Property Ratings at Riviera Apartments
I have lived at this property for a year and a half and it has been a horrible experience. Do NOT move in here unless it is literally your only option. The woman who originally rented to me was great but since then they have had new management that has let the property go. My building specifically has had numerous flooding issues including the carpet on the main floor that continues to grow mold after a pipe burst, and the laundry room and surrounding carpet that floods almost weekly. The laundry room is trashed most days and the walls have black mold growing. When the pipe burst they ripped open the wall and then left it that way for almost two months until I attempted to call the health department but they fixed it Just before their legal window closed. I have seen a cleaning person to clean the buildings about three times the entire time I’ve lived there. I have also put in numerous work orders that are suspiciously closed and marked finished although they were either partially or not at all completed. Including my mailbox being broken and mail possibly stolen. The work order was approved even though it was not fixed and multiple other boxes are also broken. People also continue to trash the pool that has been closed more days than it has been opened, not being opened until about two weeks ago. People also like to shoot off their guns and there have been many broken locks on the building doors. I am currently trying to get out as soon as possible and would not recommend anyone to move in there.
The Maintenace is slow or non-existent. I have been without a functioning bathroom for over a month. Advise management that I was going to gyms to shower myself and my children. Homeless people coming into our secure buildings sleeping and living in the hallways. Neighbors plugging extension cords into the hallway plus because their power is cut off. Car stolen from property, found out multiple tenants have had their cars stolen and management never mentioned or notified us. Also, they only have cameras for their office space. No secure parking available. Lastly, in less than two years rent increased by over $250!
The location isn't bad. The trees are great. Staff do what they can, I suppose. Unfortunately, however, not a big fan of Orion Property Group for several reasons, and the significant rent hikes the past two years have been sobering, to say the least. It's not a quiet nor peaceful location. Lots of sirens with the police and fire depts nearby. Increasingly, more volatile domestic disputes on the property, which are not only loud but concerning. There appears to be more litter. Have had ongoing issues with lack of hot water and hot water pressure since the "energy efficient" water heaters were installed a few years back. You often find yourself standing at the kitchen sink or standing in a cold shower, waiting for the hot water and pressure to return. Doesn't seem very efficient--not to mention, very unpleasant. Weekly cleanings of the common areas have been scaled back now to only twice a month, and there appear to be less considerate tenants who pick up after themselves. Before Orion took over, Holmeswood was transitioning to smoke-free buildings, but Orion apparently changed that. Often, my apartment now smells like cigarette smoke and weed. I have nothing against either vice. I used to be a "considerate" smoker. It would be nice --very nice--not to have to endure this within my space. I'm glad I don't have children that would be subjected to this. It would also, be nice not to see cigarette butts strewn everywhere on the property. Seems like both smokers and nonsmokers should be given equal consideration... something I sincerely hope Orion will look into more closely. This review wasn't written to be vindictive or sarcastic, but to offer a perspective from one concerned and disappointed tenant. I know inflation has had far-reaching impacts across the board for everyone, but it seems in the last couple of years or so, value and even moderate satisfaction for what you spend has eroded considerably. I gather many apartment complexes have solicited tenants for good reviews in exchange for a potential reward, so I would suggest for prospective tenants to look at reviews critically when deciding where to live. Personally, I wouldn't need to be asked to give a great review, if indeed that was my experience; it would be my pleasure.
When I first moved here I loved my apartment and how it was being ran. Maintenance was on top of orders and it was easy to call and get questions answered. But since this buyout, its all gone downhill. Windows lack installation, hot water constantly goes out and is being worked on, maintenance requests aren't being filled and on top of that, they are raising the rent $200. I urge you to not waste your time here!
I've been living here for over two years and I can't think of one thing to say bad . The grounds are always clean the neighbors are respectful of others and it's a very quite community over all. We're under new ownership and you can already see some of the new changes for the better. There's not a lot of children but a great place to raise a child or two. There is one draw back there is no play space. If your looking for a claim and peaceful place to call home start here.
Management is rude. Prices aren’t worth the rundown apartments. Photos only show the good. Beware!
We got the best customer service the manager Yvonne.
Can't beat the amount of space you get for the price! Convenient location all around and a very quiet community. Pool is a nice bonus too. Management has been great every time we communicate, I have no complaints about this place!
Great place to live management so helpful and respectful
Yvonne is the best property manager! She's cares so much about each and everyone of her tenants. To say she goes above and beyond is an understatement.
Staff are frendly and helpful. They always try to help any problem related to apartment. Great frendly environment to live. I have been here for more than 3 yrs.
I Love it here at holmeswood apartments, its quiet and cozy, with friendly neighbors, I would recommend to other.
Been here for a year now. Great experience living in this quiet spacious apartment complex. Definitely one of the best price for the quality you get in this area. Same day repair for my faulty lock, same day repair for broken garbage disposal. Place is clean. No bugs, no mold. Will recommend.
Good morning to whom it may concern I like my apartment and surrounding and the manager very helpful are concerned about the tenants I've been here for nine months so far so good
The property manager genuinely seems to take any of my concerns seriously. Whenever I communicate about any sort of issue it is always taken care of right away. The property is in a good location. Its not super busy but still close enough to plenty of restaurants, coffee shops, parks and grocery stores.
The staff is extremely friendly, they fix anything I need fixed. The apartments are priced great for the quality and amenities. Best place I have lived!
Yvonne is very understandable, patient! The process was very easy and didn’t take long at all. I would highly recommend.
Just moved in management was very helpful and welcoming. If looking for a nice quiet affordable place can’t go wrong with them.
Affordable and quiet. Great place to live! Couldn't recommend it more!
A great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. The grounds and facilities are kept clean every day by friendly courteous workers. The pool area is lovely. I live alone here and could not feel safer anywhere else....a beautiful neighborhood with parks and trails.
Wall are thin hear the people above you. Leasing agent and management live in builds with shoes in hall. Have tons of company and re done parking lot.
Property Manager at Riviera Apartments, Responded To This Review
I am sorry to hear that your experience with our community was not what you expected. We are glad to have residents that respect their apartments enough to place their shoes outside of the door. We aim to ensure that the grounds here are kept up and part of that is making sure that the parking lot is free of potholes and cracks. I apologize if getting that work done was a disturbance to you. We are here to help make your stay as comfortable as possible. If there is something we can do to help you with that, please contact our office as we are always glad to go above and beyond for our residents.
This complex has a new manager who is so rude. I am trying to get in contact with corporate/lawyer and this manager is refusing to give me any information like it is a big secret. Is this what trying to correct a matter coming too. The office will not cooperate in order to Resolve a Matter.
Very clean and quite. Property manager is so sweet and helpful!! I just love her I can't wait to move in my new home!!
Yvonne (office manager) is very helpful in making sure all of your needs are addressed from move in and there after with great professionalism. Maintenance has met addressed my concerns promptly. I love the area. Lots of space and plenty of parking.
Management is rude. You have to pay for water that barely has water pressure, if anyone uses the water expect it to be cold or boiling hot, or smells of sewage. On top that, the maintenance is ONE man who says everything is ‘Ok’ and tries to put a bandaid on a SUPER old stove. The furnace is old, the carpet has yet to be replaced. Barely lit parking lot. There has been 4 cars to be broken into a month ago, that wasn’t the first time and on top of that management failed to even address cars being broken into to further protect us. No sense of security. The manager Yvonne is vindictive, power hungry, and rude. If you want to live in a place that is cheaper-I feel you. But this place is too expensive for the amount of stress you would have to endure.
I have been here for 5 years and the staff is always avaliable when I need them and they address any issues very quickly.
I chose this location because it was close to my job but it has been a great experience. The manager and staff are very friendly.
I moved in 2 months ago and so far this place is very nice the apartment is great, the bathroom is clean, you don't suffer from parking spots they're very close to the main door of your building "few steps", everything is around you in this area like price chopper, some restuarants, quiktrip, and ward parkway area. the management are very nice to give you all what you need. You'll make good decision to live in this place.
Often away from office even when dropping off rent checks. Deliveries are often redirected or no one in the office to pick up the few that are received. Fixing of ceiling leaks consists of a coat of spray paint with stopped drains and leaky faucets ignored. Windows provide almost no seal with cold air flowing through when closed and poor quality HVAC units on top of it. Pretty sure my furnace is from the 60's. Old appliances with delaminating counter tops. No management company to contact or really anyone to talk to when the manager is out of the office like usual. Constant noise from the slamming entry doors, nearby fire station, and twice yearly geese infestations. Gunshots can be heard on many a quiet night. Stay away.
Property Manager at Riviera Apartments, Responded To This Review
We at Holmeswood Apartments appreciate all feedback. We fix issues fast and speak with all of our tenants to make sure their apartment is a nice place to live in. We have geese that migrate here seasonally and most people love it. We appreciate nature and tranquility here. There is a firestation close by and most people feel good that there is hostpitals, emergency services, grocery stores, and resteraunts close by. Holmeswood Apartments
I have lived in Holmes wood apartment for three years. I can say it how great apartment it is. The office staff is so nice and helpful, she takes care us just like her family. My family and I enjoy these three years. Last week, they fixed the road, looks more comfortable. I feel sad bacause my family move out, I own a house right now. I am so happy to share my happiness to everyone, this is really nice apartment to live.
So far the office staff has been pretty friendly and prompt with following through on issues that we've had. There has been ample parking which is great! The community pool is kind of small but we haven't really had much of an opportunity to use it. For us it's pretty ideally located to work and school. Great experience so far!!
