Oak Creek is a suburban lakefront community just twenty minutes south of Downtown Milwaukee. With its close proximity to the larger city, low crime rate, and numerous high-performing public schools, Oak Creek serves as a highly popular home base for many Milwaukee commuters.
While mostly a residential community, there are a few large shopping centers positioned along Howell Avenue. The lakefront offers endless opportunities for boating and fishing, and the numerous public parks (Root River Parkway and Grant Park in particular) and golf courses give you lots of excuses to get outdoors and enjoy the fresh air. General Mitchell International Airport sits right on the north side of town, making it the terrific location for frequent travelers as well as daily commuters.

Property Ratings at Riverwood Estates Apartments
Only giving 2 stars because it's not the worst but the cons really outweigh the pros. Prepare for the thinnest walls ever made, you can hear your neighbors' conversations as well as them peeing and coughing in the morning in the bathroom. Hallways are outdated and have a stench. There is nothing luxury or updated about the apartments, yet they charge you like they are and will only give you short term lease renewal options in order to raise your rent sooner. Constant "inspections" they've entered up to 3 times a week, sometimes WITHOUT notice. They once repaired a wall that had mold and left a large machine in the middle of our living room "drying" it over the weekend and were told to not unplug. It shot up my already high electric bill by almost $100 that I was responsible for. Moved out a few months ago and the process was a total nightmare dealing with the clueless office personnel.
We lived in Riverwood for two years and it was overall a positive experience. The apartments are nice and the buildings are well kept. Their management was always responsive. And the staff they hire work to actively maintain and improve the property. For example they installed amazon drop boxes and replaced the dim lights in the garage with bright ones. I think the potential concerns you might want to consider are: - Thin walls in a family/pet friendly building means a lot of noise if you don't get good neighbors. Especially if you live on the 2nd floor. - Maintenance crew was sometimes frustrating to work with. Slow response times, lack of clear communication, poor quality repair jobs that only temporarily fixed the issues. - Not all units get good natural light. Some face the tree line and get literally no natural light at any point in the day. But some of the positive things we enjoyed while we lived there were the access to the pool, plentiful parking, quiet for in the city, privacy (we lived along the tree line), proximity to parks and stores, friendly neighbors, secure building, no issues with mail ever, decent trash/dumpster service, variety of apartment types and sizes to choose from when moving in, under building garage, and a safe and pleasant community. If your looking to as close to affordable housing as you can find in Oak Creek, I would say Riverwood is a good option.
Do not sign a lease with this place!!!! They lie with a description of luxury. It’s not. Save yourself time, money, agony and despair. The staff is incompetent and on a power trip to make sure you know your place as a rent check & nothing else. The building & property is cheap & trashy with paper thin walls (I could hear snoring, talking, tv, walking, flushing, doors & urinating!). Any requests for repairs will be met with copy/paste responses but no action. It’s surrounded by swamp and trains so hope you like noise & bugs. The area has places leaps & bounds better for the price. This place steals security deposit too. Just don’t do it. I’m glad to be out but I feel bad for the ones left there.

Never have I lived in a more poorly ran, maintained, and expensive apartment. Management is nonexistent in regards to tenant needs or concerns. Their “pet friendly” status is used solely to sucker you in, don’t be fooled. You are not treated like a valued tenant, you are treated like an ATM machine. Loud trains, paper thin walls, trashy property, and dictatorship management...MUCH BETTER options in the Oak Creek area. My heart goes out to the people living there.

Riverwood is awful. Everything is an issue with these people- especially if you have pets. Constantly changing policies and clearly have such terrible lives they take it out on tenants. Take this advice from the most relaxed people. Before moving in take the time to talk to residents who live there. We were told it was awful and regret our years spent there.

We are proud to be a very dog friendly community. With that being said, we have established specific guidelines which allow our residents the privilege of keeping their pets happy as well as allow our residents to feel safe from other pets. All residents are required to sign the Pet Addendum prior to moving in. The pet addendum specifically states all dogs must be kept on a leash at all times when in common areas. The policy also states that there is a fine imposed for not doing so. We did not impose this fine last week and instead chose to remind you of the leash requirement. We are sorry that you are disappointed with our staff for reminding you of our guidelines with regards to your dog being off leash. Regarding offering incentives for positive reviews, this is not something our company believes in. Every resident may have a different experience at our community and our residents that post a positive review should not be discredited. We welcome all feedback.
Buildings are decent. Maintenance is friendly and easy to deal with. However, management is awful. They put themselves on a pedestal and speak to their residents as if they are above them. “Dog friendly” apartments and they threaten a $50 fine everytime you are caught playing fetch with your dog. Management makes Riverwood a horrible experience. I have lived at Riverwood for two years and can not wait to leave this summer. One piece of advice, rent elsewhere.

Huge bedrooms and walkin closets. Secure entry and underground parking. Awesome area.
Overall I really enjoy living here! Pros: The apartments at Riverwood Estates are very spacious. The management is wonderful, they know everyone in the community and are so friendly and helpful. Underground garage parking, plenty of storage space, and in unit washer and dryer are all wonderful amenities. Cons: The walls and floors are pretty thin so you can hear people moving around and occasionally talking. The apartments are pet friendly which is nice if you have pets but not so great if you don't.
