Moving to Marietta? Don’t let your feathers get ruffled the first time you’re told to turn at the big chicken. It’s not a joke. The 56-foot-tall landmark is a staple of most directions. A Georgia Tech student who obviously had a sense of humor designed the giant, steel bird in 1963. The beak opens and closes as the eyes spin around. Stop in for lunch! The chicken is perched atop a KFC. You can also grab (pluck?) a “Big Chicken” mug or T-shirt from the gift shop.

I have a downstairs unit ,and all I hear , all day is the squeaking coming from the unit above me. The tenants never sit down. There’s no sound barrier between the units and management does nothing to help but offer to move me into another possibly old , noisy unit for a $500 charge. Been here three weeks and already done with the place. Gate is hardly ever closed , trash everywhere , being forced to pay for their new internet even though I’m in a contract with my provider. Forced to pay $25 a month for valet trash when there’s a dumpster right outside my building. Forced to pay for $15 a month for a package locker even if I never have packages sent to my home. Just nickel and diming everyone.

I moved here thinking that it would be quiet. The neighbors are blasting music all times of the day. I can't work from home or sleep at night because they are blasting loud music all day. The neighbors smoke weed at least 3-4 times/week and smell comes into my apartment that I can't stay in my own apartment. The smell of weed is so strong that I have headaches all day if I stay in my apartment. My entire apartment smells like weed and it's unbearable to live here anymore. I reported to management, but doesn't sound like they are going to do anything about it. So much for no smoking policy in leasing agreement. Maybe weed doesn't count. DO NOT move here if you are looking for a quiet or peaceful place to live. I will be moving out soon as possible and would not recommend this apartment to anyone.

Wish we could give zeroes. Hidden fees out the a. Terrible management and service with major bug issues. Expect your bills to be 200+ more than advertised online and on paper. Slow service and you get no satisfaction from living here. I wasted a year living here with the front gate always open so will never return or recommend. If you like throwing money away then stay here. If you like paying for a gym that will never open then this is the place for you. Probably done by the time I leave so hope everyone gets out before they charge more for mediocrity. Try something new for your own mental health. Please.

Rockledges friendly and helpful staff always impresses me when I need maintenance. The location is perfect for my needs, the short distance to restaurants, walking and hiking trails, the river, and the interstate are the reasons I stay.
Although I love the location & amenities, it’s the staff here @ Rockledge that keep me renewing my lease. Audrina is an absolute dream!!! I know a lot of leasing offices are famous for not answering their phones. But not @ Rockledge. Audrina has stayed on top of the phones ever since I’ve been here, & has always taken the time to eliminate any issues I’ve had. She even showed me how to operate & how convenient the rent cafe portal is. Great place to live... professional staff!!
Ive lived at Rockledge Community since 3/2020. Under the pandemic Restraints, the minor issues I had when I moved in have been resolved. The maintenance department is always professional, fast but thorough, and clean up after themselves. Perfect
This place is becoming unsafe. The complex is horribly understaffed and as a result the employees are rude, condescending and completely checked out. Every other week there is an email sent out about the property being unsafe, to not walk alone at night and the lock your car and apartment at all times. There is trash everywhere and the maintenance staff will drive right by it. The office staff does not care about the residents and it is evident. Gates are always broken, and the amenities are always closed. I have lived here 4 years, the club house has been open for about 1 of those years. Pools are only open for three months of the year and even then they are constantly shutting them down. There is black mold in the apartments, horrible roach problems and the heating and cooling systems are so old they sound like a helicopter taking off when running. we had a homeless person living in our parking lot for two months and it took a call to the district manager to get the management to take care of it. People's tires get stolen off their cars, and several cars have been broken into. The gates never work so everyone in Marietta uses the dumpsters, especially for large items like mattresses and large appliances so the dumpsters are constantly overflowing with trash. living near the gate I have seen people drive in, dump a whole bunch of stuff and drive out. There is dog poop everywhere, the dog park is a big dirt pit because they do nothing to maintain the grounds- and the landscaping is overgrown and filled with trash. Also, the positive reviews are clearly being written by the staff, because no one thinks the staff is "great or friendly." This place is a nightmare, please do your self a favor and look elsewhere.
This is my first year living at Rockledge and I do enjoy living here. It's quiet, neighbors are friendly and respectful, good maintenance service, good office personnel, and it's a bang for your buck. There are also lots of amenities to enjoy though they've been inaccessible due to COVID. The main drawbacks are the critters (which you can get rid of with bug repellant or traps, etc.) and the community has a lot of speed bumps which can easily become a nuisance after a couple of weeks.
Rockledge Apartments is a great place to live. Its quite and well maintained. The staff is friendly and very professional. I would recommend this property.

I moved into Rockledge in March 2020 and it was challenging for everyone. Rockledge showed prompt response to the pandemic and have maintained that level of safety thru out. As they begin to open up the amenities Im looking forward to enjoying more of the community.
I love Rockledge, the neighbors are very nice and Friendly, I am always getting emails about taco night , game nights , movies it makes me feel very included in this neighborhood. Its very clean & pretty here. The staff are extremely understanding and during Covid they took their time to speak to use and helps us. I highly recommend this place and had already begun to referred my friends
(Oct. 2020) Love rockledge! Great community, wonderful nature trails, the apartments are spacious with good appliances. Sometimes bugs, but comes with living in the forest. Good community, overall great place to live, and if youre a college student it works surprisingly well with nearby schools.
Perfect location, pet friendly even though I don't have a dog yet, love the community. Very affordable!! I missed out on the pools due to covid!

My experience was comfortable being that it was virtual due to the pandemic. From the application process to signing a lease was seemless. Staff communication was clear and concise and didn't add to the stress of moving. My apartment was cleaned and ready for me. And I like issues are addressed immediately.

For the price, the location and overall quality of living at Rockledge is fair. I really dont have many issues with living here other than the amount of bugs and the lack of lights inside the apartment. The prevalence of critters is understandable seeing that the community is located within heavy foliage. The amount of ceiling lights inside the units, however, could definitely be increased. All in all, a pretty pleasant experience thus far.

Rockledge was my 1st choice. Love the spacious bedrooms. Needs some upgrades but overall great community.
Weve been living here for a month and so far it has been a great experience. We had a minor issue with our dryer door not opening upon moving in but that was taken care of as well as our sudden ant infestation. I can sincerely say that maintenance/management has been quick to respond to these issues and have been great overall. I look forward to our continued stay :)
Good commiunity.
This apartment may be considered luxury. But the staff that runs the maintenance department and the way that this complex responds to maintenance issues leaves much to be desired and its definitely not something that I would expect from a luxury apartment building.

Good amenities and friendly environment
Rockledge is definitely sort community with large spacious apartments, beautiful scenery and wonderful amenities. The staff is very friendly and although I moved at the beginning of the shelter in place order, Ive experienced no disruption in service or lack of attention from the property management. Im glad I moved in and look forward to when I can fully enjoy the entire community and all it has to offer.
The apartment post renovation is nice but there are issues with roaches and huge lizards coming in from somewhere. Front staff is rude and they lie to get their sales numbers. Maintenance is super friendly and the woman who runs the community programs is very informative and helpful.
Long story short, I would not recommend the Rockledge Apartments to a friend. I lived at Rockledge for almost 3 years, but had to move out due to a severe bug/roach issue that management wasn't able to address in over six months - the issue started in March, 2019, and continued all the way through October, when I moved out. After countless pest control appointments - including two full treatments where we had to empty all cabinets, I decided that I've had enough and asked for either a transfer (if we could find a similar unit) or for the lease agreement to be voided based on management's failure to fix the problem. No similar unit was available, despite a month of searching, so I decided to look outside Rockledge. Management forced me to follow an early termination process, with included a 60-day notice to vacate, early termination fee equal to one month's rent, and no rights to security deposit refund. Given the circumstances of the bug/roaches issues, and considering that I had been a resident for almost 3 years, I've asked management to at least waive the early termination fee, but management refused to do so because they said a had no infestation- it was a regular bug issue. Management also hold 100% of the security deposit. Not only I had to live with roaches running around for over 6 months, I also had a combined loss of $3,135 for the early termination fee + no security deposit refund. This is the level of respect that you will receive at Rockledge Apartments.
I lived at Rockledge Apartments for two years and it was by far one of the worst apartments that I had ever lived. It all started from when I first moved into the apartment community, they completely downgraded and changed my apartment without my knowledge. I didn't find out until a day before I was about to move in. No one called and informed me, there excuse was "the old tenants decided not to leave". I had movers set up to come the next day and had all my utilities scheduled for set up. At the time they only offered to refund any fees I paid. I ended up having to contact the regional manager at the time. We finally came to an agreement where Rockledge would upgrade all my appliances to stainless steel in the new unit in order to compensate for the apartment I was originally supposed to get. It took 2 months and me constantly calling the regional manager to finally get all the upgraded appliances they had promised. All the reviews are correct there are A LOT of huge water bug roaches all throughout the complex. They are literally infested. I killed at least 3-4 huge roaches a week. THEY ARE EVERYWHERE. And the company they use for exterminations is horrible, I just so happen to have been home one day when the exterminator came and he barely sprayed. I had to ask him to spray my apartment again. Also, they entire time I lived at Rockeldge I had squirrels living in my roof/attic area. I contacted the resident manager on multiple occasion asking that they fix the squirrel problem ASAP. He always would say "exterminator came out to the property and patched up any holes in the roof". That was completely false because I continued to hear squirrel literally running around for over a year and half until I eventually decided to break my lease because I had enough. Rockledge apartments had the audacity to charge a termination fee for me breaking my lease due to the pest problem. THE FEE WILL NOT GET PAID AND I HAVE BEEN FORCED TO HIRE AN ATTORNEY. I'm warning you, move elsewhere if you have the opportunity. BH Management is unethical and lacks integrity.
I have lived here for 6 years and have experienced below average service for much of my time. However, over the last 6 months I have to admit the new management team is really start to turn things around. I know the previous management group left this place in shambles and through hard work and patience with all the complaints, this team is really starting to make strides. The are committed to improving the neighborhood and the resident experience and for that I am very grateful to live here.
Shawn is the best!!! From beginning to end, he went above and beyond to make sure we were satisfied and our move went smoothly. I flew from South Florida prior to moving in to view several apartment complexes and he helped make this complex stand out from the rest. The drive here from Florida was long and tiring, but he made sure we were taken care of when we got here. The apartment is beautiful as well!! Exceeds our expectations.
They average out the price of utilities for the building instead of each unit. I'm not home this much to pay a ridiculous amount for my utilities. The equipment in the gyms are trash and need to be updated. Especially the 24 hour gym. The equipment doesn't even work in there. I've told management that I've had a leak for a couple of months and they have done nothing to fix it. I pay for trash valet and they don't come get the trash some days. It's ridiculous that I pay this much money to live here and this complex can't get it right. I won't be renewing my lease here in a few months I suggest no one else get an apartment here either.
I had no complaints with this community until the new leasing company took over management on July 1. Since then they have only managed to keep all 3 gates working for "2 days". I can thank the property manager for the information on the exact number. Today is September 28th. Nearly 3 months. Since then we have started having numerous car break-ins. This wasn't a problem before. Other residents have had several issues with slow or no repairs to AC's amoung other problems. The response has been next to nothing. The property manager refused to get in contact with me. After a week I finally was able to catch her in the office and received excuse after excuse. When confronted with the issue of Break-ins, the resident services manager simply asked "if that directly affected me?" The company is now refusing to work with me on terminating my lease and insisting on a 60 notice and a 1 month rent penalty. The apartments are also older and you can hear everything from your neighbors. Wasn't an issue until they moved in 2 young guys above me. Do not rent here
I moved into the complex in 2014. One month after I moved in they changed the bug spray rotation from monthly to quarterly and you had to call them every time you wanted the inside of your apartment sprayed. You have to pay for valet garbage and a second garbage fee on top of that. I was a single person living in a two-bedroom apartment and had the privilege of paying part of my neighbor’s water bill since they split it by the number of apartments and not the number of occupants. My bathtub cracked in the middle and they didn’t replace it; they just glued it back together and painted the tub. They also didn’t crack a window to let it vent out, so I came home to a cat with her nose pressed to the window trying to get fresh air. It took four days to replace the hot water heater when it broke and their maintenance staff doesn't seem to know what they are doing. My window broke and it took almost five days to fix it and they replaced the wrong one! So more waiting for it to be fixed - way to feel safe!!!! There were constantly break-ins in the complex; both cars and apartments. The gates are always broken, a car caught fire in my parking lot, my neighbor moved out because another resident was trying to sell his 9 year old drugs. They found a hypodermic needle in the swimming pool my niece used when she came to visit me. The movies seem to be cancelled a lot and you have to pay for any classes you take at their gym. The final straw was when they increased my rent by over $200 a month because of the new stadium. I gave them notice that I was moving out (twice) and they still tried to say I didn’t give them notice. They wanted me to pay an extra month’s rent to get out of the lease one month early and seemed to be upset when I wouldn’t pay the extra month or give them the keys early. They sent me to collections for $59 because they couldn’t be bothered to send me a notice of outstanding utilities. They claimed they didn’t have my new address, but I gave it to them in writing with my notice to not renew! I logged in 2 months after I had moved out and paid the balance that was there, so this $59 was after that. My opinion is they were just being spiteful because I didn’t want to stay in an unsafe community that nickeled and dimed you for everything. My advice is to keep looking.
The new management company -BH Management- has been here for two months. They've yet to post rent in time for the first. It takes seven business days to receive an email reply. It takes multiple phone calls to get anything done. Also, it's listed as a smoke free property. This is NOT a smoke free property. I've been informed there are a few smoke free buildings but this does not apply to the community at large. Beware! These units were built in the 70s and haven't been updated since. Cosmetic updates over top an old foundation are not a fix-all.
Do not waste your time or money even applying or looking at this apartment community! The staff is truly HORRIFIC! The manager all the way up to the Regional Manager do not know customer service or how to run a business. Turn away from all complexes run by Grey Star. The new employees are not trained well enough to even know where the apartment is that you are interested in. The application process is the worst of all. My boyfriend and I applied and were denied almost 3 days later based on a misdemeanor from years ago. They disputed it to the Regional Manager and we were then told it was nothing and we were approved. We signed a welcome letter and they told us to go online and sign the lease. It wasn't then till we discovered we weren't able to sign the lease online and had to chase them down asking why to find out after a 3 WEEK PROCESS WE WERE DENIED AGAIN!!!! AFTER TELLING US WE WERE APPROVED! Put in our 30 day notice at our current residence and bought all new furniture and said they could do nothing for us. OVER A MISDEMEANOR FROM YEARS AGO AND DEALING WITH THEM FOR OVER A MONTH!!!!!! I have spoken to several other apartment complexes and they said they never heard of such a thing of being pulled back and forth for a MONTH!!!!

Great location - near the river and trails. The pools are old, but OK, the volleyball court is unique as well as the basketball court. We lived in a ground floor and we had problems with the insects. The worst thing are mosquitos, they are a lot of extreme in this comunity. We were living in unrenovated apartment and condition of the kitchen cabinets is very poor. Windows are very old as well.
I have enjoyed this apartment as well as the location of it. I love the fact that I have access to the Chattahoochee River for exercise and that there is a less than 15 minute drive to get to downtown Atlanta. The complex's grounds are extremely nice and well kept. Easy access for residents to the pools and the gym makes this place feel like a mini resort! Don't know that I'll ever leave.
