I lived here for two and a half years and really liked it. The office personnel were always helpful and the maintenance crew fix things quickly. You can walk to Downtown Silver Spring which has a lot of great restaurants, bars, coffee shops, and other great things to do. The metro is 10 minutes walking from the apartments, and high is convenient if you want to go to DC. I really recommend them if you are looking for something affordable near DC.

PROS: *In-unit washer and dryer *LOCATION *Lots of windows/natural light *Parquet floors *My only utility bills were electric and internet, which was simple and convenient *Maintenance staff were quick to respond to requests and helpful *OVERALL: Would recommend. Contact Noah in the leasing office for a tour (I did my tours with him.) CONS: *The only climate control is via wall units. My one-bedroom apartment had two units to heat and cool the entire space. One unit was in the main living space to heat or cool the living and kitchen area, and one was in my bedroom. The bathroom had NO heating or cooling. *When I first moved in, the windows were not properly installed, and it took several weeks to address the situation and prevent major drafts. After the window situation was addressed, I hung plastic to help insulate the windows and preserve heat. The buildings are older, so maintaining a comfortable temperature during hot and cold months is not as simple as in buildings with more modern insulation. *The leasing office was not always timely with sending updates/notices. I would work from home and be startled by hammering and other hallway maintenance right outside my door. Maria in the leasing office also often referred to the hallway maintenance as "renovations," which concerned me. Painting the wall or bannister does not count as a renovation. Changing my ornate door knocker out for something different isn't a renovation.

My wife and I lived here for about a year and were very happy with the overall experience. The pros: - Friendly staff, both front office and maintenance. - Utilities: Wash/Dryer/Dishwasher/AC/Pool/Gym. - Close to Giant/Target/Metro/Downtown. Easy to commute to DC or elsewhere in DMV. The cons: - The parking lot sometimes get full and if you arrive late at night, you might have to park on the street. I got a ticket once because I forgot to move it in the morning.

I moved in here at the end of January and it’s been a cavalcade of problems nonstop. When my partner and I first tried to sign our lease we were both given different copies that had different rent amounts in the document. When we asked what the actual rent would be, both of the copies were wrong and the rent was even higher than when we first applied. They claimed it was because the unit was renovated. Because the difference was around $100 we decided not to fuss about it. When we arrived on move in day, several of the renovations had not occurred and we were only told after we picked up the keys. The office claimed the renovations would be finished quickly so we decided not to fuss about it. It’s now March and the renovations have not been completed. We have been paying full price for this unit for two months and we are just now slated to get our countertops replaced this week. I had to peer into other peoples apartment windows to see that our cabinets were not replaced and other renovated units had nicer cabinets. That wouldn’t bother me if we weren’t paying extra for a renovated unit. Our washer door was broken before moving in and they replaced the unit last week, just for it to start leaking all over our kitchen. I have pretty bad anxiety and the amount of uncertainty and maintenance workers showing up unannounced while I work from home has frayed me to the point of causing problems in my ability to complete my employment duties and live my life. I come home and cry nearly every day because this whole thing is stressing me out. I don’t feel at home here because I constantly have to move things out of the way for maintenance and have them in my space. I’ve already considered breaking my lease but I can’t afford that and the costs of moving. The last 7 weeks have been hell for me and I see no end in sight. I’m hoping that by publishing this review, someone from upper management will attempt to make things right with me. I doubt that will happen. I would not suggest signing a lease here. There are other options at similar price points in this area.

I know this place is cheap but PLEASE it is NOT worth your money and energy. The facilities staff is awesome and try to do the best to keep your cardboard apt together. There is no wall insulation in the apts so summers get really hot and winters are bone-chilling. If you use the heat, your bill will be about $200-300/month. Management doesn't do anything. The main person is so rude. She is disrespectful and unhelpful. If you ask her any questions, she acts like she's too busy to answer even though it is management's fault. Please, please find another place. The headache isn't worth it.
Just wanted to give praise to Rock creek springs for their awesome staff Alex and Rocio and the maintenance guys....They help in anyway they can..they are polite and understanding this is my third year here and just love it. They are ontop of anything u need and they listen and always willing to help out which is really nice. Thank you Alex and Rocio, you guys make a great team.
We've lived at Rock Creek Springs for more than 2 years and I can't say enough about how great it is. The rent is the lowest you'll find in the area for all the amenities it offers. The neighborhood is quiet and family friendly but a quick walk to Giant, the metro, and downtown Silver Spring. The community is very pet-friendly & kid friendly. The few downsides are outweighed by in-unit laundry, low rent, the pool, the neighborhood, the size of the apartments, and the staff in the leasing office. I love being so close to everything but still feeling like we live in a quiet community. The downsides you should be aware of: electric bills tend to run a bit high ($150-$200 in the heat of summer or cold of winter) because insulation isn't great and there are only window units, UPS packages sometimes get sent to a pick-up center instead of the leasing office, and while parking is free it is limited and you have to time it right to get a spot. (The Kennett St parking garage is only a block away & cheap on weekdays ($8.40 for a full day) & free on weekends & holidays so it's not a huge deal to park there if you can't find a spot). Every other issue we've had has been resolved quickly by maintenance. The staff here is wonderful and very easy to work with. We've loved our spacious apartment with a beautiful corner window, in-unit laundry, easy access to green space, and wonderful neighbors. You really cannot find a better deal in Silver Spring (or DC imho) and I honestly cannot recommend living here highly enough.
The Staff is very nice and very responsive in terms of issues such minor repairs. The location is 10mn walk to the metro or you can the bus S2 or 28 ( which is free); and 20mn walk to downtown Silver Spring ( shopping mall). The neighborhood is very quiet even on the weekends and safe. The building is well maintain and you barely see your neighbors. You can open your windows during the summer.
I especially like the location of the apartments. It is close to the Metro, bus stations, schools and shopping centers. I think that the integration of the residents should be promoted a little more. There are people who prefer to live their lives independently, without interrelating with others, and this is fine. However, there are other people that we would like to integrate more into a community
I have really enjoyed living at Rock Creek Springs, although I think it is pretty expensive. It's still one of the best deals in downtown Silver Spring, though - the rental rates for the newer high-rise buildings that surround it are outrageous. The upsides: really convenient, walkable location from the Silver Spring metro station and the downtown; it's safe; pretty parquet floors; most apartments have great light; access to a pool in summer; in-unit washers and dryers; and no exploitative "pet rent". The downsides are a lack of central air/heating which means it get very hot in summer and very cold in winter (and electricity bills can therefore be expensive). Another inconvenience is that parking is first-come, first-serve, but at least you don't have to pay extra for a spot. It doesn't feel very far away from DC because it is so well connected with many buses and the metro.
Here are the great things about living at Rock Creek Springs: The buildings are very well maintained - the building maintenance staff is highly responsive, friendly, and professional. The apartments are beautiful with parquet wood flooring and lovely window and floor molding. The location is fantastic - close to a Giant and CVS, downtown Silver Spring, on multiple bus routs, and just a short walk to the Metro. Disadvantages to living here include: "First-come-first-serve" parking - if you commute to work and get home after 5 PM you will not be able to find a parking spot and will need to park somewhere on one of the side streets (be very careful about where you park and apply for a ROSA exemption from DC). The wall mounted heater/cooler (no central air) makes it very hard to control the temperature in the apartment (especially in the winter). Old windows - you will get a lot of condensation in the winter. Overall, I enjoy living here, but I feel that it is a little expensive given the parking and lack of central air. You will need to weigh if the advantages outweigh the disadvantages for you. One other note - These apartments are going to be converted to condos. I do not know what the timeline is for the conversion.
I have lived at Rock Springs for about a year and a half. We really enjoy the apartment space and some of the amenities - hardwood floors, free parking, washer and dryer, pet friendly. We like the courtyard spaces and neighborhood feel that is so close to the city and the metro. The neighborhood feels safe and friendly. The location really is amazing for the price - close to metro and Giant supermarket with bus access as well. The actual unit space works well for us as well but it is far from perfect. About a third of the apartments at Rock Creek Springs are from a slightly different architecture and those units are not centrally heated - they have wall units in each room for heating and AC. The buildings are concrete and brick construction and are not insulated. Therefore, the electric bill can get pretty high if you are not careful - ranging from $150-400 in the winter. We have better results using portable heaters, which are especially needed in the bathroom during cold months. The parking, while free, is not ideal since there are not enough spaces and they are usually full by 6 pm. You might catch some spots later but I have had to park on the street many times and most street spots are metered during the weekdays. If you don't move your car by 9am (on the Maryland side) or 8am (on the DC side) then you are pretty much guaranteed a parking ticket. This is just a daily thing to deal with you if you drive to work. The gym is also a bit of a joke - very small and fills up if there are two people in it, but I suppose it's better than nothing. The staff is friendly and helpful. I just wish I was in one of the apartments with central heating.
1. Rent is low but the utilities for a small unit range between $150 to $200 plus per month. 2. Parking is free only if you are home before 8pm. There are not enough spaces to accommodate all tenants. 3. We captured one mouse and had to set off bombs in the house to kill insects. 4. We had to put plastic on all of the windows because the units are not insulated.
I really like my new place. I've lived here about a month and a half. It's one of the few non high rises in the area. It's a great location, and the staff is very friendly. The amenities are great. I had an issue with my washer for about a month, which is the only reason I gave it 4 stars not 5. There seemed to be some miscommunication and it took forever to get fixed. It's all good now though.
Very close to Downtown Silver Spring, metro, grocery, restaurants! Pets are welcome, and we don't need to pay rent for our 3 dogs! The apartment complex has gym, pool, and very large area to walk and exercise!
I'm happy with my choice of Rock Creek Springs. It's within easy walking distance of Metro, groceries, and many office buildings. I really love having laundry in my unit -- that was a dealbreaker for me when choosing an apartment! The maintenance staff is efficient and quick to respond. The office isn't the most technologically advanced -- they're still working on the online rent payment system -- but the staff is friendly and does their best to get you what you need. It's also great to have a pet-friendly community with respectful pet owners. RCS is not cheap, but when you consider the proximity to Metro, the in-unit laundry, and no extra pet rent, it's reasonable. My lone complaint is that there is a lot of competition for parking. After about 4:30 pm, you can forget about getting a space in the lot. Also, this is not a complaint, but be aware that the buildings aren't wheelchair accessible (there may be a couple of units that are, but most are not). This is not a problem for me personally, but it's been an issue for my guests.
Rock Creek Springs provides a very affordable living option for individuals, couples, and families who want to live in a downtown setting. Washer and dryer in every apartment, free parking, and no water bills are just some of the reasons why we chose to live here. The only maintenance issue we have had in 7 months of living here was solved immediately by a very friendly staff. I have always felt safe in this community and I would highly recommend to anyone looking to live in Downtown Silver Spring.
