Property Ratings at Rolling Hills Apartments
This is the worst complex in Tualatin. They don’t care about the health and safety of the residents who over pay for the quality of this property. Maintenance pretty much fixes things with duct tape. We’ve had wood rot in the cabinets since we moved in. Black mold everywhere. Birds coming in the side of the building and finding their way in my home from coming underneath my dishwasher! Please do not move here for your own health and safety!

Where do I begin...? The apartment was absolutely filthy when we moved in, and had a massive flea infestation that was nearly impossible to get rid of. The doors, mouldings and cabinets are covered in paint stains because they didn't even bother to mask before painting. The grounds are dirty and covered in cigarette buts and are completely unkempt. When we moved in management failed to notify PGE to activate power to the unit and we had no power for two days. The complex is extremely noisy at all hours, and management does not seem to care. Also, good luck to you if you have more than one vehicle because it is the single biggest parking nightmare I have ever seen. There is not even close to adequate parking to accommodate residents. You'll end up parking a few miles away and walking to your car every day. In summation, it is an extremely over priced filth pit and you would be doing you and your family a huge favor staying far away from here.

Not a huge fan of this place. We did move in during management transition but the old management was terrible. Had no clue what they were even doing. Visitor parking is a joke! Parking here is probably the worst In any place I've lived. Kids here don't care what time it is or if a car is coming they will run out in front of you. We haven't had good experience with management one of them I feel is lazy. Living space is decent. I haven't had any issues in my apartment itself except things being pretty worn upon move in date. I won't be living here next year. When my lease is up I'm gone and never looking back!

Rolling Hills is "adequate"; rates keep going up, landscaping is old, pool is ok, maintenance is ok. Just not exceptional. Feels like a home in transit.
What a dump. Where do I begin? Apartment is Filthy when I moved in. Asked to have it cleaned again & they refused! Didn't let me even see it until I moved in. Wasn't painted even!? Every thing is falling apart if it even works. No dishwasher or even disposal. Garbage on patio, asked 3 times to take it away, but no. Asked for maintenance for faucet in kitchen & oven on 7/8/15. No return call or fixed. Requested again on the 15th. Nope no word, call or note. I have a flyer from them that says 24 hour maintenance fix or FREE RENT. That'll never happen I'm sure.
