Property Ratings at Robins Landing
They continue to raise the rent but don’t fix ANYTHING. I had countless work orders put in just for all to be closed without anyone coming to fix it. HVAC unit issues that frequently went unsolved. Constant water dripping issues and broken toilets in both bathrooms that got so bad it flooded to my downstairs neighbors’ unit. They can’t even keep a maintenance team because someone is always quitting (so that speaks volumes!) The apartment complex stays looking like a landfill. When you first come in there’s always an overload of trash scattered throughout the complex and spilling from the dumpster that never works. The apartment’s breezeways are ridiculously filled with trash and it stinks walking through. I’ve lived here for nearly 3 years and I can recall them pressure washing the walls ONE TIME! They’re under new management now but the front office deals with you with attitude and only works 3 days a week. They also CLAIM the office phone doesn’t work so you have to reach out by EMAIL & get a response A WEEK LATER at the minimum. People are moving out left and right, save yourself the headache. It’s not worth it RUN AWAY!!!

No matter how many times I put in a request to have something fix...it never happens. I have done a written, verbal, and online request and nothing has happened. But you continue to raise our rent!! I have things wrong with my apartment that some could fix everything in one day and would cost $100. I have water damage stains in my bedrooms 2yrs, a drawer from the kitchen sitting on my kitchen table 4yrs, a whole in my bathroom wall that maintenance made to stop a flooding issue 3yrs, the valve on the water heater to stop flooding is painted so much that we can’t turn it off in an emergency 3yrs, the smoke detectors are missing, my front door was installed incorrectly after someone tried to break in, they never clean the dryer vents, my toilet constantly runs, my shower screams when it is used, and my fans in both rooms are broken. To expect people to pay and raise rent when you people don’t care is just plain ridiculous. I understand that they make things uncomfortable for us to encourage us to move out so you can remodel but the remodel apartments aren’t any better. Your company has done nothing but ignored my complaints and wasted my time. Now I’m about to have a baby in a bedroom that might have mold in it sue to water damage and you could care less.

Please call our offices at 478-328-0203 so these issues can be resolved. I can't help if I don't know what unit. We are working diligently to get any issues repaired. We are behind on several things due to Covid and staff. I do apologize if we have missed you. I would love to speak with you so I can get a better understanding of where we have failed you. It is certainly not our intention to let anyone live in the conditions you stated. Grounds man always high you can smell it on him, I even seen him smoking. White maintenance sells drugs and smoking with tenants. That’s why I am moving out. My children don’t need to see this. I have complained to the leasing agent she says ain’t nothing she can do.

I have lived in this community for 2 years. The quality of service From The new management since March of 2018 has been very unaccepted. The trash in the community is bad and maintain for repairs never get done in a timely manner. It takes up to two to request to getting anything fixed and completed. The Managers that are in the office, the first manager she try to work things out but the current manager is not friendly and not professional. Get personality is not fitting to management any facilities especially Apartment Manager. The pool and other facilities are not usable because not is done for the tenants to use. Ms. Connie has been the only person in staff that understand and work with the tenants with issues. Her professional has been wonderful. We pay to much for rent to feel as we are living in a rundown community. These last five months the community condition has been not pleasant. Tenants are leaving because of poor management. I strong don't love living here and considering to move not renewing my lease agreement if this community cannot come back up to code or compliance to what is healthy and safe. If this continue and ownership cannot fix the problem the local news station must know that we rent from owner who careless about a cope if ethics and complaince to housing. Tenants should not have to have outsider to come in to repair anything in this property and pay out of pocket for bugs control. This was an very respectful, safe and loving community but not any more. Even drugs are back in the community, a child molester is still in this community When they have been banded to be here. So I don't feel safe anymore. Security was noticebevery night to patrol the area, the ownership does not care for people but want their payment every month. This is a question that the corporate staff and owner should be discussion to serve the customers/tenants of this community. Thank you A Very Concerned Tenant!

I am very sorry that you feel this way about the community, we are doing our best to bring it back up to better standards. Our maintenance staff is working on taking care of all work orders in a timely manner starting with the emergency orders first. Our maintenance staff picks up the grounds every morning and tries to maintain them clean while doing work orders and making other apartments ready for move in. The manager has a lot on her plate and tries to take care of each resident as needed on a case to case base, she has been doing property management for over 27 years and has recommendations of being a fair, caring and professional. The pool when the new management took over it had a lot of problems but we did have it up and running, now we are installing a new pump so that the pool will be more enjoyable for all our tenants. We would love for our residents to volunteer a little time to help be pool monitors for the safety of our residents and that the pool may remain open more hours. Our fitness center is open during office hours for any resident in the community that is 18 years and older. The new management if not advised what was going on before purchase of the property we have no idea how and who to keep off property, we would love for you to come to the office and speak with our manager with any concerns that you may have, that we can help you with. Pest control comes every 2nd Tuesday of the month, if you need pest control between those times please contact the office so that we may address the problem. Our community courtesy officer will start on the property as of August 1, 2018 and all tenants will have his name and phone number to report any and all concerns.
