Nice quiet neighborhood for the most part! They keep up with the units fairly well, just wish we had double pane windows to help more during the summer!

I have been in the community for a little over a yr. Cute dwelling, but the lack of insulation & single pane windows make for extremely hot summers & cold winters. I really hope they look into replacing windows. The property would look better & lower energy bills! Plumbing - negative stars if I could. I have frequent stoppages, cannot flush TP down the septic. I end up calling out for assistance a few times a month. If this could be fixed, id be a very happy resident, but until then I gotta throw everything in the garage (embarrassing) Backyard is spacious, love to hang out & listen to the birds. Community is kept up, quiet & family friendly. Office staff is decent. No issues there & typically, if I do have a concern, they're contacting me in a reasonable time frame. Rent is affordable for a 3/2 in RR with access to both 35 & 45 within mins. Same with DT RR & Domain area. Overall, I gave just an average rating, since I've had an average experience thus far.

The houses are nice and cozy, a fairly quiet place, but they limit themselves to doing just the bare minimum to maintain the apartments, I currently struggle with the air conditioning because it is too small for the size of the place and they don't want to do anything about it.
Not a good community to live in given the amount of money they want, floor plan is abysmal at best. Management has been notified that people are living in garages. Maintenance is poor as well have had maintenance requests go undone for going on 6 months without even coming by to take a look
Duplexes are ok, price is a little steep for the quality you get. They are remodeled kind of. Multiple doors stuck shut from so many coats of paint.

Well, I haven’t been able to use my dishwasher since before Halloween of last year and every time I asked for it to be replaced they just come fix it maintenance come and fix it and that’s just temporary for one day and then it’s back to the same ritual again of not being able to wash dishes so I’m really upset about that and so I don’t know who I’m supposed to talk to about that I did speak with maintenance. They said let me speak to the manager and then I’ll get back with you and no one ever calls me or anything so I don’t know I haven’t been able to watch dishes for months or I have to do it by hand and what’s the use of having a dishwasher if I have to do it by hand, right Not too happy

Seems to me the crews, mainly Roofers have run of the land. They are taking up a ton of parking on a daily basis, suggestion have them park at the office and only use vehicle needed for trailer as we all pay good money and are promised parking in front of our units when we sign a lease. People living in garages is still ongoing and the maintanance requests from a year ago are still not done
Overall a great community. On the quiet side and a great location. Close to State Hwy 45, the MOPAC and I35 so if you work in Austin, it’s not too bad. Downtown RR is only about 5 minutes away, so local restaurants are close as well.
I love the apartment complex. The homes are nice, the yards are beautiful. The only downfall is that it takes maintenance a while to answer requests - and I don’t know what type of things are allowed for me to fix on my own or have to go through maintenance only. Also parking is a downfall - you have your driveway spot and otherwise it’s a “luck draw” to have curb in front of your apartment available for visitors. Otherwise - amazing apartment and I hope to stay a while.
Rough first month given the litney of issues. I am thankful for the staff and maintenance doing what they can to resolve the issues the best they can.
First off, my home wasn't move in ready as I could fit my hand all the way under the front door from the fact that it was missing a bottom portion of the door! It took a few days for this to get fixed, but eventually it was. My neighbors dog climbs the fence which has caused it to have a permanent lean, He's also broke down the fence, and terrorized the neighborhood kids before police were called. The lawn care contractors have ruined 10 different items of mine, while using only a weed eater to cut my backyard, and I get NO responses when I email the office with my concerns - this part is the most frustrating. Unless it concerns money or maintenance, I get absolutely NO response. I noticed what a halfway job was done with the cleaning/remodeling of my unit. I mean a rubber duck, hair clip, penny, etc painted over including the dust that wasn't cleaned. Garage roof fallen in on to the motor. NO RESPONSE FROM MANAGEMENT to ANY concerns. People living in garages in multiple units.
It is marginal at best. Just haven't been able to find a suitable place to move when lease is renewing. Community doesn't abide by or ensure residents are complying. Trash containers left out all week. Neighbors with 6 cars and 11 people living in a 3 bedroom unit. Neighbors with friends living in the garage. Christopher Ave. is a racetrack they will not go to war with the city of Round Rock about installing speed bumps
My year here as a customer had its ups and downs. It's quiet until the train comes all day it seems but you get use to it after a while. The problem we had is with maintenance. It took 3 weeks for us to get a microwave when ours broke, also it took a month for them to patch my huge hole in my backyard and after the rain we had about 2 months ago it is bac the same. I ask to fix the boards on my fence 3 months ago and the yard door entrance. No repairs yet. Just very unhappy. I signed a years lease because of the hail damage. I don't know if we will sign another one.
The weight room is amazing. I love working out there. It is always so clean and all the machines work. Also the water filter is amazing . You will always get pure water
So far I am loving the new place and getting settled in! Small minor things that were taken care of right away. Our neighbors are great and the neighborhood is quiet even on the weekends.

The neighborhood is great, quiet and clean. The landscapers make sure the front looks good. However, the back is only done once the back is knee high. Maintenance never finishes a request or does a repair. Communication is non existent.

I first lived on Amanda Cove and it was really great for the pricing- really nice sized back yard, nice neighbors, could hear the train but not bad. But we got new management and I had to move on Christopher Ave due to renovations. And the property is infested with mice and roaches. Every time I kill one, another reappears. The garage door has been broken for 4 months, office staff does not answer the phone nor respond to emails, and maintenance marks requests as done without fixing it. Hopefully you get lucky and get on Amanda Cove but stay away from the left side of Christopher Ave closer to the train tracks. It’s not worth the price.

The area is pretty nice, close to a lot of grocery stores and shopping centers. The garage is a bit small and other mild inconveniences and poor craftsmanship throughout the house but by far the worst part was the roach infestation upon move in. They have been sending an exterminator but there has been little to no difference.

The neighborhood is clean and calm. Maintenance has been amazing for following up with my issues with AC . They respond fast and they are very professional.

Well it is hard to get maintenance done in your home. I've been waiting for new vents and my has holes that need to be filled. Hadn't heard from anyone for 2 months

I love the neighborhood. Quite and clean, close to the highways and a great commute. Maintenance is timely, but can take some time if something needs to be ordered. Staff is very friendly.
When i need something done or fixed. Maintenance crew is very nice and always helpful. You can call even on the weekends and someone will be there to help
Everything has been great !!! Everything my family is very happy with the community and it’s super safe environment love to stay here for a while

My experience here was good. I had a few bumps with thing in the community such as other residents that weren't very nice. Some loud music here and there.
I love it here at Rock Springs! The community is quiet and out of the way of the city but still only about 10 to 15 minutes to everything (like shopping, bars, tons of nice parks/trails). The duplex needed some work but they were very understanding and had it done within the first week of living here. I can tell they really care about their tenants.
Move in was great. I had no issues and the office staff is very nice. My home was very nice and clean when they got there. I am glad that I chose to move here
The neighborhood is great , woyld give a better review but I had months of air conditioning problems right in the middle of summer last year. Other than that the experience has been okay.
I love the community here. I always wanted to live in a peaceful yet friendly neighbourhood, and I think Amanda Cove (Rock springs apartments) has all the checkpoints I deem necessary.
Absolutely love this community! Maintenance is quick, is mostly quiet, MUCH quieter than an apartment complex! Clean and family friendly. We are so lucky to have found this place.
We moved in 4 years ago, and have been happy from the beginning. 5 minutes from La Frontera and other shopping. I was first drawn by the convenient location, but I’ve had some great neighbors and thats worth staying for. Family friendly and pet friendly. When there have been the occasional issue come up, they’ve been quick to help resolve it. Best place to live in this area by far, way better than an apartment. I feel safe and the maintenance workers are always out and about keeping things clean and in order
We lives here for a little over two years in two different duplexes and both experiences were terrible. First off, they lied about the train behind our house. Its literally in the back yard and will rattle the entire house. I had things falling off the walls the first week we lived there. Constantly waking up through the night because it blew its horn ALL THE TIME. First one we lived in we lived in between two horrible neighbors. The privacy fence was never flush with the ground and my shephard was sniffing along the fence line and their tiny dog bit my Shephards nose under the fence. No help from the front office, they actually threatened that I keep watch of my animals, even though I never let them outside alone due to fear of who we lived between. I then had to go buy cinder blocks to line the fence with because the office wouldn't fix the gapping issue. The family to the left of us would allow their kids to let our dogs out of our fence, play baseball directly at our vehicles, flood the yards with their water hose, and throw trash and a dead rat over our fence. We had to call the police many times due to the fear of the kids breaking our vehicles windows. We had tried the approach of talking to the family to no avail. We talked to the office and they did not help. I feared they would try and poison my dogs. I was so done. We applied to transfer because we couldn't live there any longer. The second one we lived in wasnt good either. We constantly had critter issues in our attic. Squirrels lived in there the entire time we did. We constantly put in requests for them to be removed but the requests would either be closed out and ignored or they would just "patch the hole" and they would get back in. Our back fence fell and was down for two weeks. Later we found out they had closed our first request without fixing it. The kitchen drawers were all crooked and never would close properly, never got fixed. The neighbors across the street were horrible. They owned 8 cars and and took up the whole street with all of their cars. There was no parking for our visitors ever. I had to call in noise complaints on them several times. One morning I woke up and went to work there were crime scene investigators there also taking pictures into their mini van. Later I called the PD for info because I was super nervous, someone had died the night before in their car!!! I'm still disturbed by this. We had never felt safe in this neighborhood.

I’ve lived here for a few years now, with no plans to move anytime soon. Conveniently located to 35 & 45, we have the luxury of a quiet community with quick access to big city life. I can never say enough about how wonderful or community is, but the staff are always friendly and work hard to make sure that our community runs smoothly. Spacious floor plans, and lawn service is what initially won me over, but I’ve stayed because of the people. Thank you Beth and Jana for all you do.
The Hubby and I have lived at Rock Springs Duplexes for close to 5 years. We were seeking a quiet and peaceful place to reside, and Rock Springs Duplexes certainly fits the bill on both accounts. The maintenance team here is really great (especially Raul), and they're also quite responsive (like when there was a challenge with our air conditioning unit, and it was way hot). The staff at Rock Springs is nice, and we have found them to be very helpful (kudos to Jana and Beth). We love that we're only 20 minutes from fun-filled downtown Austin, and there's a Sprouts Farmers' Market store 5 minutes away which is terrific. The length of time we've resided here should speak volumes about this community. The Owner has made upgrades (made upgrades to fences, painted outside of houses, put up new roofs, etc…), and this shows that they care about the safety and appearance of their community. If you have a pet, this community is definitely pet friendly. We thoroughly enjoy the thoughtfulness in design of the interior, and I'm referring to both the open floor plan and the numerous windows for allowing in the gorgeous sunshine! The stunning brilliance of sunshine streaming in throughout the house makes the dwelling so lively and cheerful. With this open floor plan… Loved ones are happily together whether they're in the kitchen, dining or living areas. This is a pleasant, quiet yet neighborly, family-oriented, cozy and comfortable place to live. The Hubby and I have found it to be a safe environment as well. For the area and location, the monthly rent seems reasonable. Personally, my husband and I prefer no to little steps like we have here (only a couple of steps up and we’re inside the house). It's ultra convenient to have just the 1 floor, and it's even better that there's no one residing either above or beneath us. We absolutely appreciate being able to park our vehicle in our own driveway, and then we walk just a few steps to our front door. The privacy fence that we have here is superb for chillaxing out in the backyard, and this is whether you’re alone or with some company.
