This is a terrible apartment complex, specifically building D! I was not allowed to tour my specific apartment unit and the first day I moved in, I noticed at least 20+ different bugs in the kitchen, bathroom and bedroom over the span of a few hours. It was disgusting and extremely unsanitary in the kitchen. I immediately informed management and they attempted to exterminate twice (or so they say). Exterminating did nothing. I tried to live there but after a few weeks of repeated bug issues (I could not go by 10 minutes without seeing a bug on the walls somewhere!) I terminated my lease and they still did not give me back my security deposit even after extensive photo evidence and numerous complaints! I had an extremely unpleasant experience here. DO NOT MOVE IN unless you are okay with constant bugs!

The area is definitely not bad. It's a close walk to Main Street and there's an Acme and Target just down the road. The apartments are updated in the kitchen and bathroom. In the kitchen, there are pretty decent appliances with a built in microwave, which is nice. It also has a nice amount of counter space for a one bedroom apartment. The bathroom is small but the shower is nice and updated and, as mentioned, this is a one bedroom so I am not docking any stars off because of the size. There isn't much large storage space unless you dedicated one of two closets in the bedroom for storage. I do like that there are two AC units, one in the living room and one in the bedroom, and there is central heating. Gotta love the in-unit washer and dryer. The downside is that these apartments are like living in the dorms again in college: people stomping up the stairs, slamming doors, hearing voices, sounds, coughing, and sex noises through the walls, and loud weekends. Also don't let the ads in front of the building fool you about the "Free On-Site Parking." Sure, it is free but you will probably never get a spot. Management sent out letters threatening that there would be towing because of unauthorized vehicles without permits/guest passes. Yet nothing has happened. And I walk by cars that have no permits/guest passes all the time as I walk from parking my car on the street. I don't get why they don't actually take action or make the spots smaller in the parking lot to allow more cars. Overall, this is not a horrible place to live. At least the management seems to handle other issues, besides parking, at a pretty satisfactory rate. And there are definitely worse places to live. I haven't seen a lot of bugs or pests, so that is an upside, too.
We got a two bedroom apartment, my SO has a slight discount through her grad school (Philly U). That may have well pushed us over the edge. Space is a premium especially in Manayunk/Roxborough area. Rock Hill Apartments feature free parking lot space (first come first serve), a small fitness area and newly furnished living spaces. We have granite counter tops, washer/dryer in the apartment, dishwasher, lots of natural light and AC units in each room. A few things are left to be desired though, since parking is limited. Many apartment complexes that compete in this area offer a pool, and it does get very hot as these apartments are carpeted outside of the bathroom and kitchen. The train station is about a 10 minute walk downhill, and main street Manayunk is about a 15-20 minute walk downhill also. There is cool treats also within walking distance and drive through beer distributor. The complex is located across the street from a school which may prove to be annoying as you can't park on that side of the street after 7AM. Overall, I have friends that live in nicer buildings and complexes but Rock Hill gives us a very nice living space at a very competitive price. Fingers are crossed that rent won't go up when we renew our lease!
