Property Ratings at Rock Peak on Sunset Apartments
Management: rude, condescending, lazy, unavailable, unresponsive Maintenance: see above and add that when they do show up they leave the apartment trashed Amenities: pool hasn’t opened in 3 years. Local junkies shoot up and sleep in fitness room. Squatters: no less than 5 empty apartments within 50 yards of mine are constantly taken over by transients and homeless I’d be happy to give anyone a personal tour of this dump so that you don’t make the same mistake I did. DO NOT BRING YOUR CHILDREN TO LIVE HERE!!!!!!!
Not a great or even decent place to live... It's VERY dirty and I have seen lots of homeless people outside of my apartment recently. I am not impressed with how management has handled many of the situations that have popped up. Example: My apartment constantly smells like cigarette smoke and they have done NOTHING about it even though I have reached out multiple times. When I moved in (the peak of summer) my air conditioning was broken. They did nothing about the situation for 2-3 weeks. Not to mention they didn't finish cleaning my apartment upon my move in date and the maintenance team had left tools all over my apartment. There's dog poop and trash EVERYWHERE. I do not recommend anyone moving here... You can find places right around the same price (might be a little more but it's 100% worth it) in this area. I'll leave an update when I move out to see how much they try to charge me for my apartment smelling like cigarettes and weed even though it is from neighboring apartments.
Advenir is constantly grabbing cash where ever they can. Their billing process is confusing and inconsistent. They will rob you blind. Amenities are not kept up and closed often. When I had to prorated my last days, they raised my rent and chrg me $300 short term lease fee. Avoid all Advenir properties.
If you love waiting 3 months for a maintenance request this is your place! Full staff for the maintenance men is 3 people for hundreds of apartments. (And to top it off they’ve been short staffed the whole year I’ve lived here) Very clear they would rather cheap out then take care of of there residents ?????
I had to call the cops on my upstairs neighbors for domestic violence and the new people who moved in smoke so much cigarettes in their unit, I could smell it from down below. Dog poop literally everywhere and management could never figure out how to shovel. This place wanted to raise my rent by $300 at the end of my lease! I put in requests to fix my appliances four months ago and it was still not fixed when I moved out. There was always evidence of people trying to pick my front door lock. Please take your money elsewhere if you can. This place sucks so bad.
The staff is rude and entitled. The amenities are always broken or closed. The pool is a disgusting joke. Dog poop everywhere all the time, cars and trucks stolen, domestic violence, drug dealers, noise, literally everything you can hate about a place, this place ignores. Management only makes excuses and blames other staff as though the barely qualified maintenance guys aren't already busy trying to keep this very old property from falling apart. If you love excuses, lies, prices rising while quality consistently drops, rude entitled staff, drug dealers, roaches, and stepping in dog crap every day, feel free to apply.
I’ve called multiple times during their work hours to verify if the one bedroom apartment is still available and no one answers the phone. I called to verify pricing just one day ago and now the price has went up by $400 in just one day. How the hell Is that possible?? Thank you for wasting my family’s time. .
For your own good, please consider all other options before moving in here. This is hands down the worst place I've ever had the displeasure of living and I only lived here for 3 months. I really want to warn others before they make the horrible mistake of signing a lease here. I received less than 1/3 of my deposit after moving out. They will nickel and dime you. When I moved in there was a wasps nest with over a dozen live wasps inside my sliding door and apartment. I went to the office to ask for pest control and they told me I would have to wait until the next Friday when they are scheduled to come. That was infuriating since you pay each month for "pest services". I had to take care of the wasps myself. Upper management was extremely rude and when I went in to handle a handful of issues prior to move out I heard one of the female office managers say "These girls never know what they're talking about". However, I did and was able to get out of paying $1400 due to reading the lease upon signing. She didn't seem happy about that and I bet they kept so much of my deposit to spite me because of this. I was threatened to be sent to collections over a late $400 rent payment my last week living there even though I had never been late in the past. This was due to a computer error, neither mine nor the complex's fault, but the other apartment manager said "If you knew how to write a check this wouldn't be a problem". I had gone to the office 2 days prior to ensure my payment had gone through and was assured it was by a leasing agent. Also, don't ever get anything important shipped to you. I had 2 packages upon first moving in go missing, and I had met several other neighbors with the same issue and it continued to go unresolved. This was the worst experience I've ever had and ever will have with apartment management. I cannot emphasize enough how rude, incompetent, and overpriced this apartment complex is. It was a nightmare moving in, moving out, and living here in between. It was awful spending so much time and effort trying to save myself a few hundred dollars on their fees only to have them insult me each time I went in to try and understand what they were up to.
Don't live here. We have been here for almost 2 years and it has been awful and has not improved at all. We initially signed a lease here because it as cheapest in Longmont and renewed it because lack of other apartments in Longmont at the time. The office staff changes every month and they are rude and not helpful. We have had multiple appliances break down and placed work orders the day of to not have them filled for almost 3 months after. Our microwave overheated/broke down, they didn't come out for a month, when they did they just punched in a code that we could have easily done ourselves but no one relayed this information to us. Our blinds to our living room were stuck open for 3 months and being on the ground level it's a privacy issue, when they did come out they "fixed" them only to make them not open at all. When matinence actually comes out it's at a weird time and there's no notice, I had someone come in my apartment without knocking while I was getting out of the shower. We finally put a bolted lock on the inside of our door for privacy but even then they try to pry it open while you're inside... There's always weird charges on our monthly rent/statement. Snow doesn't get shoveled, there's dog poop and cigarettes everywhere, the gym is absolutely filthy, the trash never gets taken away. We got bedbugs/fleas from our neighbors and no one came out to take care of it for a week putting us in a hotel for that time, they did not comp us on rent or the hotel we had to pay for. The list goes on...Don't rent from them.
I have lived here for 2 years and the staff and property management are incredibly rude and unhelpful. We had to ask nonstop for weeks to get an AC unit installed during the hottest part of summer. we had them act superior and snarky about us needing to call code enforcement for the same improperly installed HVAC unit and then deny us office service after this incident when we'd been able to do walk in appointments before. the apartments are overpriced for the quality, you might as well rent somewhere else. don't give these people your money, the real offenders up front are Jamie and March, every time we interacted with them it was really hostile and unpleasant.
Wish I could put 0 stars. When I moved out, I knew I would have a balance because my cats ripped up some of the carpet in the master bedroom and destroyed the (terrible quality) blinds. The lease states they have 60 days to send it (more than the usual Boulder County 30 days), and when I hadn't received it 37 days after move out I decided to reach out (in good faith) and ask if it had been sent yet. I did this via email, because I'm not stupid. The manager, March, responded 2 days later with a scanned copy of the statement, which seemed pretty high for carpet replacement in one room and a couple of sets of blinds. I asked for the move in/move out sheet (to make sure they weren't replacing the parts that were "hardwood" when i lived there and footing me with the bill) and got no response.... just a CALL FROM A DEBT COLLECTOR 2 days later. I have in writing that they sent me the statement when they did (that why I used email in the first place), and now the Manager, March, refuses to call me or email me back. So not only do I have proof that you guys sent my statement to collections (without any collections notice I may add), but now you're willing to accept the "settled out" rate (less than what you charged me) rather than have a conversation and get the full amount of the money?! They were raising the rent because of the "24/7 pool access" which is laughable and why I moved. Now I will do my utmost to make sure no one has to ever deal with what I have over the last month.
I went in today to get information from them for my next apartment, and to my surprise there was an over 800 dollar bill! When we had our final walk through about a month ago, we had agreed to pay for a carpet cleaning. Instead, they charged us for new carpets and never gave us the bill for it. Thank god I went in today. We would have been sent to collections due to their negligence.
I absolutly love the apartments, and planned on renewing my lease for another year, at least! I have always loved apartment living, and I am a quite tenant so there are never any issues. The apartments here are charming, and fit my lifestyle perfectly. Even having rude neighbors couldn't ruin the place for me. The place definitely deservers 5 stars! However.... The management and office people have really started to ruin my opinion of the place. You have to jump through hoops to contact them, you may never meet the manager. They are rude and act very stuck up when speaking with you. I honestly feel like they must dislike everyone and think that we are all miscreants. Sure, they are sweet and bubbly when you turn in an application, but just like car salesmen, the second they take your money they treat you like dirt. Half the time the door sign says open and it's locked. They are also very disorganized, and have lost my spare keys more than once. Due to the poor management I have to give this place one star, but I would like to acknowledge the wonderful maintenance team, they are friendly and helpful, and always around when you need them!
Hands down the worst people I've ever had the displeasure of doing business with. Marcelin is an exceptionally deceptive and unprofessional subordinate who practices deceit and exploitation.
The office is completely unorganized and unprofessional. My furnace has broken 7 times in the past 2 weeks, resulting in my unit getting as cold as 42. The last time it broke, it took over 24 hours to get fixed because they forgot/lost the work order. There have been several days that I've had to leave my home because it is too cold and uncomfortable. They seem to have no interest in a long term fix for our furnace. Last time I expressed my concern, they informed me that "it's just been so cold, the furnaces act up." I work for a building science company, this is not a valid reason for a furnace to fault. The furnaces are failing because they are old and need to be replaced or have serious maintenance. They don't clear the sidewalks. Currently, the walk in front of my unit is a sheet of bumpy, perilous ice. They also don't return phone calls and usually don't answer when I call during business hours. But yesterday they called my roommate saying that, "they have on record that she is interested in getting an apartment with them." Her name is CURRENTLY on our lease and has been for over a year. The sales person was so pushy that my roommate had to explain four times that she is a current resident. When she had finally gotten them to understand lives there, she took the opportunity to ask if our heat had been fixed. The woman on the line said that she didn't know and couldn't find out for her, lots of units were having problems. I have lived here for over a year and a half. In that time, management of the office has changed frequently, seemingly becoming more disinterested each time. As a courteous renter who pays on time every month, I find it completely unfair to be treated this way and have no intention of renewing my lease when it ends. I prefer to live somewhere that cares about its residents.
My first day moving in - they claimed that the bathroom was cleaned. The place was FILTHY dirty with the tiles in the bath having black filth in between them. I spent over an hour cleaning the bathroom alone. As I went along cleaning... the toilet tank became loose and toppled over. Then the bedroom blinds fell off the window. Then I found the garbage disposal not working. I can't believe this! I've asked twice for the manager to call me to speak to her about all these problems -- she never called me. INCREDIBLE!!
Some of the front office staff are helpful and pleasant, however there is one person in particular who pretends to never remember who you are, and forgets to put in service reminders. I put in a ticket for a $9 part (after having a microwave break, it was replaced but the technician -- who was probably way overworked because the parent company refuses to pay for enough maintenance staff -- forgot to put in the turntable plastic gear piece), and two months later, there has been no response. I've patiently gone in to the office once every two weeks to check on the status, and I'm rudely told "it's not an emergency." Correct - not an emergency, however, as a renter, I feel we are entitled to a reasonable response timeframe. Two months is not reasonable for a simple $9 part. This is one example of the incompetent interactions you can expect if you rent here. You can expect packages will mysteriously disappear, no access to the pool and hot tub during hours promised when you sign your lease, cleaning of pool and hot tub might get done once a month in a half hearted fashion, certain parking lots will flood to the point of damaging your car (because maintenance doesn't have time to clear the drainage pipes), and electrical inconsistencies (flickering/dimming of lights everyday) that will cause thousands of dollars of damage to your equipment. I've been here for almost 3 years, and only rented here because it was close to work. When my lease is up, you who are reading this review will have an available unit to rent where you can expect the same headaches that come with home ownership, without any of the financial benefits. Yay for competent business management, and individuals in the front office taking pride in their customer support.

We are sorry about your unpleasant experience. Please know the office is always available to take your call and it is our duty to work with you to resolve any issues you may have. We want all residents to enjoy living here at Advenir at Wyndham. If any further issues should arise, please contact us at 303.772.0674.
save your money!! do not live here! save your money!! do not live here! save your money!! do not live here! save your money!! this place is a horrific place to live. every single person who works in the office is incompetent. they are sensitive to any issues you may have. they love when you pay rent later because they get to hit you with a $300 fee and then $10 a day. if you want to get out of your lease you will have to pay them 3 months of rent before you're allowed to leave. they also have a bad ant problem and the constantly have to be reported to the longmont housing authority. these people do not care. whatever you do -- do not live here. do not live here! save your money!! do not live here! save your money!! do not live here! save your money!!
You will be flooded, yelled at by Dave the maintenance tech. (Who actually came at me physically) I am a 5' tiny woman. The cabinets are spray painted, the plumbing and HVAC systems are not up to code. The hot tub and the swimming pool are never working properly to use. The dog park is a pile of mud and feces. This is just what I can think up in 5 seconds. The ownership changes more than you would believe. SAVE YOUR MONEY, you would be better off at the trailer park. Oh, they can't keep a property manager for longer than 5 months...
Lots of reform from the previous ownership. The interiors have been renovated with new cabinetry and appliances (even though they're not such high quality), and the staff is friendly and helpful. However, good luck getting your appliances fixed. We've put in two requests to fix something wrong with our apartment, and no one ever came. We ended up just fixing it ourselves. The price is also a bit high for the quality that you get, but all of Longmont's real estate values are increasing because Longmont is growing. Other than those blemishes, this is a decent apartment to live in and you won't regret your decision to go with advenir if it's your best option.

Thank you for your kind words about the changes we’ve been making to our community! I do apologize, however, if your appliances were not serviced when you requested it. Can you please call me at 303.772.1165 so that we can discuss it in person? I want to ensure that we’re doing our best to keep our residents’ requests at the top of our priority list. Thanks again. – Franklin M., Community Manager
New ownership has spent a lot to upgrade the units and the area. They have added washer/dryers to all the units and they continue to refurbish the old units as people move out. They also added central AC to all the units that didn't have it already. Management and facilities try really hard to keep tenants informed when things come up, which I appreciate.
Advenir at Wynham has been a great first apartment! I was living out of state and applied online by only seeing the pictures. The leasing staff wanted to help and answer questions. For only seeing pictures, the apartments and location have been great! A negative I have with the apartment is the noise, I live on a ground level apartment and you can hear conversations outside. Another negative is the "patio", I was not told that it would be a cement slab with cement walls if I was on ground level. All of the cigarette butts and garage from the neighbors above falls down to the patio. I only use it to get to the storage unit.
The complex is kept up fabulously, grass cut and manicured with dog walking areas. Large dogs are allowed, which is why I ended up here. There is a new dog park, with agility equipment. The pool is alright, it could be cleaned more often. The apartment itself, is clean, and updated with new appliances. It has a stackable washer and dryer, dishwasher, microwave, and new stove. The flooring is lamenent wood, and carpet in the bedroom. I enjoy quiet mornings here, and my small patio is a nice retreat. There is an outside storage closet, but it could use more storage inside. Overall I am happy here. Longmont is a fun and interesting town, a lot of festivals, farmers markets, concerts, and restaurants. The commute is easy to Denver and Boulder.
Love my apartment, good view on my 3rd floor patio, kitchen has nice wood floors and space for two tables, kitchen very modernize with wood flooring also, bedroom good size for a queen size bed, walk in closet, their is even a door in our room to walk out to the patio very good access, the bathroom has nice big mirror big tub and good enough space, the bathroom is wood flooring also very nice touch, the living room is very very spacious, and it has a nice fireplace and marble surrounds its frame, the living room sits on carpet as the bedroom as well. Good apartment to live in as well a the neighborhood it's calm and you can go take a swim in their easy access pool as well as a jacuzzi to relax, and if you have a celebration why not cook some BBQ ribs on they got , they are really nice cuz it runs on a gas line which is helpful for me so I don't have to buy any Fire lite. Over all it's a good beautiful apartment I live in and my dog and wife enjoy it as well.
If you can deal with a rude staff then I would suggest moving here. Everything else is okay except when you have to deal with the people in the office they are so rude and inconsiderate.
