Property Ratings at Rolling Hills Apartments
I recently leased an apartment at Rolling Hills Apartments, and I couldn't be happier with the experience. From the initial viewing to the signing of the lease, the staff was extremely professional, courteous, and helpful. The leasing agent who helped me was knowledgeable about the property and answered all of my questions thoroughly. She was also very patient with me as I considered my options and never made me feel rushed or pressured. Once I decided to move forward with the lease, the process was very smooth and efficient. The staff made sure I had everything I needed and kept me updated throughout the process. Since moving in, I have been very pleased with the apartment itself. It was clean and move-in ready, and any maintenance requests I've submitted have been handled quickly and professionally. Overall, I would highly recommend Rolling Hills Apartments to anyone in the market for a new apartment. The staff is top-notch and the apartments are well-maintained and comfortable.
I have thoroughly enjoyed my time at Rolling Hills. The maintenance staff is great and always completes requests fast. The office staff is very nice and easy to work with. The apartments are well kept. I would recommend this community to anyone considering. The ONLY reason I'm moving out is because my job is relocating me.
There are multiple issues we have had with this complex in the four years we have lived here. For the price of this complex, there are barely any amenities offered to their tenants. The only thing they have is a dog park, which I would barely consider a dog park. The apartments themselves are extremely dated and we have maintenance come quite a few times a year. On the plus side, the maintenance guy that has been here for a couple years is extremely nice and helpful. In addition, we actually have structural cracks running down our walls that I'm pretty sure they just paint over every time someone moves out. If you ever need to talk to corporate, good luck. They will just transfer you back to the complex manager, which we have gone through three since we moved in four years ago. To top every thing off, they are no longer doing transfers. So, if you need more space for kids, office, etc. and want to move from a one or two bedroom apartment to a two or three bedroom apartment, they will not allow you. Their new policy is you have to completely move out, reapply, and then wait for one to become available. That was the final straw for us with this complex and their corporate management (Altman Management Company).
My wife and I lived there for 2 years in one of the town houses, with our dog. While we made things work, there are a number of reasons as to why I am giving this review. I am usually not one to give reviews like this but I feel it is important to let people know what we went through while we were there. If I would have known this before I signed the lease I would have more than likely picked a different complex to live in. First off, when we signed our lease and first moved in, we were told that they were going to update our patio, along with others in the complex, to help with complex updates and to incorporate more space. That was never done, and was disappointing as my wife and I enjoy the outdoors and we could never use our patio area due to it always being muddy. Another reason is that on numerous occasions we came home to notices on our door about our parking (where we apparently parked 2 vehicles in front of our town home). One of those notices was given when we got home from our honeymoon and another when we came home from an anniversary trip. This was ridiculous, as we only had one vehicle there at those times due to our trips and when we did have two vehicles there, we followed the set regulations with parking one vehicle in front of the town home and the other in the spots in the center of our lot. Our neighbors would have 2-3 cars parked in front of their town home, including the spots in front of ours, and nothing was pushed on them about it. Another is that while we lived there we also received numerous notices about our dog and that we were not allowed to let him out on his leash to use the bathroom and that we were required to walk him out on a leash at all times. Most of the time we lived there, both our front lawn space and back patio space were muddy due to the laying water and poor drainage, so we would let him out on a leash so that we would not get muddy along with him. This would have not been a problem if the patio that was promised at the beginning was actually done. While we were there, our rent went up almost $80 per month, which I feel was ridiculous. The money was coming in by the residents of the complex, but the updates to the complex, where the money should be going to, took forever or never happened. The only thing that saved my review from being just 1 star was the maintenance staff. They would respond to the work orders I placed in a timely manner and were always friendly.
Due to an error with the electric company I ended up paying for electric for two months after I moved out. No new residents have moved in so this was Rolling Hills using this electric. They refuse to refund any of this money even though it should have been budgeted on their end and money they expected to spend. Very opportunistic and no loyalty to someone who had given them thousands of dollars in the amount of time I had lived there. Not even so much as a thank you for paying for their electric for them. It's funny too because I once got a late payment notice for $0.10 from them.
Well where do I begin. When I first got here we had encountered an altercation with a neighbor because when I got home from work at 10/11pm there was only one spot and when I went to leave for work the next day the petty neighbor double parked me in and proceeded to yell that I was in her spot (keep in mind there's no assigned parking). I went to the leasing office and they did nothing. Later on we got a notice saying that we violated part of our lease agreement and that we chain our dog outside on a non controlled leash and don't clean up after it. I tried multiple times to get to the leasing office before they close at 5 and it's been futile. I get off work at 4 in Harrisburg so it's hard to get back before 5. I've managed a few times to but they would be locked up 15 minutes before 5. Anyway, I emailed them confronting the notice about my dog with pictures of my dog and then pictures of the dog that is truly on the leash (not my dog) in which they have failed to even email me back or put a general notice on my door apologizing about the confusion. Been waiting for a response for about 2 weeks now. Probably the worst leasing office I've dealt with.
