping and banking. It;s a very safe community. There is police presence in the area. It's a very peaceful and quiet community. Although it is not a new property, it is very well kept. It's beautifully landscaped. And they make sure that the common areas are cleaned every day. I am so glad that I decided to stay. I even renewed my lease. Right before Christmas I had them to remove my carpet and they put in wood floors. I absolutely LOVE it here! Again it's very affordable and economical. It's truly a great place to call home.
So starting off I thought these apartments were going to be okay, better than on campus living. For the size and price it's a pretty good deal but other than that WORST MANAGEMENT EVER. The first thing everyone should know about is that the office staff STEALS AND OPENS MAIL. A friend that lives in the building told me about how one of the seemingly nice office assistants opened her mail, that was clearly addressed to HER(may I remind you that's a felony), stole a check WITH THE TENANTS NAME CLEARLY ON IT and the assistant cashed it herself. Police got involved and she got fired, but it seemed like kim dilidevil was in on it, and the money was never returned. My roommates and I were surprised to learn about cabinet resurfacing that would be taking place in our apartment. When it was done the construction dude left and now we've been stuck with all of our kitchen spread across the apartment (honestly it feels like a dump) for four days now because no one has come in to put our cabinet doors back on. We had inspections this morning and got berated on how messy the apartment was, and I'm not surprised if they end up trying to bill us for something that management clearly caused. If you wanted a clean apartment DONT GO HERE. BUGS EVERYWHERE. There's constantly ants getting everywhere and occasionally roaches, and I keep this place pretty clean because I hate critters. The carpets here smell like wet cat pee no matter how much febreeze I use, the pool/hot tub is always dirty and full of bugs and leaves. All in all this is probably the worst place to live near UCF.

The manager Kim did not care about any issues we had in our unit. When we moved in the apartment was filthy, with used q tips and plates and trash literally out in plain sight. So obviously no cleaning had been done beforehand. After living there for about a week I realized I had bed bugs. This was on a Saturday. I went to the office and was told by Kat that pest control comes on Wednesday. So I'm supposed to sleep in a bed covered in bedbugs for 4 more nights? I emailed Kim immediately, and never heard back from her. I called on Monday and found out she had received my email and someone would be coming on Tuesday. Very unprofessional in my opinion to not email back and confirm she was doing anything about the problem. However, this would become pattern behavior where we would call and ask for Kim, only to hear she left work early and would get back to us the next morning. We would never hear from her. Next issue is overages. Riverwind says overages are rare and usually cheap. This was not my experience at all, we had overages up to $50, and usually around $20-30. This is with the AC on 76-78, or off. We were very frugal when it came to electricity, and still received large overages routinely. If you have issues with your cable box, be prepared to deal with it on your own, because Riverwind will only give you the number of someone else to call and talk to. My roommate and I had to drive around town looking for a place to switch out our box with a working one. It's also very routine to not receive emails for packages to pick up, or maintenance work orders that were done. It is 1000% not worth the money. This place was a nightmare for me and my friends, and although I can't wait to get out, I know I'm going to be slammed with a high charge for "damages." One of my friends moved out and she was charged over $100 for things that didn't even exist, like burns to her bedroom carpet.
The worst customer service experience of your life. The manager Kim is one of the worst human beings I have ever had to interact with. She is arrogant, defensive, cowardly, and completely incompetent when it comes to doing her job. She refuses to respond to email even though she'll tell you that she can't answer any questions over the phone or in person and that it has to be done through email. She is likely the ringleader of the fake overages charges that she is undoubtedly pocketing somehow. Kim will never give you contact information to someone higher than herself. Maintenance never comes when asked to fix problems which eventually lead to busted pipes. Not remotely pet FRIENDLY just rude about every little thing involving pets. Literally the worst complex to live in anywhere near UCF. Garbage human being that Kim.

Calling about these issues or going into the office is pointless as well, because all they do is say they will send someone to look at the issue and weeks would go by with no sign of anyone. These people, Kim especially, do not care about you or anything you experience in these apartments. It is 1000% not worth the money. This place was a nightmare for me and my friends, and although I can't wait to get out, I know I'm going to be slammed with a high charge for "damages." Don't waste your time or money; move somewhere that will give you the college experience you deserve.
Horrible management, the sewage lift pump was broken for months and started overflowing. After two weeks of smelling sewage every time I left my apartment and a puddle of sewage in the corner of the lot the problem was finally fixed only after wrote a letter to management threatening to call Florida health services and Florida EPA.
The property manager, Kim, is hands down one of the worst people I've ever had the displeasure of dealing with. When I first moved in it was great. The office staff was always very good at communicating with the residence here, ever since Kim took over as property manager its gone downhill, fast. We're never notified of what's going on in the complex, maintenance request take weeks to be completed even for the simplest of request, events either don't happen or they don't tell anyone when they're happening, recycling pick up ceased without notice, as well as a long list of other management and communication issues. The leasing agents in the office don't know what they're doing, or don't do anything. None of them have customer service skills and just sit around on their phones. And if you know you're right about something and you try bringing it up to anyone everyone just tells you to talk to Kim who will then blatantly lie to you to your face without offering so much as a simple apology for the inconvenience. This place wasn't perfect before but now its just downright awful. I'm definitely not renewing my lease at this place again.
Riverwind is one of the best student housing you can ask for the room are really big and I like how every room have their own bathroom so everyone can have their own privacy. I've been living at Riverwind for the past 2 weeks and I'm not going to lie I love every minute of it, it's affordable easy process and the agents are real nice especially Nijha she's the best and I would refer this complex to anybody because it's the best out there!!!!
Minutes away from UCF. The school shuttle stop is right in front of my building. Plenty of good eats literally right around the corner, from Dunkin' Donuts to Wawa's to the best Taiwanese of your life at Taipei. Water and (to a decent extent) electricity included. Clubhouse complete with pool, pool (billiards), and A THEATER with legit AMC seating that you can bring your own movies AND video games to. Awesome deals for students who sign up/renew early enough, including security deposit waivers, reduced rent, etc. My roommates and I got a flat-screen and wood flooring thrown into our setup at no cost to us. Far as I'm concerned, 'nuff said.
I have stayed at this apartment for 3 years. The management is okay and average. I haven't had any big problems since year 1 of staying in the apartment. Typical student housing problems includes noises, partying and problems with roommates. Current overages ranges from $20-30 a month for each roommate for rent. The rooms are pretty spacious compared to other student housing. Closets are small and bathrooms are a decent size. Rent usually goes up every year unless you sign you're lease again before the deadline. Kitchen and living room are a pretty big size. I have had plenty of gatherings and had room for everyone. There has been some changes this year, the apartment includes a 42" tv and pet friendly as well. ( Just started in 2015) The appliances are just standard and probably should be updated soon. Maintenance usually takes a day or two before they come out to fix anything that is broken in the apartment. The garbage is far away from from the apartment depending on location. The garbage is sometimes piled up and smells really bad. Riverwind does not have much amenities as the other apartments. There is a pool, movie theater,gym and computer lab. There are not 24 hours and have limited time use every day. The gym is super small and more like a closet. The computers should be updated.(very slow). There is not a basketball court or anything like that. On the bright side, there is waffle Wednesday and free breakfast. You don't have to really worry about safety issues. There is a gate (sometimes used) and a policeman at night in front of the complex every night around 10 pm. Overall,compared to the other student housing, Riverwind is not terrible. Watch out for the move out fees, they might charge for the smallest little things and is kind of hard to get your deposit back. Hope this review will help with your decision!
