Property Ratings at Rock Ridge
Crime is Rampant here. Cops are here all the time. This is a very unsafe place to live. I will be gone when my lease ends soon. Overpriced and run down apartments. And, roaches!!!
This apartment complex is fantastic. Is it older… yep! Do you need a maintenance request now and then… yep! But the value for the incredible views and HUGE 1 bd (apartment that I have) is 2nd to none. The Maintenance staff.. office… everyone is completely on top of things. Improvements around the community are going on all the time. Repairs are done quickly… and the day after monsoon damage did significant issues here… they were out the very next morning. It’s a wonderfully safe community… and some tenants have happily been here for DECADES… and I don’t wonder why. 10 stars all the way.
My fathers apartment has rodents since November 2021. Unacceptable!
Stuff always breaking down and going wrong, CONSTANTLY. Sewage backed up in both bathtubs and leaked all over floor. Manager unprofessional, lied, and couldn't seem to handle repairs needed in timely manner. Had to live elsewhere during repairs, and manager was really hard to get a hold of, never wanted to return my calls, and constantly lied to me through the whole process. Finally just had to provide them with a 5 day written notice of breach and violation of contract, and move out upon deadline of notice. Vendors came in while I was packing up to leave (without notice to me), and management allowed them in unit alone where they ended up damaging some of my furniture by scratching it. Even after I moved out, I received texts from Rock Ridge of three other incidents of sewage problems. Lived at Rock Ridge for 4 years, and nothing good to say with new management (MEB). Experience was so horrible I will never rent another MEB property. I didn't even last a year once MEB took over. What a nightmare, never again!! They don't even deserve a 1 star, but you can't give them less.
Just say no. Not worth it.. It is close to nice shopping, but..Leaves a lot to be desired.
If I could give this place ZERO stars than I would. My family and I moved into this place sight unseen from NE. We were excited about our new home and starting a life here in AZ. Upon move in the apartment smelled of dog and urine. We immediately contacted the front office and they claimed they had cleaned the carpets and sent someone over. They guy they sent over agreed that the carpets needed to be cleaned and maybe even replaced at this point. A couple days passed and we didn't hear anything else about it so I bought a carpet cleaner and went over the two bedrooms several times until I could get rid of the smell. The finishes of the apartment in person weren't as nice as they looked online. You can tell the cabinets have just been painted and the paint actually started to chip with day to day use. The apartments leaked like crazy. We would occasionally have water seeping up through the floors and when it would rain water would leak from the ceiling. They did fix the ceiling leak but we ended up with nasty mold as a result of the leak. The apartment had these huge roaches. I have never seen roaches this big ever and when we mentioned them they said they would send an exterminator but then charged us for them to come like the roaches weren't there prior to us moving in. There is dog poo everywhere. While I know this is something management has been working on and can't control it still doesn't make it pleasant to deal with. They do have a park if that's what you will call it. I called it the dirt pit since there was literally no mulch just a big pile of dirt that people have occasionally let their dogs poo on so I stopped taking my kid there. The apartment got sold to another company while we were living there and the new staff while they were nice and trying the best they could to fix this place just seemed to add to the pile of issues we already had with this place. Since the new company had taken over our new lease we had signed was lost (that is literally what young lady at the front office told us) and then we were told oh no we didn't lose your lease you just didn't provide all of the information. Needless to say this was all the fuel we needed to finally just move. Even upon move out they decided to hit us one last time. They charged us for the carpets that were supposed to have been replaced or professionally cleaned for us when we had moved in and refused to remove the fee unless we had written documents from the previous owners.
These apartments are definitely not luxury. Do not waste your money on this filth!
I lived in these apartments back in 2012 and really loved them then, but since moving back they’ve become even better. The front office staff is great. Megan and Taylor are who we’ve had the most contact with and they always stay on top of communication promptly. Maintenance is extremely kind and helpful. They have responded very quickly to all of our calls, aren’t shady about any repairs or issues that have come up and don’t try to nickel and dime their tenants. This is by far the best apartment you can live in for the value. The views are breath taking, and the apartments are so beautifully personalized on the exterior by some tenants that it feels more like a home than an apartment complex. We would love to rent here long term if that becomes the plan for us. The only cons I can list are the on site water dispenser is not the best tasting. Occasionally there is pet waste not picked up, but for a place that has no breed restrictions and no pet rent, that’s not a big deal. You would have that at any complex that allows pets and even housing developments and parks. They do send out emails requesting that tenants pick up after their pets. This is the first apartment complex I’ve lived where I feel like they actually care about the tenants.

Thank you for the positive feedback. We're so happy that your current experience has exceeded your first time living here, which you already loved. Pet waste is always a difficult issue to ever fully resolve and we greatly appreciate your understanding that while we try to minimalize that nuisance as much as we can, it will never fully go away. If there's anything that we can do for you and your home, let us know and we will do the best that we can. Thank you again! Your Team at The Place at Rock Ridge
I have really enjoyed The Place at Rock Ridge. It is centrally located in Oro Valley near groceries, retail stores, bakeries, Trader Joe's, Whole Foods, Sprouts and close to Tucson and has beautiful views of Pusch Ridge right across the highway. Our Apt. fit our needs and is quiet. The people here do not run around screaming at night. Although the complex is not gated, and does not have security at night, (the Complex may want to look into these, Chris?)I do not feel threatened or nervous. Whenever we have had a maintenance problem it is responded to promptly and the issue addressed quickly. Maintenance is always very friendly, professional, and efficient. The front office staff is always very friendly when you walk into their office. If you need something taken care of, it too, is done with a smile. They do not make you feel you are intruding. Chris, the manager of the complex, is rather new but already is doing what is best for the complex. He is friendly and helpful. Grounds is contracted out and they do a wonderful job. They keep up the grounds extremely well. Grass is cut, sidewalks edged and blown free of debris, nothing is left undone, as far as I can see. If you are looking for an Apt. I would encourage you to speak with an Apt. Mgr. here and take a look around. I think you'll like it.
